Yukon Oklahoma Resort Like Acreage Property - 08/31/09 04:39 PM
Sometimes a property is hard to fit an exact description. 9004 Chukar Rd, in Yukon, Oklahoma is hard to categorize, and really that's a good thing. This home has more features than any home I have listed in 20 years of real estate. it starts with a main home of 35620 SF. The main home has 4 bedrooms, 3.5 baths, 3 large living areas, and a side load two car garage. The home sits on 2.75 beautifully landscaped acres with a full sprinkler system run off a well, while the main home has a private water system. One of the special upgrades is a full media

A Realtor and a former client I will never forget. - 08/30/09 11:04 AM
I know that marketing trainers always say that the rant is one of the many ways we can blog consistently, I think that sometimes the idea is misconstrued. Ranting about how bad other Realtors are in my opinion sometimes goes to far. So I want to talk about an experience I had in 1995, and thank you Judi Barrett of Idabel, Oklahoma for inspiring me in your blog today about telling AR something good that happened. Here is the story. A close friend on mind said I have a referral for you, but you may not want it. I was naturally intrigued, and still

Are you the driver or are you driven? - 08/28/09 10:46 PM
Let me set the scene. The year was 2005, and the market was cookin. I had had a successful career, but this was a year that was off the charts. I had hooked into a very large investor network and it seemed I couldn't keep up with the business. I was addicted. I finally knew what heroin felt like to an addict. It was never going to be enough, and I was up to the task, or so I thought. Then August came, and besides a record heat wave in Oklahoma City where no day was under 100 degrees, I had

More on the worst day of my life, how do you get through it? - 08/25/09 01:46 PM
So now it is 1 year plus 1 day. yesterday my post was an unplanned stream of consciousness story about a major event. It could have been a heart attack, or some other terrible disease. What is was, was cancer. It is strange to think that an organism that wants to live has to kill you in the process. Does that make sense? No, but me getting cancer didn't either. At some point we are all going to get some does of reality shoved down our throat, and at some point that body that started out as a baby is going

One year ago today was the worst day of my life - 08/24/09 09:35 PM
Has it been a year? Time is becoming very difficult to quantify. Has it gone fast or does it seem like forever? It started in January last year. I had gotten back from Inman News in New York totally pumped on blogging but very fatigued. Then the flu hit me or so I thought. I couldn't get out of bed for a week. Then something started to protrude out of my neck. I thought, this is weird, but maybe it is just an infections I wondered why I was getting so many colds and fever in the last three years, but i was 60 years

Short Sales in Oklahoma City, an Educational Guide for Sellers and Buyers-Part 7 - 08/22/09 01:45 PM
Part 7-Final Thoughts and Advice For Realtors. I wanted to make an even stronger appeal to Realtors who think that they can do a short sale by on the job training. It won't work. Get training, mentoring, and your CDPE designation. Short of that, excuse the pun, if you refer to someone who knows how to do this and cares, you can get a fee and it just might close. Also please remember that this is not a normal sale, and these are very distressed homeowners. You need to act like a PhD psychologist to start. Then you need to understand

Short Sales in Oklahoma City, an Educational Guide for Sellers and Buyers-Part 6 - 08/20/09 06:07 PM
Part 6-Red Flags We have gone through the process of what constitues a short sale, what you need to put together for the mortgage company, and how to choose a Realtor and finding the right buyer and buyer's realtor. Now let's go into a few Red Flags to watch our for. Red Flag #1. Lack of transparency. More lenders are calling for an arms length relationship. BA/Countrywide is especially firm on this. if i want to buy the short sale and leave the owner in as a renter, they will probably kick it back, as they have in relatives buying the

Short Sales in Oklahoma City, an Educational Guide for Sellers and Buyers-Part 5 - 08/18/09 10:18 AM
Part Five-Qualifying a Buyer So far we have concentrated on the meaning of a short sale, the advantages, and how it relates to the seller. But a successful short sale needs a qualified buyer otherwise this is an academic exercise with real life consequences. First a buyer needs a good Realtor. Okay I know this is a cliche, but what I mean is, a realtor who either has a knowledge of the short sale process, or a willingness to learn from an experienced short sale listing Realtor. Since most of the time I represent the owner, I find our team teaching the

Short Sales In Oklahoma City, an Educational Guide for Sellers and Buyers, Part 4 - 08/17/09 03:14 PM
Part 4-The Marketing, Contract, and Negotiation We have gone through the interview process, we have all the documentation required by mortgage companies, we know the mortgage situations, and if any other types of liens have been filed including tax liens. We now know what we are working with. What's Next? Pricing. How you price a short sale depends on the market. In Las Vegas, pricing is going to be much different than Oklahoma City because Oklahoma City is not doing poorly. Let's take a recent example. The home had been marketed at a $185K price bu the previous Realtor and 5

