home valuation: Has The Method For Determining A Home's Value Changed? - 06/30/11 07:16 AM
I just love when we get questions from readers at the Tallahassee Real Estate Blog, as it usually produces the kind of information that people who are in the market to buy a home or sell a home are seeking.
After a recent post about NAR’s “temporary” position on the state of the housing market, I received several questions about my views and market measurements. The question with the best grammar came from long-time reader Patrick, who was curious about the real market value of a home. He wrote:
All this talk about another five years of stagnant or declining prices … (4 comments)

home valuation: Price Your Home To Sell - 11/23/10 08:28 AM
Pricing a home to sell has always required a balance between science (looking at comparable sales and current competition) and art (determining the initial market positioning and key marketing features), but today it is more important than ever. With roughly 60% of all MLS-listed homes failing to sell over the past 365 days, we know how important every part of our progressive marketing program is going to be for the home seller.
Yesterday’s blog post about defining “Shadow Inventory” in real estate generated quite a few emails and questions, but it also prompted a response from our recently retired Tallahassee real … (4 comments)

home valuation: Two Tips For Pricing A Home To Sell - 11/04/10 09:08 AM

Too many homeowners do not know how to price their home to sell, so they are languishing on the market with no conceivable chance of being sold. The art and the science of home valuation is not nearly as tough as it seems, the key is understanding which trends to monitor and how to determine the strength of both the supply and demand for similar homes.
Home valuation is all about competition. We all love our homes and we all have a tendency to believe that our own personal homes are special, and to an extent, all of them are … (7 comments)

home valuation: How To Figure A Value On Your Home - 09/30/10 09:39 AM

How do you figure a value on your home? Is it difficult to determine housing values in the tumultuous real estate market in which we are battling right now? Is there a science or method that works the best?
Anybody who knows me has heard me often say “I am long-term bullish on home values.” Of course, anybody who reads what I write will tell you that I am confident home values are dropping, and home values will continue to drop for the next several years. There is too much evidence of unwanted supply to believe we will see real … (0 comments)

home valuation: New Health Care Bill Creates Home Sales Tax Effective 2013 - 06/18/10 08:14 AM

Under the new health care bill, there is language that is going to cause some people to have to pay sales tax when they sell a home. When the new law was passed back in March, most people heard about the 3.8% Medicare tax, but most did not see the connection to a tax on home sales and how it would impact most Americans after it is implemented in 2013.
In an article published by the Spokane Spokesman-Review back in March (click on picture on the right to enlarge), Paul Guppy claimed that a 3.8% tax on all home sales … (10 comments)

home valuation: Simple Principles of Home Valuation - 01/27/10 07:24 AM

I was having a conversation yesterday with a very intelligent person about the value of their home. It was during this conversation that I was reminded that while I think about the home valuation process quite often, most people do not. There are many homes for sale in Tallahassee, and determining value is critical right now.
After we had been talking for a while, this person asked me to give them the value of their home. He asked it in such a way that it told me he thought there was an exact, singular dollar amount “value” for his home, … (6 comments)

home valuation: New Pricing Practices Get Homes Sold - 12/08/09 07:25 AM

Frustrated homeowners are accumulating, and traditional real estate pricing practices are not making them any happier. It is time to recognize that there is a new way to determine the best asking price for getting a home sold in today’s difficult real estate market.
What we have been doing is not working. The real estate graph to the right shows that if we compare the number of homes that have sold, with the number of homes that were put up for sale over the past year, 81% failed! Would you hire a REALTOR® if you knew they were sporting an … (6 comments)

home valuation: Beware of Home Valuations On Free Real Estate Services Sites - 12/13/08 02:12 PM
I think it is excellent that we have a question from a reader that will serve as the basis of today’s article. I think the question mirrors what many people are wondering and really should be the central discussion point for real estate professionals all around the country.
The reader wrote:
Joe, great job on your posts, this is the first time that I have read your blog and I was actually surprised at the detailed level of information. I was expecting a “siss-boom-bah-rah-rah-rah” pro-realty blog and came away surprised with the level of honesty you impart. Thanks. I do have … (2 comments)

home valuation: How Are Home Values Determined? - 06/16/08 07:11 AM
I thought I might provide some insight on How Home Values Are Determined. Everyone who owns a home typically likes particular aspects of that home. But these likes and dislikes have less to do with value that you might think, so let me give you some value-thoughts to chew on:
Value is a moment in time, and is based on what else buyers can buy, the day they go out and look at your house. Prices are not forever, because values are fluid. They go up, and they go down, depending what other sellers do with their prices. Value is never … (8 comments)
