tenants: Another Option for Landlords & Tenants - 12/22/08 03:36 PM
With the new law that has just passed in Tallahassee landlords now have the option of adding a penalty in when a tenant breaks a lease.  This would allow the tenant to pay 2 months rent and be released from any further action if they break the lease.
This new law has the potential to benefit both the landlord who may just want some quick compensation and the tenant who may have a job change or some other matter come up and need to break the lease. Both parties must agree to this new clause when the lease is signed.

tenants: Fannie Mae Protects Renters - 12/17/08 08:16 AM
As we progress through this difficult cycle its nice to see adjustments being made to help the people who need it most.
Fannie Mae has come up with a program that will let current tenants in a property that has been foreclosed on stay in the property. They will arrange a short term lease with the tenants so they are not just put out.  They are also offering compensation instead if the tenants would like to move on.

There is a new law on the books for the state of Florida and it effects people who will be entering into leases.  Now when you enter into a lease you will be given the option of paying 2 months rent as a penalty if you decide to break the lease.  If you choose not to exercise this option the lease falls back to the way its always been in the past. The large rental companies who own many buildings have been trying to get this on the books for a couple of years and this provision should be showing up in their leases … (0 comments)

Every market creates different circumstances that affect different parties in different ways.  One thing that is becoming way to common in this market is the bad effect foreclosures are having on innocent tenants.  Often times the first hint of trouble they are getting is from a letter or notice they happen to find at the house that hints their landlord is being foreclosed on.  Many times the tenants aren't aware of whats going on until the bank notifies them that they have taken back the property and are giving them 30 days or even less to leave.
