It's been a long time coming, but home sales in Tallahassee are finally showing signs that we are going to break away from the housing market bottom.
We projected significant improvement for this year in our 2013 Real Estate Forecast, and the earliest signs suggest that we were correct.

The number of houses sold in Tallahassee in October 2012 was 41% higher than were sold in October 2011.

Activity is increasing for Killearn Estates house sales, with unit sales up 14% through May of this year versus January through May of 2011.
If you are thinking of buying a Killearn Estates house, then your timing is pretty much perfect.
As you can see in the real estate graph above, the average Killearn Estates house has dropped 31% in value since the peak of the market. The average price per square foot of a Killearn Estate house in 2006 was $134 per square foot, while homes this year have been selling for an average of $92 per square foot.

The Tallahassee MLS provides the only real source of information where the current rate of demand can be compared with its relative supply of homes for sale, and we need this to identify the scope of the housing market slowdown.
The Leon County Property Appraiser maintains a database of all recorded transactions in Tallahassee, thus it includes everything in the Tallahassee MLS plus sales that were never entered into the Realtor home marketing system.

Home sales in Piney Z are showing a trend that I do not think has been identified anywhere else in the Tallahassee real estate market.
Though I continue to study and review each of the major neighborhoods in Tallahassee, it is rare that I find one performing completely different than the others.
But Piney Z has actually seen fewer home sales every single year (when compared to the previous year) and this trend started in 2004.
Most Tallahassee neighborhoods are seeing the number of sales fluctuate some, and down about 45 to 50 percent since the peak, but not Piney Z.

That is no big shock, but I do find it surprising that home sales in Ox Bottom Manor are even slower then many of the other NE Tallahassee neighborhoods.
