home: Summerbrooke Real Estate Market Report Shows Falling Sales - 10/26/11 09:17 AM
Summerbrooke home sales are happening at the slowest rate on record, and this is not good for this Northeast Tallahassee golf course community. We recently performed a similar analysis on Golden Eagle Plantation and found it was having its best year since 2007. Currently, Summerbrooke has only recorded 16 home sales, which is 36% fewer than the 25 closed by this time last year. Have you ever seen something that is so extreme that you think to yourself that you are truly witnessing something remarkable? No, I don’t mean have you seen UFOs flying over the back of your home or Big Foot running through the neighborhood, rather I’m talking about certain market conditions that defy all historic norms and trends. Below is a real estate graph depicting the 365 day trend of daily home sales in Tallahassee going back to 1991. What this means is that each point on the graph represents one full year of sales (divided by 365 days) to generate a

home: Tallahassee, FL: Golden Eagle Home Sales Recovery? - 06/22/09 05:28 PM
It has been a few months since we updated the status of home sales in Golden Eagle Plantation. For those readers new to the area (or new to this blog), Golden Eagle Plantation in Tallahassee is a golf course community that features a highly regarded Tom Fazio golf course and is the center of Killearn Lakes Plantation. Home sales in Golden Eagle have fallen roughly 70% from the peak of the market, with a monthly average of just under 2 home sales (existing home sales). This mirrors home sales very closely in the rest of the Tallahassee real estate market. Sales

home: Doesn't That Come With The House? - 06/17/09 10:16 AM
It seems that the best real estate blog articles are born from the comments and questions of the readers and subscribers. It makes sure that the content is not only fresh, but it is also based upon the current interests of people active in the Tallahassee real estate market. Recently, a reader had a question about an offer she is making which concerned the difference between an offer and a real estate contract. She asked: When we looked at the house we put an offer on, the seller’s disclosure indicated that, among other things, the washer and dryer conveyed with the

home: How To Make Your Offer To Buy Real Estate - 03/27/09 09:59 AM
I was talking with a Tallahassee REALTOR® yesterday and we were discussing an offer he had just made on a foreclosure offering in Tallahassee. We discussed strategy for making an offer to a bank (the home had been foreclosed upon and was for sale by the bank that held the financing on the home) and how the strategy had to be different than when making an offer to a typical homeowner. Regardless of who is receiving the offer, there is a definite plan one should follow if attaining the property at the best price is the primary goal. Too often, I

home: Most Of Florida Real Estate Markets Rebounding - 02/27/09 05:51 AM
Five months in a row we have seen year over year home sales improve in Florida. This is good. This is wonderful. But this has not yet made it uphill to Tallahasseee. Last week we reported in the Tallahassee Real Estate Blog that Tallahassee had just experienced 31 straight months of year-over-year declines in home sales. Tallahassee has always seemed to lag the rest of Florida in the housing market. In 2006, when other markets were reporting incredible drops in home sales, Tallahassee was still holding on to remnants of the boom market. I remember thinking “our market is more stable

While real estate is local, you can use the Tallahassee real estate market as a fair microcosm of the national housing market. You can read The Market Bulletin for updates a couple a times a week, where you will find analysis and great visual aids such as the following real estate graph. home: How To Pick The Right Neighborhood For Your Family - 02/24/09 06:06 AM
I received a question from a reader that I felt would make a terrific topic for a blog post. “Joyce M.” wrote We will be looking to buy later this year sometime and don’t want to over-pay. Property taxes are not low in Tallahassee. What are the best neighborhoods [safety, value, upscale] for homes $300,000-$325,000 range built after 2000 with gas fireplace, and about 2000-2300 sq ft; thanks. As you can tell, this is not a simple “quick answer” type of question, and it parallels a question I received recently from a long-time friend who wondered what area of Tallahassee

home: How To Measure The Affect Of Seasonality In Real Estate - 02/22/09 07:30 AM
I have to chuckle when I read the occasional blog or report that shows “activity growing” in the housing market. One key metric to understand for any real estate market is the local affect of seasonality on that market. Over many years of measuring, one can understand how each month of the year historically performs (thus demonstrating the seasonality affect). The following real estate graph shows Seasonality in the Tallahassee real estate market. You can click on the graph for a full-size view.
