absorption rate: Home Absorption Rate Analysis December 2010 - 12/04/10 01:33 PM
The Tallahassee housing market continues to cool, but some areas and some prices are doing better than others. I always recommend prospective home buyer and home sellers look at the current monthly inventory report in the sidebar of the Tallahassee Housing Report. Each one contains months of supply (the inverse of home absorption rate) for all four quadrants of Leon County, Florida.

In the real estate graph above, the red line is the number of listings on the market each month, the green line is the number of sales, while the blue bars measure months of supply (inventory of homes) … (2 comments)

absorption rate: Measuring Absorption Rate In Real Estate - 05/07/10 07:14 AM

Many people have opinions on the state of the housing market, but the easiest way to understand current and future conditions is to monitor the movements in the real estate absorption rate. I also took the time to remove all of the duplicate sales and listings (the MLS has many homes that … (7 comments)

absorption rate: Absorption Rate - Homeowners Must Understand This - 04/16/08 06:02 AM

We define an absorption rate as an estimate of the rate at which homes will be sold each year. This is a critical piece of information that is needed to understand how the inventory of available housing effects the sale of a particular home type in the Tallahassee real estate market. The “math” behind determining the absorption rate of homes in any particular market is relatively easy. We … (22 comments)
