      <description>&lt;p style="color: #333333; font-family: Georgia, 'Times New Roman', 'Bitstream Charter', Times, serif; font-size: 12.727272033691406px; line-height: 18.99147605895996px;"&gt;I encourage consumers to be well-informed, to do research, ask lots of questions and be comfortable with their decisions. &amp;nbsp;I have been interviewed by both potential listing and buyer clients a number of times over the years. &amp;nbsp;I am always amazed at the range of questions and wonder how the interviewers are weighing my answers.&lt;/p&gt;
&lt;h3 style="color: #333333; font-family: Georgia, 'Times New Roman', 'Bitstream Charter', Times, serif; line-height: 18.99147605895996px;"&gt;Where do those questions come from?&lt;/h3&gt;
&lt;p style="color: #333333; font-family: Georgia, 'Times New Roman', 'Bitstream Charter', Times, serif; font-size: 12.727272033691406px; line-height: 18.99147605895996px;"&gt;Choosing your agent is a popular topic. There are literally thousands of articles and blog posts on how to interview a real estate agent. &amp;nbsp;Just Google a term like "interview real estate agent", and you can arm yourself with hundreds of questions and interview strategies. &amp;nbsp;There's the statistical approach: &amp;nbsp;how many homes did you sell in the last 12 months, average days on the market, list price to sales price ratio. &amp;nbsp;There's the area knowledge approach; experience approach; &amp;nbsp;license and designation approach (how many groups of letters are after your name on your business card?).&lt;/p&gt;
&lt;h3 style="color: #333333; font-family: Georgia, 'Times New Roman', 'Bitstream Charter', Times, serif; line-height: 18.99147605895996px;"&gt;What questions should you be asking?&lt;/h3&gt;
&lt;p style="color: #333333; font-family: Georgia, 'Times New Roman', 'Bitstream Charter', Times, serif; font-size: 12.727272033691406px; line-height: 18.99147605895996px;"&gt;In a recent interview I was asked what questions I would ask a real estate professional I was considering hiring. &amp;nbsp;I probably blew the answer with some some questions oriented toward making my strengths look stronger, but later, as I thought about that question more, I realized that I had not hired an agent to represent me in over 16 years. &amp;nbsp;If I were a consumer moving to another city and didn't know any agents other than their reputations online, my interview questions would go something like this:&lt;/p&gt;
&lt;p style="color: #333333; font-family: Georgia, 'Times New Roman', 'Bitstream Charter', Times, serif; font-size: 12.727272033691406px; line-height: 18.99147605895996px;"&gt;&lt;strong style="font-size: 13px; line-height: 19px;"&gt;1. Are you a full time real estate agent - is that how you make your living?&lt;/strong&gt;&lt;span style="font-size: 13px; line-height: 19px;"&gt;&amp;nbsp;&amp;nbsp;How many hours do you work at real estate a week?&lt;/span&gt;&lt;br&gt;&lt;em style="font-size: 13px; line-height: 19px;"&gt;Rationale:&lt;/em&gt;&lt;span style="font-size: 13px; line-height: 19px;"&gt;&amp;nbsp;&amp;nbsp;If an agent works another job, do they really have time to put everything they have into helping their real estate clients. &amp;nbsp;Are they available when necessary, or are they at work at their "real job".&lt;/span&gt;&lt;br&gt;&lt;strong style="font-size: 13px; line-height: 19px;"&gt;2.Are you a specialist or generalist?&lt;/strong&gt;&lt;span style="font-size: 13px; line-height: 19px;"&gt;&amp;nbsp;&amp;nbsp;Do you handle different types of properties - residential, commercial, investment, or do you concentrate on residential 100%? &amp;nbsp; Do you specialize in specific neighborhoods or do you work a 50 mile radius from your office?&lt;/span&gt;&lt;br&gt;&lt;em style="font-size: 13px; line-height: 19px;"&gt;Rationale:&lt;/em&gt;&lt;span style="font-size: 13px; line-height: 19px;"&gt;&amp;nbsp;&amp;nbsp;If you are buying or selling a residence, it just makes sense that you would work with an agent who has an intensely residential orientation. &amp;nbsp;Neighborhood specialists have a much keener insight into the micro-markets that the home you are selling is situated in, and much more knowledge of the condition, value, and quirks of the neighborhoods where you may be interested in buying. &amp;nbsp;Also there is the availability factor of an agent who is out of pocket (and possibly mobile range) showing properties in the woods somewhere when you need to reach them.