The main reason that the market is much busier now is the fact that the seller's are accepting what the market is telling them.  They have adjusted their prices and this is why we are seeing so many sales at this time.  Why does it take so long for everyone to see things in a realistic way?  Just human nature.

Prices seem to be stabilizing here in Boca Raton and while running the comps for several communities the numbers have really improved. Serious buyers are really taking advantage of the low interest rates and the current market conditions to secure their piece of what looks like the last part of one of the best buyers markets in history. All you here about these days are short sales. Just the words short sale puts an incredible picture in the heads of buyers of incredible deals and something for nothing. This has alot to do with the low listing prices that they see on these short sale listings.  They see this incredibly low number and assume they will get it for even less than that and they also assume the bank will surely take whatever they can get.

I have talked to many property owners this past week and there are still some that don't have a true picture of what is going on in the market.
Its very hard to forget how sweet it was in 2004/2005 and how fast things were appreciating. We have to forget that time and be realistic.  If you bought a property at the height of the market it has lost value and its important to realize that when things turn around values will start climbing again.  Thats why real estate is one of the best investments you can make.

Many buyers are coming into town with the idea that they will be able to just steal any property on the market.  They assume the economy is bad and people will just be happy to sell their property. While there may be some truth to this, most sellers, especially in the luxury market are not going to give away their properties.
Serious buyers should be looking for good value and buy smart. Your not going to get a condo worth 1.5 million for $900,000.  If you could every Realtor in town would be flipping properties.

Service contracts are a great selling tool especially in a challenging market like we are in now.  When a buyer is shopping out properties, especially those in the lower price ranges, they definitely will lean toward a property that has a service contract in place knowing that they can enjoy peace of mind after they move in.
