Every so often, I get a question about title insurance in Florida and it usually comes from somebody selling a home. Recently, I received such a question so I thought I would use it to remind everybody of “how it all works” in the Sunshine State.

I am hopefully selling my home in St. Petersburg, FL. Why is the title company charging me (the seller) title insurance. I paid it when I bought the home 4 years ago. Is this required for me to pay?

I was having a discussion yesterday with a great real estate agent (Bill Peck) who was lamenting to me that his home buyers had received three Good Faith Estimates (GFE) from different mortgage companies and they were much more scattered in their estimates than we have traditionally seen.
For those of you who did not read our previous blog article on the new RESPA rules, it covered how many of the new rules were going to increase the estimated time it takes to close on a real estate transaction. Additionally, it provided download links to all of the new forms.

Every year at this time, the Attorneys’ Title Insurance Fund publishes its Real Estate Forecast. This year, the report does little to bring enthusiasm to a much beleaguered market, instead predicting Florida’s economy to lag the rest of the country.
The report has been published since 1975 by economist Hank Fishkind (The man behind the curtain....) and uses deed data for more than 30 Florida counties, including Leon. It gives us a chance to see how Leon County projects versus the rest of the State. Unfortunately, Dr. Fishkind projects that most Florida housing markets will be down this year and … (4 comments)