&lt;/span&gt;&lt;br&gt;&lt;strong style="font-size: 13px; line-height: 19px;"&gt;3. How will you communicate with me?&lt;/strong&gt;&lt;span style="font-size: 13px; line-height: 19px;"&gt;&amp;nbsp;&amp;nbsp;The answer here can be quite revealing. &amp;nbsp;Ask the question, and let the agent talk, because what they say IS the way they communicate. &amp;nbsp;After they have done the speech ask about access hours, regularity of status reporting, updates on the market, whether you will be dealing with an assistant or the agent, etc.&lt;/span&gt;&lt;br&gt;&lt;span style="font-size: 13px; line-height: 19px;"&gt;&lt;em&gt;Rationale:&lt;/em&gt;&amp;nbsp;&amp;nbsp;Communication is extremely important. &amp;nbsp;Answers to this question and the discussion that follows should give you the feeling of a communication connection.&lt;/span&gt;&lt;br&gt;&lt;strong style="font-size: 13px; line-height: 19px;"&gt;4. Do you work alone or use assistants?&lt;/strong&gt;&lt;span style="font-size: 13px; line-height: 19px;"&gt;&amp;nbsp;&amp;nbsp;There is not necessarily a right or wrong answer here, &amp;nbsp;just a matter of YOUR preference. &amp;nbsp;&lt;/span&gt;&lt;br&gt;&lt;em style="font-size: 13px; line-height: 19px;"&gt;Rationale&lt;/em&gt;&lt;span style="font-size: 13px; line-height: 19px;"&gt;: If you are comfortable signing up with an agent and immediately being assigned an assistant to work with you, this is a non-issue. &amp;nbsp;If you want to work one-on-one with your agent, this is an important question that needs to be answered on the front end.&lt;/span&gt;&lt;br&gt;&lt;strong style="font-size: 13px; line-height: 19px;"&gt;5. Is your negotiating approach &amp;nbsp;Win-Win?&lt;/strong&gt;&lt;span style="font-size: 13px; line-height: 19px;"&gt;&amp;nbsp;&amp;nbsp;Another revealing question, and totally subjective depending on your approach to negotiations and life in general. &amp;nbsp;Let the agent talk - they will tell you how they negotiate. Listen. &amp;nbsp;Does it fit your style and personality?&lt;/span&gt;&lt;br&gt;&lt;em style="font-size: 13px; line-height: 19px;"&gt;Rationale:&lt;/em&gt;&lt;span style="font-size: 13px; line-height: 19px;"&gt;&amp;nbsp;&amp;nbsp;This is a part of finding a good match. &amp;nbsp;Maybe you think win-win is a little to warm and fuzzy, and you are into slash and burn negotiations - your choice.&lt;/span&gt;&lt;br&gt;&lt;strong style="font-size: 13px; line-height: 19px;"&gt;6. What will you do to make the process as stress-free as possible?&lt;/strong&gt;&lt;span style="font-size: 13px; line-height: 19px;"&gt;&amp;nbsp;&amp;nbsp;Yet another revealing question. &amp;nbsp;Listen to the answer - this is a good way to tell if an agent has a plan or if she is just a BSer. &amp;nbsp;&lt;/span&gt;&lt;em style="font-size: 13px; line-height: 19px;"&gt;Rationale:&lt;/em&gt;&lt;span style="font-size: 13px; line-height: 19px;"&gt;&amp;nbsp;You need to feel comfortable with the process and you want to know how the agent keeps the stress levels low.&lt;/span&gt;&lt;/p&gt;
&lt;p style="color: #333333; font-family: Georgia, 'Times New Roman', 'Bitstream Charter', Times, serif; font-size: 12.727272033691406px; line-height: 18.99147605895996px;"&gt;These questions will help you penetrate the hype and well-practiced scripts that many agents use to get your business.&amp;nbsp;Consider these as essay questions rather than short answer or multiple choice. &amp;nbsp; &amp;nbsp;There really aren't any right or wrong answers here, but coupled with what you have already learned in your research, the agent's answers to these open ended questions should give you a lot of insight into how they work and the quality of the relationship you will have with them.&lt;/p&gt; &lt;div class="agent_signature"&gt;

      <title>Myths About Realtors</title>
      <description>&lt;p&gt;&lt;/p&gt;&lt;p&gt;It's kind of sad that a few members of our profession have given the public a negative perception of Realtors. &amp;nbsp;The following post explores some of the myths about Realtors.&lt;/p&gt;&lt;div id="reblogging_tag"&gt;Via &lt;b&gt;&lt;a href="http://activerain.com/blogsview/3671142/myths-about-realtors"&gt;Susan Zwarych (Century 21 Fusion)&lt;/a&gt;&lt;/b&gt;:&lt;br&gt;&lt;blockquote&gt;
