Sales are up 36% in Palm Beach County when you compare January 2010 to January 2011!  That's great news as smart buyers are taking advantage of low interest rates, great home prices and a large selection to choose from.  Buyers are really feeling good about real estate again and the incredible investment that it is.  Now is the time to get a great deal on the water.

The main reason that the market is much busier now is the fact that the seller's are accepting what the market is telling them.  They have adjusted their prices and this is why we are seeing so many sales at this time.  Why does it take so long for everyone to see things in a realistic way?  Just human nature.

There are many obstacles to getting a piece of property sold these days. Such things as low appraisals, tight money and nervous buyers. These things tend to slow everything down and cause alot of stress for the sellers and all involved in the deal.
The bottom line is that properties are selling everyday and with the correct frame of mind most things can be worked out.  If the seller wants to sell and the buyer wants to buy everything is possible.

market: Local Markets Are Different Around South Florida - 10/21/09 09:48 AM
As I speak with many customers around the world I see that many of them only have information that they get from their local news station which quite often does not paint an accurate picture of what the market is currently like here in Boca Raton.
The problem is that when a local news station does a story on real estate in South Florida they usually are talking about Miami or West Palm Beach and people hearing it do not realize that those two markets are very different than Boca Raton and many other South Florida communities.

market: Pending Home Sales Rise Across The Country - 08/05/09 12:24 PM
Pending home sales Nationally were up in June for the 5th month in a row.  The last time this occurred was in 2003.  A great sign indicating things are starting to move in the right direction.  Prices are down and inventory is disappearing and some areas are seeing some serious price stabilization. Buyers continue to take advantage of low interest rates, many homes to choose from and great Government incentives. Any serious buyer would have to be in the market at this time.

Even in slow markets the one thing you can count on is that every property sells. There is no exception to this. Even if it takes longer than you would like, you can be sure your property will sell if you use a good Realtor and you do everything your supposed to do.
The most important thing you must do is price your property correctly now.  This may be painful, but if you really want to sell you must price your property ahead of the market to get it sold. Don't chase the market all over the place.

Atleast a few times a day someone will ask me when  the market will get better.  I guess that depends on who you talk to but if you ask any people looking to buy property right now they will tell you that the market is just great.
The market will become more balanced as the inventory declines.  Like all commodities its all about supply and demand.  I remember a short time ago when people trying to sell were saying the market was just great and people looking to buy were looking forward to the market changing a little.

The one good thing about the real estate market is that you can always benefit from it in some way regardless of how strong it is.  Now is the time that the buyers have to step up and capitalize on all the good things that they have going their way.  Low interest rates,plenty of inventory,flexible sellers,and many bank owned properties are all waiting for you.
The key is to take advantage of all these things when it counts. Just like the stock market, if you wait until everyone else is buying your to late! Nothing last forever.

I am glad to see things are really looking better with many buyers getting great deals. My office is very busy and prices are really starting to be where they should be which is getting more and more buyers off the fence. If you buy smart now and stay in the property for 3-5 years you will be fine. As things continue to improve, the really great buys will slowly disappear.
