home seller: Seller Motivation - What Home Sellers Should Understand Immediately! - 09/23/11 09:52 AM
If you are thinking about whether or not to sell a home in Tallahassee, you must first understand your true motivation for wanting to sell. When I first meet with a prospective home seller at my office, my most critical task is to determine the motivation level of the homeowner.
While it might not be initially obvious to most home sellers, the fact is that their motivation for selling a home is the single greatest factor in whether or not the home sells.
In today's technology driven real estate market, determining the value of a home is a fairly straightforward process … (4 comments)

home seller: Home Sellers Should Hear What Buyers Are Saying - 04/15/11 07:03 AM
If you have a home for sale and you've been on the market for a while, you might be wondering what is going on. While I have written numerous articles on what you should do if your home is not selling, but I wanted to share a recent conversation I had with a buyer that might give you some insight as to what is happening "on the other side."
Many of the homes that are on the market are overpriced. These are home sellers that are uninformed as to the current market situation and have priced their homes based upon what … (41 comments)

home seller: A Dangerous Game Of Wait And See For Home Sellers - 04/05/11 08:25 AM
There is a rather large group of people who are waiting to sell their home, hoping that the housing market and the economy turn around and start to improve. This might be a very wise strategy if it is what you are currently doing, but only if you are planning on waiting five or more years.
There is a growing list of homes that are not on the market but that do need to be sold, and we refer to that list as the shadow inventory of homes. We have estimated that its size is somewhere near the level of 5 … (0 comments)

home seller: The 4 Options Every Home Seller Has Today - 04/04/11 08:54 AM
Home sellers are facing tough choices today, as the majority of homes listed for sale over the past year have failed to sell. The decision that they must make is no different today than it was during the boom market, it's just not nearly so easy.
Four Choices For Home Sellers Stay In The Home Sell The Home Lease The Home To Tenants Abandon The Home You might be facing this decision now (or soon) due to a change in jobs, a change in your family, or perhaps a different life-altering event, and you should know that you have options. home seller: 3 Tips For Home Sellers Who Want To Sell Immediately - 04/01/11 08:39 AM
Recently, an army buddy “from way back when” found me on Facebook and saw that I now owned a CENTURY 21 Real Estate Office. Upon discovering that I had 20 years of experience in selling homes, he asked me to give him some advice. Apparently, he had hired a real estate agent to sell his house four months ago and nothing was happening. He wondered what a homeowner should do if a home isn’t selling.
I reminded him of an old Ray Kroc saying we used to hear all the time:
Are you green and growing, or ripe and rotting?
If … (0 comments)

home seller: Numbers Don't Lie ... - 02/25/11 08:06 AM
We had a lot of feedback on yesterday’s blog (Did You Hear What They Say Is Next?) which was a commentary about the garbage being spewed by the NAR and how it is having a negative impact on the credibility of the real estate professionals who perform a valued service by reporting on local real estate market conditions. Basically, it was a rant about putting an end to the “now is the time to buy” style of yapping that our industry lobby has eschewed every year, regardless of market conditions, regardless of individual needs.
Ironically (or predictably), NAR issued a positive … (4 comments)

home seller: The Role Of Today's Home Seller Is Critical - 08/26/10 09:19 AM

When a home seller hires a real estate company for the job of selling a home, they often feel like their work is done and all they have to do is sit back and let the REALTOR® take over. And as much as we would like to be able to provide this level of service, there are just too many things that fall under the heading of “seller’s job” that require the seller to play their role in the sale of a home.
As you might expect, a great real estate company will extensively market the home across the internet. … (6 comments)

home seller: Smaller Buyer Pool Noted For Home Sellers - 07/27/10 08:46 AM
Home sellers are competing for an increasingly smaller pool of homebuyers, and our recent housing market reports are providing proof that the market is going to be tough going for home sellers for some time to come.
In case you missed yesterday’s blog on the rapid growth of foreclosure sales, it is worth a review. The bittersweet news is that banks are finally starting to really take action on their bad loans, but this is going to flood the market over the next 6 to 18 months with bank-owned inventory homes (Real Estate Owned or REO properties). In the simplest sense, … (0 comments)

