florida: Don't Chase the Market - 02/26/09 04:54 PM
In a market like this, if you are a seller its important to price your property correctly, even if its painful, to avoid chasing the market . It may make you feel better to list your property higher but in reality the market will determine what the property is worth. Putting the correct number on it right from the start will save you money and avoid any unnecessary delays in selling your property.

florida: Good Value or a Steal - 02/20/09 08:38 AM
Many buyers are coming into town with the idea that they will be able to just steal any property on the market. They assume the economy is bad and people will just be happy to sell their property. While there may be some truth to this, most sellers, especially in the luxury market are not going to give away their properties. Serious buyers should be looking for good value and buy smart. Your not going to get a condo worth 1.5 million for $900,000. If you could every Realtor in town would be flipping properties. Sellers and buyers have to be realistic

florida: The New Stimulus Plan - 02/19/09 05:25 PM
Its nice to see things moving along in Washington and after waiting so long hopefully these new stimulus plans will help put the real estate market back on track. Lets hope everything is being monitored and more help is given when needed in the right places. I like the idea of giving the banks cash incentives to get their job done because I don't think they will comply any other way. Many people are against the way some of this money is being used but so many people are being damaged by foreclosures and the lack of money being available for loans

Tonight and tomorrow should tell us what the new administration has in store for the housing industry as the new stimulus plan is rolled out. Look for things such as a cash infusion of 50 to 100 billion dollars hopefully going to the right places. Housing is the most important part of the economy and until its addressed in the proper way the whole economy will not get better.

florida: Exposure and Selling Your Luxury Property - 02/09/09 07:19 AM
In todays market the one thing you can't cut back on is advertising your luxury property if you really want to get it sold. In fact you need to do more of the right advertising to get your property exposed. The internet is the dominating factor in the sale of luxury property mainly because it reaches around the world as opposed to print which just targets a select area. Print still has a place in any marketing plan but it just isn't the main focus any more which is evident by the decision of the LA Tmes to discontinue its real estate

florida: Real Estate is Selling Everyday - 01/30/09 02:08 PM
The nice thing about real estate is that even in the most challenging of times things still move. Properties are changing hands everyday. Buyers and sellers should stay positive. People need a place to live and people have to sell for various reasons and things keep rolling along. Much like the stock market or other commodities, through good times and bad, things keep moving, and run in cycles. We have to remember to celebrate the high part of the cycles and hang on during the low part.

florida: What Does it Take to Sell Your Property in Today's Market? - 01/27/09 04:59 PM
This is the question that many people want the answer to in today's challenging market. The answer is actually very simple but one difficult for some sellers to accept. The sellers who understand this principle sell their properties and move on with their lives and on to their next property. All you need to do is create value for the buyer. In this market you have to show the buyer he is getting value by putting the correct price on the property. When you do this you will sell like other sellers are even in this challenging market.