Short Sales in Oklahoma City, an Education Guide for Sellers and Buyers-Part Three - 08/16/09 10:26 AM
Part Three-Choosing a Realtor as a Seller This is where I first invoke the Code of Ethics we abide by, that informs us that it is unethical to try to do something when we do not have the expertise to do it. When you are holding someones future credit history in your hands, a short sale is much more than a normal transaction, and it should not be done as on the job training. You would be better off to refer it to an experienced Realtor and get a referral fee, rather than put your potnetial client in jeopardy. Sadly, I

Short Sales in Oklahoma City, an Educational Guide for Sellers and Buyers, Part 2 - 08/15/09 09:13 AM
Part 2-What consitutues a Hardship for a homeowner and what is the next step. In Part 1 we went over the reasons why a homeowner should consider a short sale if they are in default on mortgage payments. In this section we will go over what a mortgage company needs in order to accept the homeowner as a short sale . In many areas of the country where bubble prices have deflated, many people are under the value of their mortgage balance. In Oklahoma City, that has happened in very few cases. A mortgage company is no automatically going to give you

Just got the GS and I found to my surprise a very useful feature - 08/15/09 08:45 AM
Okay, my 3G cratered, Apple replace in under warranty, I sold it for $99, it was the 16 Gig, so for a 100 bucks I got the new one. It is faster and I like that, and it has a battery life that is much better. I could have used that in San Francisco at Inman. But the feature I love that comes with the phone is the compass. Yes I am a guy and my sense of direction is limited. I think GPS's were made for us so that we didn't have to stop and ask for directions. But the

Short sales in Oklahoma City, an Educational Series for Sellers and Buyers Part 1 - 08/14/09 06:41 PM
Part One-What is a short sale and why do one? Let me first state that Oklahoma City compared to the rest of the nation is doing great. This does not mean that evertything is perfect here in the Heartland. The last seven years has seen easy money, low qualifying credit scores, and the overall national meltdown has not left us unaffected. We have foreclosures and we have short sales. For many this is a devasting loss, but for others, they seem to be unaffected about losing a home. Our team does not care about whether you care or not becasue someday

Inman News Twitter breakout session - 08/14/09 01:17 PM
I have seen many comments about Twitter here on Active Rain, but the more i do webinars and the more out of state meetings i go to, I have come to realize that Twitter is the next big thing on the web, and it would be good to get into it now. Google has already won the search game so that one is over, but Facebook and Google are going after something more. It is to have the dominate platform of the 21th Century. But before you concede a two horse race, Twitter is moving up fast. I know Facebook has

Words of Advice on branding from Zappos CEO at Inman - 08/13/09 06:39 PM
Deliver Happiness. Okay I spoiled the rest of the blog. Did you ever see two words more powerful than this when you are wanting brand your experience. Zappos has gone through a few mission statements but they have evloved to those two words. That could be the shortest but most effective blog post I could think of especially when we deal in service. But since I have a lot of blank space down below, let me fill in the highlights of the speech given by Alfred Lin, the Chairman, COO, and CFO of Zappos. Point 1. He used a quote from

Mediterranean Imports an Oklahoma City Gem - 08/12/09 07:36 PM
Sometimes you just need some food that is a little different, and I am blessed to be close to 3 Mediterranean food sources. You can always get fast food pumped with chemicals, sugar, or salt and sometimes all three, or you can go to a family owned business that believes that food should be fresh, and spices should be homemade. Mediterranean Imports is just that. It isn't open for dinner but what a lunch If you crave a great Greek Salad they have one. If your taste buds crave Hummus and Falalfel, and Tahini, they got it. Or if you just

I linked a great article on a solution to the housing crisis - 08/12/09 05:45 PM
An article today in the L.A. Times has again introduced a novel workout idea. If people are underwater on their homes, and it is predicted that could run as high as 48% of metropolitan areas at some point, if you are not going to do loan mods, then let the owner stay in the house and rent. The cost of a foreclosure is trypically at least double that of a sdhort sale, and even more than a workout. However, some workouts are not possible due to job disruption, medical problems, or divorce. The cost to neighborhoods cannot be measured in dollars

Todd Laine: Oklahoma Citys best general contractor for Realtors - 08/11/09 05:42 PM
About 15 years ago I bought a home built in 1939 that needed a serious remodel. I was doing an open house one block away and in walked Todd Laine who lived down the street. The home I was in was rehabbed by a flipper, and Todd started showing me all that was done wrong, and it was all true. I asked him if he had time to come to my house and he did. What started with some remodeling jobs turned into a great working relationship and a close friendship thrown in. You see, Todd is one of those anal

