realty: Pending Home Sales Report Projects Changes Coming - 05/03/11 05:21 AM
Updated reports compiled from the MLS in Tallahassee show that the Tallahassee housing market might be bracing for a new market bottom. Pending home sales appear to be settling down to the lowest level since we began daily measurements in 2007, and closed home sales appear to be following a similar track.
In the real estate graph below, the one-year trend of daily pending home sales (new contracts) has reached the previous market bottom level established on November 13, 2010. With the anniversary of the end of the Homebuyer Tax Credit just a few days behind us, we can only hope … (2 comments)

realty: Numbers Don't Lie ... - 02/25/11 08:06 AM
We had a lot of feedback on yesterday’s blog (Did You Hear What They Say Is Next?) which was a commentary about the garbage being spewed by the NAR and how it is having a negative impact on the credibility of the real estate professionals who perform a valued service by reporting on local real estate market conditions. Basically, it was a rant about putting an end to the “now is the time to buy” style of yapping that our industry lobby has eschewed every year, regardless of market conditions, regardless of individual needs.
Ironically (or predictably), NAR issued a positive … (4 comments)

realty: Tough Times Require REALTORS® - 02/23/10 05:54 AM
Do you really need A REALTOR®? If you have a home to sell, it sure seems like a good idea to figure out how to save as much money as possible since home values are not where they once were. If you could sell your home without a REALTOR®, wouldn’t you be adding a whole bunch of money to your bottom line (or reducing the amount of money you might need to bring to closing?
In order to find an answer to this oft asked question, I would suggest you start by examining the current state and cycle of your local … (4 comments)

realty: Tallahassee, FL:Ox Bottom Manor Existing Home Sales Update - 07/13/09 05:17 PM
If you ever need to pull information from the Leon County Tax Assessors database of home sales for the different Ox Bottom Neighborhoods in Tallahassee, it can get a bit confusing. There are four “Ox Bottom” neighborhoods:
Ox Bottom Ox Bottom Manor Ox Bottom Gardens Ox Bottom Reserve So, as I’m doing my quarterly update on Ox Bottom in Tallahassee, I was trying to decide whether or not I should just lump them together or treat them separately. I know the correct thing to do analytically is to separate them as they are different neighborhoods with differing home sites, but being … (0 comments)

realty: Business Roundtable Wants Tax Credit For All Home Buyers - 06/12/09 06:20 AM
In yesterday’s edition of the online edition of the Wall Street Journal, it was reported that a group of business executives issued a set of recommendations for the White House and Congress that are aimed at jump-starting the housing market in order to stimulate a broader economic recovery. How is this important in the Tallahassee Real Estate Market?
Business Roundtable Wants Tax Credit For All Home Buyers We have written quite a bit here lately about the First Time Homebuyers Tax Credit, so this is directly related to that program. The Business Roundtable, an association of chief executive officers of leading … (0 comments)

realty: Is It Time To Buy A Home - Read This To Avoid The Industry Hype - 06/05/09 11:03 AM
I’ve been reading a lot of articles online about interest rates and home affordability, so I decided I would take a look at home affordability rates in the Tallahassee real estate market. Anybody who has a stake in the real estate market is hyping today as the best time to buy a home in the history of  housing. It’s one thing to keep reading about how rates won’t be this way forever, but how does that translate into affordability for today’s prospective home buyer?
The first think I did was pull historical interest rates back to January of 1992. I have … (2 comments)

realty: Who Really Saves The Real Estate Commission? - 06/03/09 05:09 AM
Yesterday’s blog on “For Sale By Owners” created some interesting discussion both here and at the Tallahassee Real Estate Blog. It seems that, oddly enough, my viewpoint was shared by most REALTORS®, yet some of our readership was mixed. I absolutely love when we get reader comments, because it helps steer the direction of this blog, as well as the direction of our customer service directives at our Tallahassee CENTURY 21.

Last week, I wrote a blog about real estate appreciation that generated a lot of emails to our office. People wanted to know if we could provide a little more analysis of what the Tallahassee real estate market has done, in terms of appreciation and depreciation. So, I thought about it this weekend and came up with the following analysis. I would greatly appreciate any comments following this blog for feedback (scroll all the way down to the bottom of the page).
If you recall, regarding the best way to measure real estate appreciation, the Tallahassee Real Estate Blog wrote:

realty: How To Make Your Offer To Buy Real Estate - 03/27/09 09:59 AM
I was talking with a Tallahassee REALTOR® yesterday and we were discussing an offer he had just made on a foreclosure offering in Tallahassee. We discussed strategy for making an offer to a bank (the home had been foreclosed upon and was for sale by the bank that held the financing on the home) and how the strategy had to be different than when making an offer to a typical homeowner.
Regardless of who is receiving the offer, there is a definite plan one should follow if attaining the property at the best price is the primary goal. Too often, I … (0 comments)

realty: Prelude To A Tallahassee Real Estate Recovery - 03/25/09 05:59 AM

I was having a discussion about the state of the Tallahassee real estate market with a longtime friend yesterday. He had seen the Existing Home Sales report for both the U.S. as well as for the State of Florida.
The first thing that caught his eye was the national report, which showed that the sale of existing homes sold at a seasonally adjusted rate of 5.1%, far higher than most analysts expected.
Then, he viewed the Florida Association of REALTORS® Single Family, Existing Home Report and saw that we experienced a year-over-year growth of 20% in the number of homes … (0 comments)

As the real estate market in Tallahassee and the rest of the country continues to struggle along, the use of REALTORS® is on the rise in home sales. As confidence in the overall market drops, confidence in the effectiveness of REALTORS® is rising.
The real estate graph below represents the measurement of home sales as recorded in the Tallahassee Board of REALTORS® Multiple Listing Service (MLS) compared with all of the home sales recorded in Leon County, Florida.

Every month we pull all the data from the Tallahassee Board of REALTORS® Multiple Listing Service (MLS) in order to determine the months of supply of homes, by price range. This report is a great snapshot that is valuable to people who want to buy a home in Tallahassee as well as to people who want to sell a home in Tallahassee. Think of this as the “competition report” for each price range.
Each area of Leon County (Tallahassee Real Estate Market) is broken down by homes for sale and homes that have been sold. The report shows new home … (0 comments)
