One Neighborhood, 2 Graphs, And The Housing Market Explained - 03/30/12 10:04 AM
Killearn Estates Home Values have been on a steady decline since 2006, and there is nothing occurring in the local economy or housing market to indicate a change in this trend. Home sellers who listened to good advice got their home sold in the past few years, while those that did not remain on the market and hoping for values that will not come.
Currently, there are 54 homes for sale in Killearn Estates in the Tallahassee MLS, with the lowest priced at $84,900 and the highest asking $470,000.
Additionally, many more are waiting in the wings for news of a … (0 comments)

NAR Says Worst Is Behind Us ... Do You Believe Dr. Yun This Time? - 03/29/12 05:57 AM
What can I say, but it's that time of the month again, time for us to review the Pending Home Sales Report from the National Association of REALTORS®.
Historically, this housing report has been a measurement compiled by NAR and then used to proclaim the housing market "stronger than ever," but I suspect the public might be on to the cheer leading efforts of Dr. Yun.
The Pending Home Sales Report is a forward-looking report, as it measures the number of contracts in the MLS, not actual real estate closings. But we know that future sales will likely be a subset … (6 comments)

Don't Let The Seller's Disclosure Destroy Your Home Selling Opportunity - 03/28/12 12:37 PM
As I write this article about the real estate property disclosure, I want to start with an apology for the continual omission of the apostrophe that you will observe when I write "seller's" and "sellers.' "
The funny thing about all of the different browsers on the internet is that many of them cannot handle that apostrophe ... so again my apology to our English language purists.
OK, so back to the topic at hand, which is why homeowners need to be smart about how they compose and provide the required home seller's property disclosure statement to all potential buyers.
Real … (0 comments)

Are You Sure You Really Know What's Happening With Home Values Near You? - 03/27/12 06:54 AM
If you go to sell your home today and find buyers will pay you less than they would have last year, would you say real estate values are rising or falling?
If you go to buy a home, and your lender says you can afford to buy a more expensive home due to falling interest rates, does this mean you'll be willing to give a seller more than his home is worth?
I mean, just because you can spend more does not mean that you'll just pay more money for the same house, right?
Do these questions seem stupid?
These two questions … (0 comments)

High End Homes Struggle With Limited Buyers - 03/26/12 06:39 AM
My research for a client has provided some interesting information about luxury homes in Tallahassee.
Long time readers of the Tallahassee Real Estate Blog know that we monitor supply and demand at all price points, so I was not expecting any great surprises when I put luxury homes in Tallahassee under the microscope.
While nothing was shocking, the information was truly enlightening. If you plan on buying and thus viewing luxury homes in Tallahassee, expect to travel in a small and declining crowd.
Luxury Homes in Tallahassee
I decided to go beyond the Tallahassee MLS and look at the entire … (0 comments)

The Market Is Down ... But Why Are Bull Run House Buyers So Active Today - 03/23/12 06:15 AM
If you read yesterday's article about the 7 Hottest Neighborhoods In Tallahassee, then you know that Bull Run House Buyers are very active right now.
In fact, they are buying homes fast enough to propel Bull Run into the most active position among all Tallahassee neighborhoods.
I identified an important trend among Bull Run house buyers last November, and we find that trend has strengthened in the first quarter of 2012. And what trend might that be (for those of you who missed the previous article)?
Bull Run House Buyers Choosing New And Smaller Our first real estate graph shows that … (0 comments)

Golden Eagle Neighborhood Finally Gets Hot In Tallahassee - 03/20/12 08:20 AM
We have been producing home sales reports for Golden Eagle in Tallahassee for many years, and the opportunities for home buyers have never been better.
Now, before you dismiss this as a typical real estate cheer leading "buy my listing" article, you may want to examine the compiled evidence below.
With more than 40 homes currently listed for sale in Golden Eagle, and less than 3 selling each month, the pressure is on home sellers to lower their prices to meet the demands of the few and picky home buyers.
And they are.
Home sellers who have tried and failed at … (1 comments)

Some Neighborhoods Can Beat The Market (For A While) - 03/16/12 08:12 AM
Homeowners in Ox Bottom Manor are seeing a lower and slower housing market than what they are used to.
That is no big shock, but I do find it surprising that home sales in Ox Bottom Manor are even slower then many of the other NE Tallahassee neighborhoods.
Ox Bottom Manor has recorded fewer than 20 sales per year since 2008. As a very popular Northeast Tallahassee subdivision that was used to seeing more than 40 home sales per year prior to the boom of the housing market, a reduction in the home sales rate by more than 60% is not … (0 comments)

Bulls And Bears Are Miles Apart In Today's Real Estate Market Analysis - 03/15/12 11:41 AM
When I opened my email this morning, I found two similar but opposite messages from my readers, each containing a specific opinion on the housing market.
While each sent me a link to an article with an opinion on the housing market, they were very different.
Ultimately, there still is not a consensus opinion on the housing market among "experts," so I thought I would contrast each article and show why this Bull believes we have many Bear years ahead.
Yeah, that's right, I'm a Bull. I believe in housing.
Why?
Actually, it is simple.
We are "making" more people every … (3 comments)

How To Solve Your Absentee Home Ownership Problem Immediately - 03/14/12 08:46 AM
As home values continue to decline in Tallahassee, I am receiving emails and messages from more and more people who want to know how to get rid of a home.
In fact, there is a growing number of people who have relocated away from Tallahassee and have become absentee owners and their motivation to get rid of a home is growing with each month that goes by.
Many are in a negative cash flow situation, and their frustration level is rising.
Most people do not realize what a pain in the rear it is to be an absentee home owner.

