I was about to blog about a new low cost investment opportunity in Oklahoma real estate, but something important happened. I went to Houston Sunday for my Monday PET scan at M.D. Anderson. Six weeks earlier I was there to get my CT scan to see how the radiation therapy worked. At that time they prepared me for surgery in six weeks, saying that one of the cancerous nodes in my neck did not look like it was shrinking. Is it possible to be angry at a lymph node? Yes! This has been a fun series of post becasue of the Realtor response. First of all, my apology for not mentioning GRI. I think it is a great way for new Realtors to do more than just learn how to pass a real estate exam. It is great for learning the basics of this business whihc if you don't know you are flying blind. The comment about the public not knowing what these designations mean is also an important observation. Just because you put this on a business card does nothing to inform the public. First, I loved the dedication to pursuing excellence through desgination education. Obviously you can't mention them all like becoming a staging expert, but they all have something to say. Not all designations are created equal. Certainly all designations have value because they expose us to ideas that give us the specialized tools to excel. The market we are in demands more of us than it ever had. Competition is fierce and the dollars are smaller. The territorial imperative is in full view as those of us who want to survive, and even more thrive, specialty designations make a difference. For me I have been through many designations and I am grateful for all that I have learned.

Two days ago I blogged about the 4  Horseman of the Real Estate Apocalypse which was Jobs, Inventory, Foreclosure Rate, and Affordability. Oklahoma City is rated as the lowest unemployment for cities over 1 million population, has a foreclosure sale rate of 4% of sales in 2008, absorption rates of 6 months or less where we sell investments, and is rated as the most affordable city to live in in 2009.

Short Sale Dangers - 02/15/09 09:27 PM
I went through the MLS system for the Greater Oklahoma City area today looking for short sale listings. What I saw worried me. First, too many listings had been on the market 6 months or more without a contract. Our system rules requires that a pending contract be entered within 48 hours of the sale. The second problem I noticed is that these short sales were listed at prices that were equivalent to regular sales in these neighborhoods.  Yes, sometimes short sales can take a long time for approval, but that is usually based on a contract being negotiated. I just attended a meeting of all the Directors for the Oklahoma Association of Realtors this afternoon. In attendance and speaking was Charles McMillan the NAR President. He was in contact with Washington lawmakers all day, and had this to share with us. In the Senate and House conference on the stimulus package, the $15,000 has been completely removed. The previous law passed about the $7500 tax credit for first time home buyers was kept and extended until September 1st. They did remove the prepayment penalty, and the income limits were set at $75,000 for a single, and $150,000 household income. … (2 comments)

Since I have the pleasure of going to SF often I get to add to my favorite places to eat. Our industry on the Realtor side has grown so large, and as a result, an industry of lower education, that free may be the new normal in services. I had a Realtor out of Canada make a comment that doing so much for free sounded like a bad business plan. How many times have we gone to a Doctor or an attorney and the visit was free? What a great promotion! Denny's gave away $5 million dollars in free breakfast at a time when America is hurting. Isn't free our favorite word?
