real estate tallahassee florida: Do Realtors Perpetuate Lies About Average Market Time? - 05/25/12 07:09 AM
If you want to sell a home, then you most likely are curious about the average market time for homes similar to yours.
One of the hardest aspects of choosing when to move is trying to choreograph a departure date from one home to your arrival date at the next home.
The fact that you do not know how long the average market time for a home like yours is going to be, makes the decision difficult to establish.
Many homeowners have planned to move their families with a specific "key date" in mind, only to find their home languishing on … (3 comments)

real estate tallahassee florida: What Yogi Berra Might Say About Selling A Home In 2012 - 02/13/12 10:37 AM
Yogi Berra has said a lot of things about baseball, but what would he he say if asked about Selling A Home in 2012?
Berra was a fifteen-time All-Star, and the Major League Baseball MVP three times, in 1951, 1954 and 1955. While he is arguably one of the best baseball players of all time, he is better known for his "yogi-isms," his wonderful way with words.
I thought it might be interesting to apply some of his most often quoted expressions, but use them in reference to Selling A Home.

real estate tallahassee florida: 3 Signs That The Housing Market Is Improving - 10/05/11 06:15 AM
Coming off yesterday's positive report on the real estate market, I have some more information to share from our daily metrics that we track on Tallahassee housing. There are three bits of good news (the Yays!) and only 1 piece of not so good news (1 Boo!). Pending home sales, closed home sales, and the home sales success rate are all rising in the Tallahassee housing market, while the "failed to sell" homes are growing in the shadow inventory.
First of all, the pending home sales graph (seen below) shows that the Tallahassee housing market has had the same number of … (2 comments)

real estate tallahassee florida: More Good News For The Tallahassee Housing Market! - 10/04/11 10:13 AM
We have been consistent reporting an accurate view of the Tallahassee real estate market, which means that most of our reports over the past 4+ years have not been so wonderful. But lately, there are signs that the housing market bottom might be near, as many of the leading indicators that we track are turning positive.
First of all, you can review the most recent Tallahassee Housing Report (which was published this morning) showing the relative supply of homes for sale in the Tallahassee real estate market is falling again. Decreasing our inventory is very important, as home values will continue … (6 comments)

real estate tallahassee florida: What Do Your Visitors Tell You - 01/23/11 04:01 AM
One way to determine your blog's reach is to establish measurement devices so that you get feedback on what your visitors are reading and the links that they are clicking. My Tallahassee Real Estate Blog is a self hosted WordPress Blog that uses several different metrics packages, one of which is WordPress.com Stats, which is free!
Key Metrics Report Blog Visitor Interaction My favorite function of this statistical package is the report it generates on most active pages (articles) on my real estate blog in Tallahassee. The following list shows my most popular pages (with the current count of total visits), … (5 comments)

real estate tallahassee florida: Help Measure Communication In Real Estate - 05/05/09 09:00 AM

Today we are fortunate to have a “guest” who is currently working on his Ph.D. at Florida State University. Tim Munyon is doing research on the relationship between real estate clients and their agent during a real estate transaction. You might have noticed the “survey” button on our sidebar, which takes you to Tim’s survey.
Here is an explanation from Tim:
A Real Estate Transaction Is Significant A real estate transaction is the single most significant purchase or sale most individuals will make. Accordingly, it is prudent to seek the expertise and experience of agents who can help expedite the … (2 comments)

real estate tallahassee florida: Bailout or Sellout? Fannie Mae and Freddie Mac - 09/10/08 05:30 PM
The biggest news in the real estate market over the past week has been the U.S. Treasury’s move to secure Fannie Mae and Freddie Mac. These two GSEs (Government Sponsored Enterprises) were placed under conservatorship by the Federal Housing Finance Authority (FHFA) this past weekend in order to let the market know that a restructuring, not unlike a bankruptcy proceeding, is underway at the two organizations that are pillars in the mortgage industry.
Who Is Fannie Mae and Freddie Mac Fannie Mae, or the Federal National Mortgage Association, is one of the primary purchasers of eligible home loans from issuers. Fannie … (4 comments)

real estate tallahassee florida: What Has Happened To The 3000 Square Foot Home Values? - 07/19/08 11:38 AM
We do a lot of work in the relocation industry (corporate moves and affinity relationships) and recently we were sent a request for information that I felt would make a great basis for a real estate blog for Tallahassee housing. We are the principal broker for the Cartus Relocation Network in Tallahassee and they refer a lot of business to our residential office. They informed us that a customer is moving an employee from Pennsylvania to Tallahassee and was curious about price movements in the Tallahassee real estate market. Here is the message that we received:
“In an effort to offset … (45 comments)

real estate tallahassee florida: HOW MUCH IS IT TOO MUCH? - 11/14/07 09:35 AM
So, Congress is looking at making the Do Not Call Registry permanent.  Being a salesman, I have mixed feelings about that.  See, I hate getting calls from solicitors.  So, I can empathize with folks not wanting to be “harassed” over the phone.  (Well, okay, I hate getting calls from MEDIOCRE solicitors.  I like good solicitors; I’ve been known to make a purchase or two over the phone.  And I LOVE bad solicitors!!  Those folks are just plain fun to mess with!) On the other hand, as a salesman, I know that making these calls is necessary.  Heck, here at Century 21 … (4 comments)

