Rising real estate inventory levels is not good news, as the biggest problem that our market faces is the over supply of homes in all counties that comprise the Tallahassee MLS. While we normally focus on Leon County, this monthly graphic shows housing market supply and demand in  Tallahassee and its surrounding counties.

Real supply (the number of homes for sale in the MLS, including all statuses from active through contingent) are measured in red, while the relative supply (months of supply) is shown in purple.

The long term trends being recorded from the Tallahassee MLS show that the housing market in North Florida is definitely slowing down. By tracking the changes that occur each day and then looking at the trailing 12 months, we can find trend changes in the market as soon as they occur. Right now all trends continue to show a reduction in activity.

Every month when we’ve assembled the updated data on Tallahassee home sales, we create the Leon County Home Inventory Report and make it available for download from the Tallahassee Real Estate Web Site.
This month brings us good news with the relative supply of homes dropping for the first time since January. As we have discussed often times in the past, we always keep an eye on housing inventories and home sales rates in order to understand the current state of supply and demand in the Tallahassee housing market.

If you read the most recent Tallahassee Real Estate Newsletter, then you will know a little about the supply of homes that we know exists that are not currently on the market. This “shadow inventory” is the growing number of homes that were once on the market and failed to sell, or are the homes that we know are currently distressed properties but are yet to hit the market as short sales or foreclosures.
