The Essential nature of absorption rate - 06/30/09 08:00 PM
Lately we have been seeing posts about pricing a home correctly, and how if that is all there is to real estate, thenmaybe another career is in store for many of us. I do believe that pricing is the critical first point of any listing presentation, but what do we go with to show people what is realistic? Just like pictures in blogs help illustrate the point  we want to make, graphs can help out presentation. I am putting in this post an Excel spread sheet for The Marketing Library from www.patzaby.com. This is one of over 40 Excel spread sheets. I … (4 comments)

Mortgage Loan Modification Frustration - 06/29/09 07:44 AM
Only Franz Kafka could create a world as hopeless as working to get a loan modification. As CDPE's (Ceritifed Distressed Property Experts) we have listened to the webinars about doing our best to try to keep people in their houses versus a short sale. My partner Charlene Humphreys and I will work up to 200 short sale possibilities this year alone, and in Oklahoma we have not experienced the devastation of hard hit markets. I can only imagine what short sale teams are going through there. Here is my statistic for the success rate of loan modifaction this year, ZERO. I … (10 comments)

Active Rainers, show me your guilty pleasures - 06/28/09 01:14 PM
I was commenting on Facebook updates this morning when I came upon an old friend who just got remarried and she and her new husband were going on a delayed homeymoon of the Canadian Rockies by train that starts in Vancover. If you haven't commented on Facebook I recommend that you do. I find it a fascinating place to keep seeing your social network expand as you go from a friend's friend list that you want to connect to and then their friends list. Also important people in our industry post. I commented on Jeff Corbett's vacation without a cell phone, … (2 comments)

What Active Rain Points mean to me. - 06/27/09 11:34 AM
I have been a member of Active Rain for over two years, but didn't start participating until October of 2008. I had gone to Inman News Real Estate Connect in New York that January and saw blogging for what it was, the best low to no cost real estate marketing on the planet. Being one of those people who believe in training first, I joined The Real Estate Tomato and trained with them, nor cheap but darn well worth it, and then did The Dakno Blogging Bootcamp, rated by me as the best buy, and they have gotten better. One of … (13 comments)

USPS wants to close 3200 locations - 06/26/09 06:16 PM
Attention all of you who are addicted to paper marketing. It looks like snail mail is on it's way to the Smithsonian, right next to the abacus. I know that in saying we need to get off our addiction to paper, at Active Rain I am preaching to the choir as we say in Oklahoma, and the amen corner is very loud this Sunday. It is not a shock that stamps are going up constantly and usage decreases, and that the Post Office is beginning to downsize. I still have checks from six years ago because of online banking. If you … (13 comments)

Let's share our 3.0 iphone operating upgrade discoveries - 06/24/09 10:28 AM
This morning I wa getting the ususal text messages from the office about ad copy due and other things that I would typically delete. In the past, if I wasn't sure about whether I wanted to delete the message I had to go look at the message, be sure I memorized the number and turn on the edit feature to delete. This morning I was doing that and to my surprise I saw an edit button in the upper right hand corner of the message. I can now delete from the message. As you discover new things you didn't know about the new upgrade, or … (11 comments)

Are Facebook and Google Enemies? You betcha - 06/23/09 06:24 PM
I read a fascinating article yesterday about Facebook marketing at www.copyblogger.com by Mike Wasylik, a Florida attorney. If you haven't been to this site it is awesome and go there. It is the best about how to write copy and for topical articles like this. The short version is that Facebook is hiding it's linkage from Google, which it sees as a rival for the future dominance of the web. To get a better explanation than I could give you go to this link to see an article about Facebook's strategy from Wired magazine.
Mike also states that this has rendered Facebook … (13 comments)

Everything I know in Real Estate I learned from Dogs - 06/23/09 10:57 AM
That's a picture of me in Houston with our precious poodles, Hope Elizabeth the standard, and Henri the toy. You can imagine why the little guy got that name if you were around him. Everyday that I got home from cancer treatment, they were there to jump on me, demand me pet them and walk them as if to say I don't care what kind of a day you have had, what about my needs? And they did deserve it because poodle love will be my chapter 3 of a surviving cancer book. Which leads me to yesterday.
I blogged here about … (6 comments)

I Love being a Realtor on Monday Morning - 06/22/09 09:48 AM
My joke that I tell on myself as a Realtor is this, Thank God it's Friday because I only have two days left in the work week. Does not mean I put in 8 hours a day for a total of 56? Sometimes, and then other times it may be 30. That is the beauty of being self-employed and I wouldn't have it any other way. In fact, with real estate and retail ownership since college it has been all of my 36 years of work. And you know what? I love it more than ever. Yeah I know, self discipline … (13 comments)

My Cancer Relay for Life Experience - 06/21/09 07:03 PM
This is a picture of my group, the ones in the purple Tee Shirts. I had mine on too like every other cancer survivor who was there. This was my first time to participate as a survivor, my cancer free diagnosis coming in February. My girlfriend was not quite as enthusiastic as I was. Care givers look at these things differently. The cancer survivor wants to honor their successful struggle, while the care giver doesn't want to be reminded of it. Watching me go through treatment was a very frustrating experience for her, not because I was unkind, but because she could do … (1 comments)

AT&T gives into iPhone pressure - 06/18/09 06:28 PM
AT&T has been deluged with complaints so they have relented on giving the upgrade price to everyone whose contract renews in July, August, or September. You can go into Apple tomorrow and get your new phone at the upgraded price of $199 or $299. Mine was set to renew on September 29th. Yippee!

