tallahassee housing market: Do You Look Like A NAR Flunkie When You Report On Real Estate Supply And Demand? - 01/05/12 10:12 AM
Right about now, all across the US, real estate supply and demand reports are being published, and many will be misjudged, misunderstood, and misreported. You can either allow yourself to be misguided, or you can choose to have a mind of your own. If you are thinking about selling a home, the best starting point for you when trying to determine the value of your home and the viability of a sale, is to study your local real estate supply and demand. Sure, most reports are national, but buyers are local and thus you need to find a report for your

tallahassee housing market: Does This Simple Analogy Really Forecast October 2015 For Housing Market Recovery? - 10/21/11 10:10 AM
People often ask me when I think the housing market recovery will begin or end, and my answer has always been more focused on the process, rather than the event. A full recovery in the real estate market relies on population growth and time in order to restore the balance of supply and demand that has gone awry, and my last analytical post about time frames for the recovery anticipates housing market equilibrium in 2018. The good news is that the recovery has been underway for years. The bad news is that a housing market recovery is much like a personal

tallahassee housing market: 3 Signs That The Housing Market Is Improving - 10/05/11 06:15 AM
Coming off yesterday's positive report on the real estate market, I have some more information to share from our daily metrics that we track on Tallahassee housing. There are three bits of good news (the Yays!) and only 1 piece of not so good news (1 Boo!). Pending home sales, closed home sales, and the home sales success rate are all rising in the Tallahassee housing market, while the "failed to sell" homes are growing in the shadow inventory. First of all, the pending home sales graph (seen below) shows that the Tallahassee housing market has had the same number of

tallahassee housing market: Real Estate Recovery Can Be Anticipated By Tracking Supply And Demand - 09/19/11 09:40 AM
We have not had much great news lately regarding a housing market recovery in Tallahassee, so rather than focus on more negative news, I went out and found a Florida city that is in the midst of it's own real estate rebound. I want to contrast a real estate graph from Tallahassee with a similar one from Tampa in order to demonstrate exactly what we will be monitoring and awaiting as we all pull for a resumption of better times. Alert! The Tallahassee Real Estate Newsletter, featuring charts, graphs and analysis of the Tallahassee real estate market, was sent to subscribers

tallahassee housing market: Another Market Bottom Reached In Tallahassee Real Estate - 08/16/11 06:14 AM
It is no fun to have to report that Tallahassee has reached a new housing market bottom (again). The new housing market bottom was reached in July, and our measured evidence suggests that we have further declines to look forward to in the coming months. Slow Home Sales Lead To New Housing Market Bottom Our first realestate graph shows the number of home sales recorded in Leon County each month, and the current one-year trend has reached a new low as of the end of July. This new housingmarket bottom shows signs that we have not actually hit the bottom

tallahassee housing market: Weems Plantation Home Sellers: Sell Now, Sell Fast Or Wait 8 Years - 05/25/11 06:52 AM
Weems Plantation and the Gardens of Weems have been around since the late 1990s and these two Tallahassee neighborhoods are active due to their proximity (location, location, location) to the public schools that service their section of Tallahassee. With over 350 homes, the neighborhoods of Weems Plantation are a popular choice for families with school aged children who want to go to Moore Elementary, Swift Creek Middle School, or Lincoln High School. Home sales in Weems Plantation have dropped with the market, and home values have declined like the rest of the Tallahassee housing market. The average price for a Weems

tallahassee housing market: Selling A Cigarette Smoker's Home - 03/09/11 08:35 AM
I am sure that you have heard by now, cigarette smoking is bad for your health. According to the American heart Association, 24% of males in the US and 21% of females are active smokers. But did you know that it is also bad for selling a home? I had clients in town yesterday who are relocating to Tallahassee and want a great buy in the $400,000 price range. They will purchase a home using a two-step process. This first visit was designed to give them a "lay of the land" so that they could finalize locations in which they would