home seller: Tough Advice For Home Sellers ... Stay or Go! - 04/12/10 07:50 AM
Real estate professionals are pondering the same question from coast to coast, trying to figure out how much of the market improvement has been impacted by the soon-ending Homebuyer Tax Credit. Bill Fulton from Orlando writes:
To what extent do you think the end of the tax credit will effect the recent uptick in the real estate market. Down here in Orlando, March sales were up 5% over February and 40% over March 2009. Prices have ticked up 12% from January. Two thirds of the transactions were short sales and foreclosures.  The hidden positive I believe is the sudden influx of … (3 comments)

home seller: Home Buyers Begin With Price Range - 03/30/10 07:38 AM
Home sellers need to have a solid feel for what home buyers are doing when they search for a home to buy. The use of the internet by home buyers continues to increase and the National Association of REALTORS® Annual Survey of Home Buyers showed that 94% of home buyers used the internet in their home buying process.
Home Buyers Begin With Price Range If you ever sit down to use a home search tool, like the Tallahassee MLS Property Search, you will quickly realize that the easiest way to restrict the number of results in your search is to put … (6 comments)

home seller: Measuring Home Sales Success - 09/30/09 05:45 AM
Home sellers in Tallahassee are finding it a little easier to sell a home in Tallahassee as home selling success rate trends are equal to the levels that we were experiencing back in early January of this year. It appears as if the trend is going to continue higher as well.
Sales Success Trend Improving By tracking the one-year trend of home selling success rates, we can observe the overall ease (or difficulty) of getting a home sold in Tallahassee, without interference from the seasonal affects that are found in shorter trends. The following real estate graph shows the short term … (21 comments)

home seller: Advice For Struggling Home Sellers - 08/18/09 07:02 AM
The crash of the housing market nationwide has made real estate a hot topic for news people and fiction writers alike for more than two years. It seems that no matter where you look, somebody has something new to say about the current state of the housing market, yet they usually reference their story with hearsay or a biased assessment from a specific lobby.
The toughest thing about trying to sell a home today is determining who is giving the correct guidance and advice. There is so much bias in both spoken and written reports that frustrated homeowners can be confused … (6 comments)

home seller: Critical Advice Saves Home Sellers From Heartache - 06/12/09 10:08 AM
I often talk with frustrated home owners who have tried to sell their home but failed in their recent attempts. I am always amazed at the advice they have received from family, friends, co-workers, and yes, even from “real estate professionals.” So often, the advice is exactly opposite of what they need to do.
With that thought in mind, I thought I would recount an experience I had recently on a real estate forum. I had written an article about how interest rates were fueling this real estate market rally and then received a comment from a “Barbara” who wrote:

home seller: Foreclosures And Short Sales Represent Greater Share Of The Market - 02/16/09 10:33 AM
Guest Blog Post by Summer Munyon
As a realtor I speak with sellers every day who ask how to sell their home and what homes are selling in this market. My response MUST include information about the short sale and foreclosure market, and sellers quickly discuss how they’ve cared for their homes and their home is so much nicer than a foreclosure.
Today’s Distressed Properties Are Much Different Than Past Foreclosures While this will be further explained in a separate post, it’s first important to state that a 2008-2009 foreclosure or short sale looks much different than a foreclosure prior to … (8 comments)

home seller: Important Survey Tells Home Owners Where Home Buyers Are - 12/28/08 01:52 PM

Once a year, the National Association of  REALTORS® conducts a survey of home sellers and home buyers in order to determine the methodologies and experiences of buyers and sellers in the real estate market. Each year we get to study this report to look for changes and trends in the housing market that will allow us (real estate professionals) to do a better marketing job when helping people sell a home.
This year’s survey points out two key trends that homeowners need to understand if they want to attract a buyer for their home. You see, the first step in … (4 comments)
