Weems Plantation is a popular Northeast Tallahassee neighborhood that is undergoing some issues that we have been observing in newer neighborhoods all around Tallahassee.
With home sales happening at a rate less than one half of our normal, we know that a shadow inventory of pent-up supply is growing, and thus so will the list of homes for sale in Weems Plantation. The Tallahassee Neighborhoods page has been one of the most trafficked pages on our website, and it got so busy it almost brought down the entire site. Apparently, it wasn't too smart creating a single page with over 5,000 links to articles and homes for sale in Tallahassee subdivisions. Oh well, live and learn.

Sable Chase is a Tallahassee neighborhood born during the boom of the housing market, and because of this it will have a tougher go of the housing market than the more established subdivisions in town. With so many people “moving in” during the same time, natural move cycles will result in a high number of people who need to “move out” at roughly the same time.

Here’s a quick Tallahassee Subdivision update. I downloaded all the current listings in the Tallahassee Board of Realtors Multiple Listing Service (MLS) and tabulated the results by subdivision. The first column gives the name of the subdivision. The second column, titled “Homes” shows the number of homes on the market. The third and fourth column are the average price and the average price per square foot per home on the market. The fifth column shows how the average price per square foot compares to the Tallahassee average.
