One of my pet peeves from within the real estate community relates to how many individuals wrongly calculate and report home appreciation rates.
They look at the difference in average home prices (not values) over time and correlate the change to rising and falling home values. As I have proven in multiple articles in the past, this produces erroneous results.
However, there is a way that we can closely estimate the true home appreciation rate in Tallahassee, all we have to do is focus on house values.

The Tallahassee area logged 163 single-family existing-home sales in October, down 5 percent over a year ago which is not as good as many other areas in Florida that seem to show gains in every market measured. Of course, those measurements are from REALTOR® MLS reports, which typically do not show much more than 1/2 t o 2/3rds of the entire market activity.
The median price for those local sales gained 1.2 percent to $174,000 from $172,000 in October 2008. Fort Walton Beach was the only other market in October to see prices rise, up 1 percent from a year ago.

As I was “cleaning up” my spreadsheet used to determine real estate appreciation in Tallahassee, I found a couple of real estate graphs that had not been used in either “How To Measure Real Estate Appreciation” or “Real Estate Appreciation.” One in particular could be very informative and helpful in determining the next market turn.

People wanted to know if we could provide a little more analysis of what the Tallahassee real estate market has done, in terms of appreciation and depreciation. Much is written about real estate appreciation (or now real estate depreciation) and many points of reference are used to “validate” the rates that are being computed. But I warn you, most references to appreciation are just plain wrong.
How does one go about measuring real estate appreciation? If time and data resources weren’t a factor, you could just take all home sales ever recorded, and then compute the annualized appreciation rate of each unique home.
