Yesterday, a long-time reader asked why I had never written about Woodgate, a popular NE Tallahassee neighborhood.
I basically said that because I have limited time, I try to focus on the most-active neighborhoods in Tallahassee, but that I would take a quick look at home sales in Woodgate.
Currently, there are 6 homes for sale in Woodgate in the Tallahassee MLS, priced from $129,900 to $235,000. With only 15 homes sold in Woodgate in the 3 previous years, this means that Woodgate has a relative home supply exceeding 12 months.

When we study the homes for sale in Tallahassee and its surrounding communities, we find a trend that is often mentioned by Dr. Lawrence Yun, Chief Economist for the National Association of REALTORS®. Dr. Yun has been reported a rising trend in the number of real estate contracts that fail to close, and the Tallahassee Area MLS supports his findings.

tallahassee: September Existing Home Sales Improve 22% Over Last Year - 10/25/11 09:26 AM
The National Association of REALTORS® released the October edition of the Existing Home Sales Report a few days ago, revealing a rise in year-over-year home sales across the US. September's closing were below August in a typical seasonal change, but the fact that 2011 out-performed 2010 is very good news for a weary real estate market.
Not surprisingly, Tallahassee had the same market activity in this month's report. September's 170 closed existing home sales was down 13% from the 196 posted in August, but up 22% over the 139 closed resales from last year.

As we have anticipated from our previous reports on the real estate market, home sales continue to slide during the hot summer months in Tallahassee. With so many of the would-be homebuyers not able to first sell their current homes, the number of buyers in the market continues to decline.

We all know the real estate market is slow, but do you know where Tallahassee is moving? I have assembled five newly updated real estate growth graphs to show the trends in Tallahassee home sales by area.
The first graph shows the top selling neighborhoods in Tallahassee from January through May 2011. Southwood continues to see the most home sales, and there is only one major change on the top five selling neighborhoods, and that is Killearn Acres has moved off of the list (now at #7).
