real estate report: Ever Quartiled Your Housing Market? Here's How & Why You Should - 09/09/20 08:52 AM
What’s a quartile you say? Did I mean quarterly or quartered?
Nope.
A quartile housing report is like a median housing report on steroids, it gives you 3 times the information about how and what people are spending on real estate.
If you are new to reports using quartiles, stick around to the end of this short video and you’ll see how we glean quality information using the quartile function.

real estate report: Is This A Start Of The Real Estate Recovery In Tallahassee, Florida? - 07/31/11 06:32 AM
There is good news from the recent Pending Home Sales Report released by the National Association of REALTORS, showing an increase in the number of new contracts across the US.
The Pending Home Sales Index,* a forward-looking indicator based on contract signings, rose 2.4 percent to 90.9 in June from 88.8 in May and is 19.8 percent above the 75.9 reading in June 2010, which was the low point immediately following expiration of the home buyer tax credit. The data reflects contracts but not closings.
Tallahassee also showed an increase in pending home sales during the months of June and July, … (8 comments)

real estate report: A Positive Housing Report In Tallahassee? Say It Is So Joe! - 06/28/11 07:05 AM
Forest Heights is heating up, and possibly might become the renegade neighborhood in Tallahassee. Though it has declined in value like the rest of the real estate market, Forest Heights is going to be attracting both real estate investors and owner-occupants alike.
With homes built in the 1950s, 1960s, and 1970s, Forest Heights is a mature subdivision in the northwest quadrant of Leon County. This means that no new construction has occurred in roughly 40 years, and the boom of the housing market pulled it up without having a direct impact on supply. These homes are very much “Tallahassee homes,” and … (0 comments)

real estate report: Do You Have Fly's Eye Vision For Your Housing Market? - 03/01/11 01:30 AM

If you want a clearer picture of what is going on in the real estate market, consider viewing the world through the eyes of a fly. A fly?
Absolutely. The fly’s eye (as those of you who watch the discovery channel know) has a design known as the “compound eye” which allows the fly to see through a large number of lenses and at a wide angle. Each one of these optical units has its own lens and thus the fly is seeing a collage of hundreds of images as it views the world.
This is the technique that people … (2 comments)

real estate report: The Problem With Housing Reports - 01/26/11 10:33 PM

I sometimes find it difficult understanding housing reports that are published or reported by the national news media, and apparently I am not alone. You see, most of the national reports that appear on the television and in print are a synopsis of monthly reports by the National Association of REALTORS (NAR), so you have to recognize that “our lobby” is putting a positive spin on everything that is being reported.
Recently, a reader of the Tallahassee Real Estate Blog sent in the following question, showing that it is not always easy to understand housing reports that are being thrown … (8 comments)

real estate report: Leon County Inventory: High But Best In Region - 10/11/10 02:26 AM
The Tallahassee real estate inventory report for October has been posted over at our Market Reports Blog, and it should come as no surprise to our regular readers that inventory levels are rising. You can download a copy of the October Housing Report here or anytime in the right sidebar of the Market Reports Blog.
When we take a look at the entire Tallahassee MLS, we can see that the whole of the Tallahassee real estate market has so much inventory now than existed before the boom of the housing market in 2004. In the real estate graph below, the blue … (0 comments)

real estate report: The Mother Of All Real Estate Reports-II - 08/10/10 01:53 AM
I learned a long time ago that a picture is worth 1,000 words, so today’s “Mother of All Real Estate Reports v. II” will be mostly graphical in nature. For detailed analysis of individual graphs, you are welcome to visit the Tallahassee Housing Report for an in-depth and current study of the Tallahassee real estate market.
Yesterday’s real estate report on Pending Home Sales in Tallahassee showed that the market is in a significant decline since the end of the Homebuyer Tax Credit, but we have so many more graphs of the market that can show us how things are compared … (9 comments)

real estate report: Do You Trust REALTOR® Reports? - 10/27/09 12:31 AM

Anybody who knows me will tell you that I am an Army Football fan. I played for Army in the 1980s and I attend their annual football team reunion up at the academy each year.
Recently, I had a conversation with a friend who is also a fan, but is (I believe) a little biased when reporting how well a team with a 3-5 record is really doing.
Army played Rutgers this past Thursday night, but I did not watch the game. The next morning I read that we had lost the game, so I called my friend to see … (12 comments)

real estate report: New Report Links Housing Bubble To Growth Management Policies - 10/02/09 03:20 AM
A new white paper was released yesterday by the Cato Institute which boldly claims that the cause of the housing bubble isn’t what everybody else has been talking about for the past few years. In this policy analysis, Randy O’Toole argues that the blame rests on a regulatory system known as growth management, saying
Some people blame the Federal Reserve for keeping interest rates low; some blame the Community Reinvestment Act for encouraging lenders to offer loans to marginal homebuyers; others blame Wall Street for failing to properly assess the risks of subprime mortgages. But all of these  explanations apply equally … (6 comments)

real estate report: A Rise In Home Inventory Is A Big Red Warning Flag - 02/14/09 07:12 AM

For those of you who are regular readers, today is an important day because of a new trend that has been brewing in real estate in the Tallahassee, Florida market. For new readers, you might just learn something that you could and should apply to your own housing market.
We keep a very close eye on housing inventory in the Tallahassee real estate market, because we know that inventory levels will dictate the direction in which home values travel. If inventory levels are too low, buyers have to fight over what is available, and prices rise. If inventory levels are … (4 comments)

real estate report: Cheaper Homes Might Propel Sales In Southwood - 02/09/09 10:06 AM

The Southwood Subdivision is the most active neighborhood in Tallahassee in terms of number of homes sold each year (according to the Tallahassee Board of REALTORs Multiple Listing Service (MLS)), so I like to look at it from time to time. So this morning I figured it was time.
Paralleling the rest of the Tallahassee housing market, Southwood is seeing reduced unit sales and dropping prices. Some of the largest price drops found in the Tallahassee MLS are for Southwood homes, mostly due to the abundance of supply as well as Southwood being a relatively new (ish) neighborhood. Home builders … (4 comments)

real estate report: Tallahassee, FL: Year End Real Estate Reports With Color Graphs - 01/31/09 08:51 AM

The month of December saw a continuation of the slower sales for homes in the Tallahassee real estate market. Unit sales were very low for December, thus registering our 30th straight year-over-year drop (December 2008 vs. December 2007).
December is usually an average month because there are many buyers who want to get in their homes before the end of the year in order to take advantage of the Florida Homestead Tax savings. Unfortunately, this was not the case in 2008. Nor were new contracts as robust as we were hoping, leading me to expect that January will also be … (4 comments)

real estate report: Colorful Real Estate Graphs Depict Troubled Market - 11/09/08 12:31 AM
In case you are new to the Tallahassee Real Estate Blog, this is a reminder that the September real estate reports have been posted on The Market Bulletin.
The month of September saw a continuation of the slower sales for homes in Tallahassee. Unit sales were very low for September in the Tallahassee real estate market. September is the month where all the “before school starts” buyers have just finished closing on their homes, so we normally see the market fall off from the summer pace.
