Golden Eagle Plantation has been reviewed on this site as much or more than any other Tallahassee neighborhood. It is a solid barometer for how upper end homes are doing in Tallahassee and with me living in the neighborhood, the information that I review is far more than just data. Also, I got my start in real estate selling lots in Golden Eagle Plantation in 1991.

This month’s Golden Eagle Home Sales update will be written “on the road” as I am traveling. It is that time of year again where I visit my Alma Mater (West Point, NY) and see a couple hundred of my fellow ex Army Football teammates (or perhaps XXL Army Football teammates) so the next few days of the Tallahassee Real Estate Blog will be written in New York.

Golden Eagle Plantation is one of the Tallahassee neighborhoods that we review from time to time to get a feel of the movement of the higher end housing market in Tallahassee. Much like the other neighborhoods that we have reviewed, home values have fallen in Golden Eagle.
With nearly 18 months of supply of homes for sale in Golden Eagle, you might think that this is a neighborhood that is really struggling to get by. Ironically, that is not the case. Compared with many other high value neighborhoods, Golden Eagle is doing pretty much the same, maybe even “less poorly.”

Home sales in Golden Eagle, as this report will show, demonstrate the importance of having a neighborhood expert evaluating market activity. One large sale in Golden Eagle has skewed the averages so much that a computerized valuation would most likely mislead you into believing the market was behaving differently than it actually is.
Existing home sales in Golden Eagle have dropped below 2 per month and are down 77% since the top of the market in November of 2005, when we saw more than 8 homes selling each month. Home values are down 23% since the peak, but values have been … (0 comments)

Neighborhood reports have always been popular when we do them both here in the blog as well as on the Tallahassee Real Estate Web Site. It seems that many people in Tallahassee want to know what’s happening with home valuations in the many Tallahassee subdivisions that we have.