tallahassee housing market: Leon County Inventory: High But Best In Region - 10/11/10 09:26 AM
The Tallahassee real estate inventory report for October has been posted over at our Market Reports Blog, and it should come as no surprise to our regular readers that inventory levels are rising. You can download a copy of the October Housing Report here or anytime in the right sidebar of the Market Reports Blog. When we take a look at the entire Tallahassee MLS, we can see that the whole of the Tallahassee real estate market has so much inventory now than existed before the boom of the housing market in 2004. In the real estate graph below, the blue

tallahassee housing market: Bottom Reached In Tallahassee Housing Market - 09/03/09 07:34 AM
Oh how I’ve longed to write this article. We have been tracking the daily movements in the Tallahassee real estate market for well over 2 years now, and reporting our findings at The Market Bulletin twice per week since March of 2008. Early on, we discovered that we could track the trend of daily buyer activity (365 days worth of homes sold in Tallahassee) in order to be able to see when the direction of the market changed. Tallahassee Sees Number Of Home Sales Rising The following real estate graph is the unofficial tracking of daily buyer activity in Tallahassee. It

tallahassee housing market: Home Inventory Report Shows Slowing Market - 08/03/09 08:34 AM
One of the best ways to keep tabs on real estate in Tallahassee is through monitoring our Market Bulletin. This site is updated multiple times each week and contains charts, graphs, and analysis of the real estate market in Tallahassee. As I was updating the Tallahassee Real Estate Web Site this morning, I realized we hadn’t used these graphs in our blog for quite some time, so today is an updated review of the current housing market conditions in Tallahassee. Tallahassee Housing Market Inventory Change Trends This first graph shows the short, medium, and long-term trends in housing inventory in Tallahassee.

tallahassee housing market: Looming Shadow Inventory Soon To Impact Housing Market - 07/01/09 03:57 PM
If you read the most recent Tallahassee Real Estate Newsletter, then you will know a little about the supply of homes that we know exists that are not currently on the market. This “shadow inventory” is the growing number of homes that were once on the market and failed to sell, or are the homes that we know are currently distressed properties but are yet to hit the market as short sales or foreclosures. One way that we can monitor the shadow inventory is to track home mortgage loan defaults and delinquencies, and thanks to Tallahassee Real Estate Blog Reader

tallahassee housing market: Want A Housing Clue? Check Out Inventory Trends - 11/09/08 09:48 AM
As I have often written in the past, the inventory of homes for sale will be the first clue as to where the market is heading. For this reason, we track a myriad of trends in the Tallahassee housing market, but keep a keen eye on the short-term trends in home inventories. The Tallahassee Real Estate Blog is dedicated to providing accurate market insight on a daily basis. The thirty day Inventory Trend shows us that we are losing more than three homes per day, on average, over the past thirty days in Tallahassee. From the real estate graph on the

tallahassee housing market: Good News From Sam Zell (and he's always right!) - 03/07/08 05:16 PM
A good friend of mine, Jay Hill, is a commercial mortgage broker here in the Tallahassee real estate market. He forwarded me an email that had been forwarded around until it ended up in his in-box. It is a very interesting read, so I decided I would post it to the blog and look for feedback from readers on this blog. Sam Zell was on CNBC's Squawk Box this morning commenting on the housing markets, the economy, and more. Whether you think Zell is genius or just perpetually lucky, he's almost always right. There were plenty of people who told me they thought

tallahassee housing market: "JUST THE FACTS, MA'AM." - 11/28/07 12:58 PM
"JUST THE FACTS, MA'AM." I had a conversation the other day with one of our real estate agents. He was complaining about a customer of his being "all over the map" on what they wanted in a home in Tallahassee. "They have been bouncing around for weeks now!" So, I asked him if he had taken his customers through our discovery process. "Oh, that just takes too long." Longer than guessing at what they want for weeks???? I'm dumbfounded how some people insist on doing things the hard way. The first time I tried to buy a house was long before I got
