Ask anybody who sells homes in Tallahassee how the market is doing and they will tell you it is hot! As anecdotal evidence that our housing market is on fire, Century 21 Manausa and Associates has added two new associates in the past 30 days, and our sales thus far in January exceeds our production from January and February of last year combined. But as exciting as these results are to experience, I still keep tracking multiple trends for home sales in Tallahassee in order to provide the best guidance possible. It's been a long time coming, but home sales in Tallahassee are finally showing signs that we are going to break away from the housing market bottom. We projected significant improvement for this year in our 2013 Real Estate Forecast, and the earliest signs suggest that we were correct. The real estate graph above shows that the current trend of daily home sales is nearly equal to the level that was artificially achieved during the Homebuyer Tax Credit run in 2010. In a recent article where we took A Closer Look At The Houses For Sale In Tallahassee, we found a hearty dose of Tallahassee home listings that were being sold under distressed conditions. The article prompted many people to reach out to me and ask me a variety of questions, but one recurring theme related to the segmentation of the market between homes that were investments versus homes for sale for occupancy. There is really good news to report regarding the October (year over year) house sales report. The number of houses sold in Tallahassee in October 2012 was 41% higher than were sold in October 2011. By tracking "year over year" monthly house sales, we are able to generate a house sales report which shows market trends without the impact of real estate seasonality. Instead, they look at houses and then want to make an offer. The Leon County Tax Appraiser holds the data which contains all of the sale and property transfers in Tallahassee, and it is a wonderful resource. But the Tallahassee Board Of Realtors Multiple Listing Service contains most of the sales and most of the homes for sale in Tallahassee, which means we can examine the balance of supply and demand. After the great popularity of the article I recently published about homes zoned for Chiles High School, I felt compelled to follow it up with one about homes zoned for Leon High School. Currently, buyers can choose from 354 homes zoned for Leon High School and listed for sale in the Tallahassee MLS. As the oldest high school in Tallahassee, many of our long-time residents can remember when Leon High was the "only game in town." Activity is increasing for Killearn Estates house sales, with unit sales up 14% through May of this year versus January through May of 2011. If you are thinking of buying a Killearn Estates house, then your timing is pretty much perfect. As you can see in the real estate graph above, the average Killearn Estates house has dropped 31% in value since the peak of the market. The average price per square foot of a Killearn Estate house in 2006 was $134 per square foot, while homes this year have been selling for an average of $92 per square foot. Killearn (2 comments)

One question that out-of-town homebuyers always get around to asking is "what are the top subdivisions in Tallahassee." Of course, my answer is always "it depends." Everybody has their own wishes, wants and desires, so I would think the top subdivisions in Tallahassee could be defined in different ways for different people. For example, a young family might favor a neighborhood with a park, whereas a single professional might prefer access to restaurants. It all really comes down to the needs of the homebuyer. In fact, we have begun our fourth year at roughly the same level of home sales in the Tallahassee MLS, a level that reflects about 50% of the normal amount of home sales for our area. I have been tracking the housing market slowdown from two different sources of real estate information. The Tallahassee MLS provides the only real source of information where the current rate of demand can be compared with its relative supply of homes for sale, and we need this to identify the scope of the housing market slowdown. The Leon County Property Appraiser maintains a database of all recorded transactions in Tallahassee, thus it includes everything in the Tallahassee MLS plus sales that were never entered into the Realtor home marketing system. Home sales in Piney Z are showing a trend that I do not think has been identified anywhere else in the Tallahassee real estate market. Though I continue to study and review each of the major neighborhoods in Tallahassee, it is rare that I find one performing completely different than the others. But Piney Z has actually seen fewer home sales every single year (when compared to the previous year) and this trend started in 2004. Most Tallahassee neighborhoods are seeing the number of sales fluctuate some, and down about 45 to 50 percent since the peak, but not Piney Z. (0 comments)

Homeowners in Ox Bottom Manor are seeing a lower and slower housing market than what they are used to. That is no big shock, but I do find it surprising that home sales in Ox Bottom Manor are even slower then many of the other NE Tallahassee neighborhoods. Ox Bottom Manor has recorded fewer than 20 sales per year since 2008. As a very popular Northeast Tallahassee subdivision that was used to seeing more than 40 home sales per year prior to the boom of the housing market, a reduction in the home sales rate by more than 60% is not (0 comments)

Michelle and I just returned from the Century 21 convention in New Orleans, and what a blast that was. It was a whirlwind trip, which began after 1 basketball practice, 2 baseball practices and a dance rehearsal on Saturday morning, where we then jumped in the car and drove the six hours it takes to get to the French Quarter for the Century 21 convention in New Orleans. The race to see if 2011 ends up being the worst year on record in the Tallahassee real estate market is too close to call, even after we review the results of the October Year To Date Home Sales Report. Currently, there have been 12 more homes sold this year than at the same time last year, and 19 fewer than in 2009.
Year to date home sales are tighter than could be possibly imagined, but clearly show the distressed state of the market. Our real estate graph below shows an apparent market bottom (hopefully) that was reached in 2009 (0 comments)
