real estate investor: Florida Real Estate Investors Should Avoid Paying This Tax (If Possible) - 01/31/12 09:30 AM
Have you recently received a letter from the Leon County Tax Collector, advising you to pay a Florida Tourist Development Tax?
If you are a real estate investor in Florida, and you own residential investment properties, you should be aware of this tax.
Fortunately, the tourist development tax only applies to the rental of living quarters or accommodations for a term of six months or less, and thus has been nicknamed the “bed tax.”
I received an email yesterday from a long-time friend and client who wrote:
Joe, I got a letter from the Leon County Tax Collector this weekend. The … (2 comments)

real estate investor: Why You Can't Possibly Listen To What They Say Now - 02/24/11 07:58 AM
They say that now is the time to buy (if they have something to sell). They say two out of three aint bad. They say that “where there’s a will, there’s a way,” but I suspect that this is just a marketing conspiracy created by estate attorneys.
They say that the early bird gets the worm (but my son Max asked “what about the worm?”). They say that 80% of the work is done by 20% of the people (which I have disproved for the real estate profession in an analysis of closed sales two years ago). They say that “love … (23 comments)

I have been talking quite a bit to real estate investors who are anxious to start working their way back into real estate investments but want to make sure they go about it in a safe manner. Many have read my blog on How To Invest In Real Estate Safely and have wanted more examples. Quite often, they are in the buy and flip mentality, so I have to work with them to understand that “buy and flip” is a business, not just a real estate investment.
Most of my clients who invest in real estate want to do so … (13 comments)

real estate investor: Where Does The Real Estate Investor Stand In The Bailout Line? - 12/28/08 01:55 PM

The Tallahassee Real Estate Blog has always received a good amount of its readership from investors in the Tallahassee real estate market due to the fact that we report real market data, not just opinion and hype of the market. Recently, I made a conclusion that an important factor in the real estate market recovery will be the treatment of loans for real estate investors.
With the credit markets tightening and foreclosures and short sales being seen at all time highs, it is very important for our economy that we attract investors into the real estate market. Think about this … (1 comments)
