sell a home: Has Edina Started A War That Will End Up On Your Doorstep? - 05/23/12 07:06 AM
Bravo to Edina Realty in Minnesota, they have put their large foot down and have decided to reign-in the real estate listing aggregation systems that are competing for the home buying and home selling consumer.
Yesterday, the Inman News website reported that Edina announced that "its listings will disappear from the last national portal it was providing listings to, Realtor.com, within 10 days."
As one of the largest independent real estate brokerages in the US, an action against the status quo should be worthy of the attention of Realtors around the country. And to anybody who is trying to understand how … (28 comments)

sell a home: Just How Important Is Your Home's Asking Price? - 04/26/12 03:01 AM
Ok, if you have been here before, then you know I love reader questions, especially when they relate to selling a home or even determining the best asking price for your home.
Recently, a reader in Michigan dropped me a note to get my thoughts on solving a home selling problem.
Meredith wrote:
We live in a three bedroom two an a half bath house in Michigan. We would like to sell our house to move into a bigger house in a better school district. The realtor feels he could sell it in less than a month. He said the average … (13 comments)

sell a home: 7 Tips To Help You Avoid Stupid Mistakes When Selling A House - 04/06/12 08:03 AM
So many people get off on the wrong foot when they first launch their house selling plan.
The National Association of REALTORS claims that 64% of homeowners hire the first real estate agent that they speak to, and the hiring decision is based upon two simple factors:
Do they like the real estate agent? and Do they like the price the agent gave them for the value of the home. At face value, that seems relatively harmless, but if you dig deeper to understand the way a modern home selling plan works, then you will quickly discover what more than 50% … (5 comments)

sell a home: Surprise: That Property You Found Online Is Already Under Contract! - 04/02/12 07:02 AM
One of the most often asked questions by people looking at homes on our Tallahassee Property Search Tool is about the status of properties under contract.
Some people want to know why we even both to continue marketing properties under contract, they feel that these just get in the way when they are looking at what is still available.
But there has actually been a lot of consideration put into this, so I figured it might make for an enlightening blog post.
Properties Under Contract Might Not Close Real estate companies who are hired to sell a home in Tallahassee sign … (43 comments)

sell a home: Are You Sure You Really Know What's Happening With Home Values Near You? - 03/27/12 06:54 AM
If you go to sell your home today and find buyers will pay you less than they would have last year, would you say real estate values are rising or falling?
If you go to buy a home, and your lender says you can afford to buy a more expensive home due to falling interest rates, does this mean you'll be willing to give a seller more than his home is worth?
I mean, just because you can spend more does not mean that you'll just pay more money for the same house, right?
Do these questions seem stupid?
These two questions … (0 comments)

sell a home: What Yogi Berra Might Say About Selling A Home In 2012 - 02/13/12 10:37 AM
Yogi Berra has said a lot of things about baseball, but what would he he say if asked about Selling A Home in 2012?
Berra was a fifteen-time All-Star, and the Major League Baseball MVP three times, in 1951, 1954 and 1955. While he is arguably one of the best baseball players of all time, he is better known for his "yogi-isms," his wonderful way with words.
I thought it might be interesting to apply some of his most often quoted expressions, but use them in reference to Selling A Home.

sell a home: Home Mortgage Industry Ready To Unveil Next Big Trap For Home Owners - 01/24/12 10:46 AM
I am concerned that the next wave of "putting a finger in the dike of the housing crisis" cures will be built around risky loans created solely to help you refinance a home.
In response to yesterday's Weekly Special Report "The Great Falling Home Supply Mirage," several readers were quick to comment on thoughts they have concerning the next ignorant solution being thrown at the housing crisis.
One reader noted that many of the large lenders plan on unveiling a program in March that will allow homeowners to refinance a home for up to 125% of its value.

sell a home: Do You Sell Your Home Now, Or Wait Until Next Year? - 01/17/12 09:43 AM
There are a lot of people who have decided to wait until next year to sell a home.
I know this is true because the inventory of homes for sale in Tallahassee continues to drop, even as the rate of home sales has hit a 20+ year low.
Will it be a smart move ... all those homeowners deciding to wait until next year?
This is not a new theme. Many homeowners feel trapped, owing more on their home than it is worth. The last time I wrote about "Waiting Until Next Year To Sell A Home," I advised people "to … (4 comments)

sell a home: Beware These 3 Lies From Listing Agents Who Will Not Sell Your Home - 01/16/12 10:43 AM
It seems that I have spoken with more people who want to sell a home in the past 60 days than I have in any previous 2 month period of time. Their feedback and observations are invaluable.
From what I am hearing, it sounds to me like the "pitch" from real estate listing agents has not changed much, even though our industry has been re-invented by technology, and gutted by housing market cycle extremes.
Today, I want to explore the 3 most often regurgitated statements that many real estate listing agents say to people who need to sell a home, and … (6 comments)

