I can always depend on my friend Bill Wendel to have a new and radical perspective on anything that has to do with the real estate consumer. His post on expired listings made me wonder why expired and withdrawn listng numbers are not reported in the media. If stats like pending sales (vs. actual sales, I guess) can make real estate headlines, why not also use expired, canceled and withdrawn listings, let's call them FAILED listings as Ardell Of Rain City Guide does in her posts on the impact of failed listings on the overall real estate … (0 comments)

Windshield Tour - Cooper-Young Neighborhood, Memphis, TN - 12/26/09 07:11 PM
I thought it would be interesting for those living outside of Memphis (and maybe some who live in the suburbs, but don't get into the City much) to get a taste of some of Memphis' interesting neighborhoods.I am calling these "Windshield Tours" because I am shooting them as I drive through the neighborhoods.  These won't be travel logs, or cinematic masterpieces, just quick overviewsPlease pardon the errors in this first tour.  I wanted to be as spontaneous as possible. Flyer box consistently empty? Why have one in the first place? - 12/05/09 02:11 PM
What's dumber than an agent who takes a million dollar listing, installs a sign and flyer box and doesn't keep the flyer box filled?  The answere could be the seller who hired them.  Keeping flyer boxes filled has always been a hassle, and I have seen them serviced in many ways:  assistants,  the listing agent, courier services - No matter what you do, it's always hard to keep them stocked.  Hard to keep them stocked, but a sin to leave them empty for days or weeks.
There is a simple solution:  Don't provide a flyer box.
