As one of the most active neighborhoods in Tallahassee, the Southwood Subdivision is important to monitor even if you do not live there. We always have to remember that the overall state of the Tallahassee housing market is influenced by all the homes for sale in our area. Currently, there are 59 homes for sale in Southwood (listed in the Tallahassee MLS) and 9 of them are new construction and surprisingly “only” 20% of the homes listed are distressed properties. With all the lis pendens filed in Tallahassee in 2010, we are expecting significantly more than 20% of of our sales

Southwood is one of the most active neighborhoods in Tallahassee, thus we are often asked to provide updates on Southwood home sales and values. For those readers who have followed the Tallahassee Real Estate Blog for any period of time, this report will not be surprising. Home values continue to fall in Southwood, though unit sales have started to increase again. When we look at arms-length existing home sales in Southwood, we see 24% depreciation since the top of the market, and the current rate of home sales in Southwood is 44% lower than at the peak of the market.

The Southwood Subdivision is the most active neighborhood in Tallahassee in terms of number of homes sold each year (according to the Tallahassee Board of REALTORs Multiple Listing Service (MLS)), so I like to look at it from time to time. So this morning I figured it was time. Paralleling the rest of the Tallahassee housing market, Southwood is seeing reduced unit sales and dropping prices. Some of the largest price drops found in the Tallahassee MLS are for Southwood homes, mostly due to the abundance of supply as well as Southwood being a relatively new (ish) neighborhood. Here’s a quick Tallahassee Subdivision update. I downloaded all the current listings in the Tallahassee Board of Realtors Multiple Listing Service (MLS) and tabulated the results by subdivision.
