tallahassee real estate blog: What Youth Baseball And The Mortgage Market Have In Common - 03/26/10 09:22 AM
It is baseball season again for our family. With two sons playing, that equates to four games per week. And nothing better demonstrates the problems with America and the problems with our mortgage market than a simple observation that has been visible for quite some time. Youth Baseball Exposes Societal Failure Big John Carey is going to hit at least two home runs each game. Hands down, he is going to impress everybody watching the game as somebody that might actually be good enough to be playing in the next league up. He is a great kid, a great athlete, and

tallahassee real estate blog: Tallahassee, FL: The Top 200 Selling Residential Subdivisions - 12/30/08 04:27 AM
I was doing quite a bit of research this weekend and was focused on finding the top selling residential communities (subdivisions) in Tallahassee. With over 1,800 neighborhoods recorded in the Leon County Tax Appraisers office, there was quite a bit of information to be screened. I pulled the top 200 selling neighborhoods in 2008 and used these as my group to study. Southwood home sales led all Tallahassee Subdivisions with 108 sales from January through November. In order to create a year over year study, I lopped off December sales from 2007, 2006 and 2005, thus making each year January

tallahassee real estate blog: Important Survey Tells Home Owners Where Home Buyers Are - 12/28/08 01:52 PM
Once a year, the National Association of REALTORS® conducts a survey of home sellers and home buyers in order to determine the methodologies and experiences of buyers and sellers in the real estate market. Each year we get to study this report to look for changes and trends in the housing market that will allow us (real estate professionals) to do a better marketing job when helping people sell a home. This year’s survey points out two key trends that homeowners need to understand if they want to attract a buyer for their home. You see, the first step in

tallahassee real estate blog: Real Estate: Leverage versus Risk and Expenses - 12/28/08 01:52 PM
Recently, I was discussing with a client how property taxes and insurance expenses had increased so much that it has really had an impact on real estate investment portfolios. He was looking to add another property to his portfolio now and asked what I recommended on financing so I figured it would make for a great blog article. The first thing we did was find a great real estate investment in Tallahassee. Historically, real estate investments that are priced attractively sell for about 100 times the gross monthly rents that they can collect (for example, if something rents for $900

tallahassee real estate blog: More Information About the 3000 Square Foot House Saga - 12/03/08 05:41 PM
Back in July, I wrote a blog about what has happened to the 3000 square foot house. The article sprung from a question that we received when doing work in the relocation industry (corporate moves and affinity relationships). Since it has been several months since I wrote that article, I figured a follow-up would make a great basis for a real estate blog for Tallahassee housing. The last article showed what was happening, by price range, to homes that were sold in Tallahassee. While it showed that housing prices had declined slightly, it also provided a clearer picture of the

tallahassee real estate blog: Tropical Storm Fay Cannot Stop The Tallahassee Real Estate Blog!!! - 08/23/08 03:50 PM
Just a quick post for today as I’m taking a pounding from Tropical Storm Fay. I have measured over 12 inches of rain at my home thus far (and that does not include about 6 hours when my rain gauge was blown over on its side last night). I’ve just received the market data for the month of July and I’m still in the process of deciphering all of it. This quick little average price trend graph is rather interesting, especially if you own a home in one of the counties surrounding Leon County. Tallahassee Area Home Price Trends As

tallahassee real estate blog: How To Buy Investment Property - 06/04/08 06:40 PM
I am helping an investor buy an investment property in Tallahassee today. With most people concerned about the market and choosing to be sellers, he likes to “swim upstream” and so he has moved to a buying position in the Tallahassee real estate market.I figured our selection process might make for an interesting blog post. The simplicity of what he is doing has caused me to realize that sometimes our fears cause us to miss the obvious signs of what we should do. But as he reminded me, the return in real estate is found in long-term, leveraged appreciation. Too many
