The Gardens of Killearn is a popular Northeast Tallahassee neighborhood nestled in the southern section of Killearn Estates. Homes there where mostly built in the 1990s, and the average home is 3 or 4 bedrooms with about 2,400 square feet of living space.
 
Our company worked with several builders back in the mid 90s and helped sell a lot of these homes when they were brand new. It is interesting to watch them resell now, years later. Like much of the rest of the Tallahassee housing market though, values continue to fall in the Gardens of Killearn.

As one of the most active neighborhoods in Tallahassee, the Southwood Subdivision is important to monitor even if you do not live there. We always have to remember that the overall state of the Tallahassee housing market is influenced by all the homes for sale in our area.
Currently, there are 59 homes for sale in Southwood (listed in the Tallahassee MLS) and 9 of them are new construction and surprisingly “only” 20% of the homes listed are distressed properties. Southwood home sales are reporting strong unit sales, though with 53% of the sales reported are new home construction, it might not be such good news if you already own a home in Southwood. You see, just like everywhere else in Tallahassee, the existing homes for sale in Southwood have too much competition and prices are falling.

Tallahassee has a lot of subdivisions for the number of homes in town. In 2009, there were home sales recorded in 806 of these Tallahassee neighborhoods (legally called Subdivisions). I decided to take a fairly quick look to see which neighborhoods were selling the most properties.
I went to the tax records for all of Leon County, Florida in order to determine the following:

The time has come again to look at Tallahassee neighborhoods to see what is happening. We like to do this every month or so in order to identify the hottest selling subdivisions in Tallahassee, as well as see if any trends are occurring.
We compiled all of the existing home sales in Tallahassee (meaning no new home sales, only resales) and separated them by whether or not they were “arms length” sales or not. As a reminder, arms length sales are home transfers which are freely entered into by parties who don’t have a special relationship or control over one another.

The Highgrove Subdivision in Tallahassee just recorded its first home sale since December of 2007! This hit me like a ton of bricks when I started conducting my analysis of what many (including myself) feel is an incredibly desirable neighborhood on the northeast side of Tallahassee. Located on the west side of Thomasville Road, just north of Killearn Estates, Highgrove features large homes in a great location.

One of the most often discussed neighborhoods in our office and in conversations with buyers and sellers is Ox Bottom Manor in the Northeast quadrant of the Tallahassee real estate market. This popular Tallahassee neighborhood features homes which are typically 4 bedrooms and run on average between 2,000 and 3,000 square feet.

While the Tallahassee Real Estate Blog usually analyzes information about the Tallahassee real estate market, we also can tell from our traffic reports that many of our readers like to see what is going on by subdivision (or neighborhood). Today’s blog is just a very large table of all sales, listed by total number of recorded sales per year, by subdivision in the Tallahassee real estate market. The real estate report shows all Tallahassee neighborhoods which have had a sale in the past five years (this year through November) and is sorted by the most sales per neighborhood in 2008.

I was doing quite a bit of research this weekend and was focused on finding the top selling residential communities (subdivisions) in Tallahassee. With over 1,800 neighborhoods recorded in the Leon County Tax Appraisers office, there was quite a bit of information to be screened.
I pulled the top 200 selling neighborhoods in 2008 and used these as my group to study. Southwood home sales led all Tallahassee Subdivisions with 108 sales from January through November. Where are homes selling in Tallahassee? This is a question many of our homeowners are asking us as they consider putting their homes on the market. With buyer activity in the market slowing down to a 20+ year record low, many people feel as if their Tallahassee subdivision is the only one where homes are slow to sell. But that is not the case.