real estate tallahassee florida: A Geek's Guide To Finding Business - IV - 09/06/07 11:01 AM
The Numbers
(continuation from My Previous Post )
So after years of measuring different lead sources, what have we found? First of all, I want to acknowledge that this is a small sample of agents that were measured for roughly a year. Differing talent and skill levels, as well as differing market conditions will yield different results for everyone. That being said, I think it is a fair analysis for one lead source versus another.
Since I first went to Joe Stumpf and Mike Ferry back in the 90's, it appears that Joe Stumpf has not changed a whole lot of what he is … (6 comments)

real estate tallahassee florida: A Geek's Guide To Finding Business - III - 09/06/07 09:48 AM
The Business Funnel (continuation from My Previous Post ) After measuring Attempts, Contacts, Leads, Appointments, Sales and Closings for over a year (with about 20 agents) I discovered a fascinating thing.... We could use an agent's measured numbers to focus their specific training needs to them. Let me demontrate by means of an example. Let us look at "the numbers" on five ficticious agents: These numbers quickly show that Susan is the top producer with 34 closings, while Alice is producing the least. Normally as the broker, I would only know closed statistics, but with the measuring systems in place, check out all the … (8 comments)

real estate tallahassee florida: A Geek's Guide To Finding Business - II - 09/06/07 07:53 AM
The Language(continued from my previous post) I must say that I was extremely excited to try out everything that I learned. I was determined to measure our actions and our results so that I could quantitatively prove what was the best method(s) for acquiring new business. In order to measure, I had to come up with a common language for all of our participating agents. As the great Bill Clinton once reminded us "It depends on what the meaning of the word 'is' is." This common language would ensure that our measurements and systems were consistent across the board. So, here is a list … (6 comments)

real estate tallahassee florida: A Geek's Guide to Finding Business - I - 09/06/07 07:16 AM
As our market has toughened up, I have had many agents come to me and ask what they could do to generate more business. As I have been in the Tallahassee Real Estate Market for 17 years now, I certainly have a lot of ideas and experience. But more importantly, I have (on my computer) records of what we were doing the last time the market was like this. I had to dig deep. As a Real Estate Broker with a computer science degree, I have a pretty well-organized computer structure that allows me to pull most files or records that I … (10 comments)

real estate tallahassee florida: SEO Ain't Everything.... - 09/01/07 09:55 AM
I read an interesting blog this morning by Brad Carroll titled Free Tools That Allow You To Spy On Your Competition. I followed all of the links and learned a great deal about how my site can be analyzed, as well as how to use the same tools to analyze my competition.
One tool in particular made me really excited. I used Compete.Com to compare my old, rusty, not up-to-date web site with the top local web sites for my highest value key words. What I found amazed me. My site doesn't show up in the first two pages of a … (8 comments)

real estate tallahassee florida: Yukon Cornelius Was A Prospector (are You?) - 08/28/07 08:36 PM
SILVER AND GOLD
Whenever I think of prospecting for Tallahassee Home Buyers and Tallahassee Home Sellers, it brings me back to my childhood and memories of good 'ol Yukon Cornelius.  He was the (largely) luckless prospector in the claymation version of Rudolf the Red Nose Reindeer.  He would throw his pick axe into any surface he could find, pull it out, taste it and dejectedly mutter, "Nuthin!"
I was always impressed by his Persistence.  No matter how many times he tasted nothing, he never failed to throw his axe again.  He knew that if he threw his pick axe enough times, eventually he … (8 comments)

real estate tallahassee florida: HOW TO BUILD A BETTER MOUSE TRAP - 08/22/07 05:57 AM
(SALES COMPETIONS IN THE REAL ESTATE WORLD)
Okay, I'm not really offering a solution here.  I'm offering an example and asking for input.
One thing we like to do here at Century 21 First Realty is to have fun.  Real Estate in Tallahassee is a tough business, but not always that fun.  Rewarding? Yes.  Challenging?  Yes.  Always a barrel of laughs?  Not so much.  We all know how much fun it is to have a deal fall through at the last minute after months of work, sit down with a seller who's upside down but has to move, and ask for ANOTHER price reduction … (8 comments)

real estate tallahassee florida: I Showed You Mine, You Show Me Yours! - 08/19/07 06:30 AM
Trying to figure out how to position My Company Web Siteto be the top organic result in Google for keywords like Tallahassee Real Estate and Real Estate Tallahassee FL, I have been reading quite a few posts on AR to get a little better educated. One recent article by Rick Turner caught my attention regarding domain name age. I used This Cool Tool to find that mine was 8 years and 8 months old. What was really cool is that it had archived my site from that time! How about some nostalgia.... I remember those days (I think).
So, how old is your domain? … (14 comments)

real estate tallahassee florida: Mad Money? Mad Market? or Just Plain MADness? - 08/16/07 10:55 AM
Ok...so Jim Cramer, the host of CNBC's Mad Money, comes completely unglued on the Federal Reserve Board for creating economic ‘Armageddon' with the current state of the bond market (if you haven't seen this you have to check it out)...
It seems that the Donald can't even hold together a mortgage company nowadays...
The Housing Bubble you ask?
And yet the Fed himself is holding steady to his anti-inflation guns by offering no plans to bail out the flailing lenders nor stimulate the housing slump...
So...What Gives on the lending front?  Understandably we've seen a shift in high LTV sub-prime and Alt A … (14 comments)
