My REALTOR® friend Barry Rose read yesterday's article in REALTOR® Magazine about the real estate shadow inventory and wondered what I thought. The number of homes in the shadows, as measured by CoreLogic, is falling. They basically calculated the number of new foreclosure sales and compared it with new lis pendens filings to see that the rate of sales was higher than the rate of new filings. But I think we should take a broader look.

Shadow Inventory was the hot topic for Inman News this morning. They reviewed a report by CoreLogic which showed the inventory of “not on the market” homes that need to be sold is growing at a disheartening pace, stating demand as the primary culprit:
Weak demand for housing is “significantly increasing the risk of further price declines in the housing market,” said CoreLogic Chief Economist Mark Fleming — a problem that’s exacerbated “by a significant and growing shadow inventory that is likely to persist for some time” because of the length of time it takes loan servicers to liquidate properties.

shadow inventory: "Failed To Sell" Homes Feeding Shadow Inventory - 05/02/10 03:30 PM
The rate at which homes “failed to sell” has been dropping since August 2009, when the rate hit 85%. We measure the total number of listing failures (homes that expired, canceled, or were withdrawn) in the Tallahassee MLS, and divide that number by the total number of new listings over the same period of time. Currently, the trend is at 72%, which while better than before, still isn’t very good if you want to sell a home.

The National Association of REALTORS® released its monthly spin on the market two days ago, and I am noticing a growing trend of careful omission that seems to extend from coast to coast. Apparently, everybody is just hoping the shadow inventory of homes is just going to go away.
When reports and reporters talk about housing inventory levels, they need to address whether or not changing levels are caused by sales, or because of some other action. For example, if somebody plans on selling their home “when the market recovers,” aren’t they just “inventory in waiting?”

Yesterday, I received a great comment by a Destin, FL REALTOR® who pointed out that the shadow inventory of homes has many more components than just the defaulted mortgage pool. His example was of homes in a new neighborhood, developed in 2005, where all of the home owners are now upside-down on their mortgages.
As he explained in his comment on the Tallahassee real estate blog, Jim noted
Until that whole neighborhood turns over, it is going to have downward pricing pressure. We are talking about hundred of homes within a small radius.

We have been keeping an eye on home foreclosures in Tallahassee for several years now and have warned that a log-jam of homes has been accumulating in the shadow inventory.