What A Recent Market Study Says About The Need For A Real Estate Agent When Selling A Home - 03/12/12 06:56 AM
With more than 50% of the homes listed for sale in Tallahassee failing to sell, now might be the moment in time where home sellers most need a real estate agent.
But don't take my word for it, just take a look at what home sellers who have recently sold reveal about whether or not you need a real estate agent.
In fact, when we look at a real estate graph of consumer confidence in real estate agents over the past twenty years, you can see that people believe you need a real estate agent today more than any time in … (4 comments)

You Can Change The Way Your Buyer's Agent Is Compensated ... To Take Care Of You! - 03/09/12 09:03 AM
Most people end up "backing in" to their relationship with a Realtor when they go to buy a home, but recently a reader wanted to know more about how compensation works for a home buyer's agent.
Sadly, most people meet a home buyer's agent during the process of looking for homes, and this is actually the worst way to go about buying a home.
I have written numerous articles on how to hire a home buyer's agent, and they all include advice about hiring the agent before you begin physically looking at houses. Why?
Because nearly every home buyer's agent charges … (2 comments)

House Selling Advice For Out Of Town Sellers - 03/08/12 03:31 AM
There is a growing list of people who are seeking house selling advice for out of town homeowners. While the advice is very similar to what a "local" would receive, people who no longer live in the Tallahassee area have additional concerns.
First and foremost, if you are not where you can monitor the home, then you have no idea how well it is being maintained. Of course, you could pay somebody to do that for you ...
And you could pay for management, for repairs, for tenant issues, for taxes, and for a myriad of other expenses. As many people … (0 comments)

Who Should Read "Florida For Boomers?" - 03/07/12 07:18 AM
If you are thinking about retiring and moving to Florida in the next few years, you might want to get the book by Ryan Erisman titled "Florida For Boomers."
I'm sure that every state has its own process, procedures, terminology, and pitfalls to avoid in the real estate market, and Florida is no exception. We have a spotted past when it comes to "luring" northerners to our State for the purpose of retiring, so Mr. Erisman has produced the first real guide to Florida For Boomers.
I saw another review of Florida For Boomers that basically said this book was full … (0 comments)

The Big Easy Makes For Great CENTURY 21 Convention - 03/06/12 08:00 AM
Michelle and I just returned from the Century 21 convention in New Orleans, and what a blast that was.
It was a whirlwind trip, which began after 1 basketball practice, 2 baseball practices and a dance rehearsal on Saturday morning, where we then jumped in the car and drove the six hours it takes to get to the French Quarter for the Century 21 convention in New Orleans.
As a Realtor in Tallahassee for more than 20 years, it is easy to rely on my experience and to feel like I have "seen and heard it all." But that could not … (0 comments)

Homes Sales Report For The 32312 Zip Code - 03/05/12 11:12 AM
Our previous post about home sales in the 32309 zip code was well received and generated quite a few comments and emails from readers, so today I will follow it up by evaluating and creating the neighboring 32312 real estate report.
The 32312 zip code is home to some very popular Tallahassee neighborhoods, such as Killearn Lakes, Golden Eagle Plantation, Bull Run, Summerbrooke, and Ox Bottom Manor. If you want to find out how well the high end homes in Tallahassee are selling, the 32312 real estate report would be the best place to start your study.

Did You Know That Average Home Prices Can Rise While Home Values Fall? - 03/02/12 07:54 AM
A lot of national real estate reports are showing that average home prices are on the rise, but did you know that it is very possible that this is occuring even as home values depreciate?
Yesterday's post about home sales in the 32308 zip code was well received and generated quite a few comments and emails from readers, so today I have followed it up by evaluating and creating the neighboring 32309 housing report. Not surprisingly, it is proof that that values and prices do not always move in the same direction.
The 32309 zip code is home to some very popular … (6 comments)

Home Prices Join Home Values In The Decline (32308) - 03/01/12 07:32 AM
I am often asked if I will publish a housing report for a specific area or specific Tallahassee neighborhood, and perhaps the most requested is the 32308 housing report.
The 32308 zip code is home to some very popular Tallahassee neighborhoods, such as Betton Hills, Park Charleston and Eastgate. The 32308 housing report could well be classified as the heart of residential Tallahassee.
If you need to sell a home in the 32308 zip code, then I urge you to "hire the best," and to price your home correctly. Falling values leaves failed home sellers with a home that will sell … (2 comments)