2011 is over, and as we look forward to the recovery of the Tallahassee housing market, let’s take one last look backward to see which blog posts were the most popular last year. The top 10 real estate blog posts for 2011 gives me an idea of what our readers most enjoy seeing at the Tallahassee Real Estate Blog, and I will use this as a reference for what is written here in 2012.
The long-time readers of the Tallahassee Real Estate Blog know that I monitor our traffic (statistics) on a very regular basis. I like to know what is … (2 comments)

sell a home: How To Identify The Right Agent To List And Sell Your Home - 10/14/11 08:32 AM
If you are a homeowner wanting to sell a home in anywhere in the United States, I would recommend you put some serious effort in finding the best agent for the job of selling your home.
With the flood of distressed properties that have hit the market (and will continue arriving for quite some time), you will be competing with a lot of homes where sellers are less concerned about the price they receive and more concerned with just getting the home sold. This means that pricing pressures are going to make it nearly impossible for a homeowner who is trying … (6 comments)

sell a home: Five Hidden Home Seller Resources Exposed - 10/13/11 09:15 AM
Less than half of all people who have tried to sell a home in Tallahassee have succeeded over the past four years, and we actually monitor this trend and call it the home sales success rate. In looking at the 57% of failed home sellers over the past year, one thing that immediately stands out is that they failed to use all of the resources they had available when trying to sell their home. You see, just getting on the internet and into the Tallahassee MLS are not enough, you actually have to take advantage of every opportunity to attract a … (4 comments)

sell a home: What A Big Green Egg Can Teach You About Selling A Home - 10/11/11 10:02 AM
Michelle and I recently moved our family "in-town," so as to be closer to the things that we do so often, like school, ballet, basketball, football, baseball, etc. The move has reduced our drive times very nicely, so we have more time to work and play. As with most families, the move created new needs that required filling, and I was/am in charge of the family grill.
Our past home had a nice natural gas grill, but I decided to do some research before getting the next family grill. We love our grilling at the Manausa house, so I decided to … (2 comments)

If you own a house in Tallahassee and want to move, then read these tips for selling a home and you should be able to reach your goals. Currently, 57% of homeowners who put their house in Tallahassee on the market last year failed to get it sold, and it simply was the result of not understanding a few simple things.
The real estate market is bound by the same sets of rules as any other commodity, and that means supply and demand will rule the movement of values over time. If too little supply is available for buyers, then prices … (2 comments)

sell a home: Seller Motivation - What Home Sellers Should Understand Immediately! - 09/23/11 09:52 AM
If you are thinking about whether or not to sell a home in Tallahassee, you must first understand your true motivation for wanting to sell. When I first meet with a prospective home seller at my office, my most critical task is to determine the motivation level of the homeowner.
While it might not be initially obvious to most home sellers, the fact is that their motivation for selling a home is the single greatest factor in whether or not the home sells.
In today's technology driven real estate market, determining the value of a home is a fairly straightforward process … (4 comments)

sell a home: Mortgage Assignment Sales: Don't Believe The Hype - 09/01/11 07:49 AM
I was reading a blog post this morning from another real estate agent who was seeking input about a creative solution for homebuyers with bad credit that involves the assumption of existing loans. This technique is commonly called a mortgage assignment sale and it simply involves the seller granting the deed of the property to the buyer subject to the existing liens on the property.
The topic of mortgage assignments is very hot among real estate investors, with many claiming the mortgage assignment sale as a great way to acquire a lot of property with very little money. If the seller … (4 comments)

sell a home: The Clash Has The Answer For Home Sellers - 08/03/11 09:53 PM
If you are trying to sell a home and have not succeeded, then you are like much of the rest of the frustrated Tallahassee homeowners. It is expected that as many as 70% of the homes on the market today, as well as those that will enter the market over the next year or so, will fail to sell. It should be obvious to anybody paying attention that home values are dropping and that competition for home sales is rising.
Darling you gotta let me know, should I stay or should I go? If you say that you are mine, I'll … (4 comments)

sell a home: Only 42% Of Home Sellers Found Success Over The Past 365 Days - 08/02/11 06:53 PM
It is time again to review a statistic that we have been maintaining at the Tallahassee Real Estate Blog for quite some time, and it is the measurement that we refer to as the “Home Sales Success Rate.” It is simply a measurement of the homes that leave the market either as successful home sales, or as failures due to a lack of a sale. Recently, the one-year trend has been bumping along after dropping from a two-year high reached around this time last year.

Home Sales Success Rate Stable At 42%

sell a home: If I’ve heard it once, I have heard it a thousand times from home sellers … - 07/22/11 07:39 AM
If I’ve heard it once, I have heard it a thousand times from home sellers … “Why can’t we just start at this (higher price) and reduce it later if we’re not getting any offers?” After all, if somebody is not in a hurry to sell a home, what can it hurt to try to get a higher price than current market conditions indicate for a home’s value?
I have been advising home seller’s in this depreciating real estate market to either wait 5 to 10 years to sell, or sell as fast as possible to get the highest price for … (10 comments)

sell a home: Relative Supply Of Homes Hits 2 Year High - 07/06/11 05:49 AM
In case you didn’t see the update on twitter the July edition of the Tallahassee Real Estate Supply And Demand Report has been published and is available for download. It shows the relative supply of homes by area and price range in Tallahassee, and the trend is very disappointing.
As a reminder, the relative supply of homes is the measurement of the current inventory, shown in terms of months of supply, based upon the current rate of demand. The Tallahassee MLS reports that our supply is now at 13.5 months, which is the highest we have seen our relative supply soar … (2 comments)