Realtors need more education than ever - 08/10/09 06:50 PM
I remember my first forays in the real estate world in 1989. It was a much simpler world back then. Most all loans were fixed 30 years, and some brave souls went 15. We were 7 years past negative am loans and I thought that was over, not so. I could sit on open houses and sell it and pick up buyers, and people actually read the newspaper to find out about real estate. As long as I knew the qualifications for Conventional, FHA, and VA I was good to go. I had floor duty and got leads, I handed my business

Oklahoma City leads the nation in income growth - 08/09/09 06:31 PM
In another proof as to why property values have not gone down in Oklahoma City, the U.S. Bureau of Economic Analysis has issued statistics showing that from 20076 to 2008, Oklahoma City lead the nation with a personal income growth of 6.9% Five of the six fastest growing metropolitan areas with populations of greater than 1 million were in Oklahoma and Texas. The Bureau cited the strength of oil and gas exploration, and construction contributed to our growth and that of the next three cities of Houston, San Antonio, and Dallas. In the survey of 366 metro areas, the average was

Inman News News from real Estate Connect - 08/08/09 07:25 PM
Inman News was just great. Having to miss the January meeting do to pressing health issues, it was a year since I attended. I was impressed about how different this meeting was. The first day in the blogosphere felt like a blogging PHD study compared to earlier meetings. I will write some in depth observations, but I wanted to share some highlights. Number One. Jim Cronin of The Real Estate Tomato did a seminar on WordPress Hacks. Now he did say that is a misnomer since it is an open source platform, so he did share his favorite widgets and plugins. Using

Barking Dog Bakery in Oklahoma City is a treat.....for dogs - 08/07/09 09:47 AM
Charlene and I are big fans of quality foods. We have a dehydrator to do raw foods, eat fresh fish, and love organixc produce. So why do healthy people feed therew dogs kinds of food that as humans we wouldn't touch? The Barking Dog can help you. First, they do all natural dog bones they make. Ingredients like bananas, honey, are used with fish to create a tasty and healthy bone. If your dog has allergies they also have no wheat and corn treats. The salmon-swwt potato treat and the lamb-rice cakes are fit for the finest podles on earth which

Jeff Turner wisdom at Inman News - 08/06/09 11:59 AM
Excuse me if my typing and presentation is bad. I am sitting at Inman News in a chair packed in with a record turnout. Jeff Turner always inspires me becasue besides being brilliant, it is never about him when he talks. I want to give you his 8 keys to your marketing and I recommend you become a premium member of Inman News so you can see the presentation and fill in the blanks. 1. Look beyond real estate for marketing innovation. 2. Move offline to online marketing. 3. Care deeply about something and share it. 4. Share opening and often. 5.

Avalon Seafood Market is another Oklahoma City Gem - 08/04/09 05:35 AM
I am luck that Avalon Seafood market is just down the street from me. Located at 7712 N. May Ave. in Oklahoma City, I can go down one hour before dinner and get the freshest seafood in town. Last night we got Ahi Tuna for sashimi because we were leaving the next morning and didn't want to cook. In other evening and it might be Escolar, a buttery tasting ivory white tuna, or Marlin, or Yellow tail, or green mussels. We eat lots of seafood, and when they say it is fresh, it is. Avalon also has cooking classes, where small

Is there Sensible Health Care Reform? A Personal Story - 08/03/09 08:33 AM
Let me state my first disclaimer, I am not smart enough to have the answers to health care reform and neither are you. In fact, I am wondering who has the smarts. Whatever comes out of Washington it will be imperfect as all major changes are. I know the American public has lost faith on a grand scale that D.C. can govern wars, foreighn afiiars, the budget, or here is where you throw in the kitchen sink. Second disclaimer, I am an unabashed and unapologetic liberal, and I also don't think conservative is a curse word. In fact the only problem with labels

Parkway Cleaners in Edmond, Oklahoma goes Green - 08/02/09 02:28 PM
I know that it is hard to make a dry cleaners sound sexy, but Parkway Cleaners in Edmond Oklahoma does just that. The owner, Mark Neighbors is passionate about cleaning, and he is advanced beyond most places in the country, like bloggers and social networkers go one step beyond in marketing. First, let me talk to about technology. Mark hired an Italian company to build the largest conveyor belt dry cleaners system they had ever built. When you walk into Parkway and give them your name for pick up, the system automatically starts moving. When your laundry and/or dry cleaning come

Thomas Wolfe was wrong, I can go home again - 08/01/09 05:20 PM
Two months ago after the death of my mother, we sold the second home I ever lived in up to college. In 1959 my dad was a successful executive, and having a new home built was a prestige, yes I have made it kind of status symbol. It was a stacked stone beauty and for the first time I had a bedroom to my own. But when the house closed I had no sense of nostalgia, nor any sense that the home had a presence in my life anymore. I missed my mother terribly, but that was no our house, 3149