Michael's Cancer Blog and my personal experience with cancer - 06/18/09 12:13 PM
Yesterday, Michael blogged beautifully about his wife's struggle with cancer and the heartbreaking loss of her life. He began to detail how we deal with warning signs, how we ignore them, and the fallibility of the medical community. It touched my emotional core because I just got my cancer free diagnosis in late February, and now I am on the 5 year watch because in my stage it has a pretty good percentage of coming back. The post left me in tears because of how it brought back my own experience, the sometimes survivors guilt we have when the treatment is … (3 comments)

How I wasted $69.95 at www.godaddy.com - 06/17/09 11:43 AM
What is in a name? If it is a URL it seems like it's money. I have lots of domain names, but for my team I didn't have the initials of it and I wanted to hope that I could get it if it was available. Every permutation of it was gone. I felt like I violated the first law of your real estate URL, protect what is around it. So I saw that godaddy.com had a program where I could have them do an appraisal on what I wanted, and they would personally negotiate for me to buy it. Well, … (19 comments)

If you don't believe in the power of Twitter, look at Iran - 06/16/09 09:31 AM
I think it is pretty universal that it is an understatement to say that the iran election is flawed. A hanging chad can't begin to describe the corruption. Hussein Moussavi in his home prvonce is extremely popular, and before you could count the huge amount of PAPER BALLOTS, they declared a landslide for the nutball Ahmadinejad. Now Mr. Moussavi is not a left wing candidate, but he does seem sane. What is remarkable is that despite government efforts to shut down the internet, and stop Facebok, there seems to be an unstoppable Internet revolution being led by none other than Twitter! … (4 comments)

An Apple iPhone a day keeps the blues away - 06/15/09 10:43 AM
Just a note to iPhone users. I was in a town outside Oklahoma City this weekend to see a live play at a local but professional theater group. On Saturday afternoon I went to pick up the tickets for the evening performance and getting out of the car my iPhone fell out. Two hours later I called the theater and they told me that it was on the ground in the parking lot and they had it. I went to pick it up and in dropping it, the screen was gone, but the guts seemed okay.
On Sunday, I went to … (13 comments)

What I learned about Oklahoma City today from Google Alerts - 06/10/09 01:10 PM
I have been seeing post and comments about Google Alerts, and I have posted on it also. For one thing I track myself on Google. I can see how long it takes for Blog posts to be indexed, and I can see how my profile is being received on Google. The last week I have been seeing that signing up for www.naymz.com has been helping Joe Pryor on Google. Most importantly, I can keep up on important happenings and events in my town. Let me give you a list of what I learned today about my town, Oklahoma City, from Google alerts. … (5 comments)

iPhone news hot from San Francisco June 8th - 06/08/09 03:22 PM
Yes, there is a new iPhone and it is coming June 19th. The $299 phone is 32GB, and the $199 phone is 16GB. Besides the upgraded OS, it has an upgraded camera that has auto focus, and it is capable of doing video which was highly requested. They have also improved the email function.
Starting today, the older 8GB phone has been reduced to $99. The other news from the Developers Conference is that the new operating system will be released on June 17th for the current iPhone owners. The Safari browser is also being upgraded. More news as it becomes available.

Music to cure the blogging blues - 06/05/09 12:10 PM
There has been way too many serious posts lately, mine included. It's Friday, I have over 8,000 songs on my iPod to match the tax credit, and a hook up in the car and I have the bloggin blues. I need a fix! The problem is choices, but I thought I would hone it down to a few emotional genres. Hope you like it and if you do I will do a jazz and a classsical one. After all Cole Porter is never out of style! Try these and crank it up!
I'm in a Honky Tonk state of mind
Can anybody … (12 comments)

Beam your Vcard with the iPhone - 06/02/09 06:42 PM
One of my favorite applications for the iPhone is BeamME Pro. I can give my full business profile plus picture, and I can beam it to another smart phone, an email, or a Twitter account. The Pro version has no advertising, so I would recommend the $4.99 price for this upgrade. Just to check it out you can try the free version.
Now BeamME has released another application and this one is a separate charge of $5.99 called BeamME Pitch Document Sender. With this you can send a brochure, Word documents, PowerPoints, or a PDF to a smart phone, email address or … (3 comments)

Are Realtors ready for the next real estate boom? - 06/01/09 03:44 PM
It has been an interesting day. The company that used to represent 10% of national GDP filed for bankruptcy. We can only hope that from this crisis they emerge a smaller, smarter, and profitable company. It's also cause for me to remember when I had major personal crisis in my life like death of a parent, divorce, and cancer. I would like to say that every panic attack meltdown I have had resulted in a brilliant reorienting of my priorities, and that I emerged a wiser person. Sometimes yes and sometimes no, we are all human. But it got me to thinking … (66 comments)