&lt;p&gt;&lt;span style="font-size: 16px;"&gt;There are a lot of myths about Realtors out there and we receive a lot of bad press and unfair attacks from a lot of people. I'm here to de-bunk some of the common myths about real estate agents.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-size: 16px;"&gt;&lt;strong&gt;1. Realtors do very little work in order to make a lot of money&lt;/strong&gt; - The average Realtor does NOT make that much money and can't be considered anything other than middle class. If a Realtor were to work out their hourly wage, it comes out to very little.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-size: 16px;"&gt;&lt;strong&gt;2. Realtors never tell the truth&lt;/strong&gt; - &lt;em&gt;Almost&lt;/em&gt; every Realtor I know is an honest, hard working person who will be upfront and honest in every situation. There is no industry that doesn't have a few bad eggs in it, but Realtors are just as honest, if not more honest, than every other professional industry.&lt;br&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-size: 16px;"&gt;&lt;strong&gt;3. Realtors charge commissions to do the same thing I could have just done myself&lt;/strong&gt; - Again, this is simply not true. Realtors are professionally trained to sell your home, have far more knowledge about local laws, the market, the process and are there to help and protect you. Why do people feel that they are just as knowledgable as a Realtor about selling a home, yet go to a lawyer for help with law, go to a doctor for medicine and go to an accountant for accounting? &lt;p&gt;&lt;span style="font-size: 16px;"&gt;&lt;strong&gt;5. Anybody can become a Realtor&lt;/strong&gt; - While it may not be the most difficult process in the world to become a Realtor, there is an examination and training process that is required. Beyond that, you won't last long in real estate if you are not educated, honest and hard working. So while any one could probably get a real estate license if they want to, to survive in the business you must act as any professional business person would.&lt;/span&gt;&lt;/p&gt;

      <title>Renters, beware of this Craigslist Scam</title>
      <description>This scam has been going on on Craigslist, and probably other sites for years, but it hit one of my listings yesterday. &amp;nbsp;Fortunately someone alerted me early that the listing was being offered for rent at about a third of market rent. &amp;nbsp;Of course it was a scam, perpetrated by someone off shore. &amp;nbsp;It generated 9 calls from my yard sign from people who had seen the ad and driven by the house, so, obviously, lots of folks search Craigslist for rentals and they all seemed to think they had found the ultimate deal on a rental.
&amp;lt;!--more--&amp;gt;
I replied to the email address on the scam, and got back an email from "Kristina Kilgore" , who claimed to be the owner, written in poor English, with overseas phone numbers, the mention of Nigeria, and a Rental Application designed to get personal information. &amp;nbsp; At the end of the application, this: &amp;nbsp;"Please do understand that, a refundable deposit of $600 MUST be put down first before receiving the keys and paper work from me as to secure the house for you while you go through."
This scam is actually pretty transparent. It has been going on for quite a while. &amp;nbsp;Does that mean that it is successful enough that people are actually sending the deposits to foreign addresses to people they have never met, &amp;nbsp;to get a good rental deal on a property they have never been inside?
Craigslist provides &lt;a href="http://www.craigslist.org/about/scams"&gt;scam warnings here&lt;/a&gt;. &amp;nbsp;Real estate listings all have a scam alert in the header which takes you to this useful information:
You can sidestep would-be scammers by following these common-sense rules:
&lt;ul&gt;
&lt;li&gt;
&lt;strong&gt;DEAL LOCALLY WITH FOLKS YOU CAN MEET IN PERSON&lt;/strong&gt;&amp;nbsp;- follow this one rule and avoid 99% of scam attempts on craigslist.&lt;/li&gt;
&lt;li&gt;
&lt;strong&gt;NEVER WIRE FUNDS VIA WESTERN UNION, MONEYGRAM&lt;/strong&gt;&amp;nbsp;or any other wire service - anyone who asks you to do so is a scammer.&lt;/li&gt;
&lt;li&gt;
&lt;strong&gt;FAKE CASHIER CHECKS &amp;amp; MONEY ORDERS ARE COMMON&lt;/strong&gt;, and&amp;nbsp;&lt;strong&gt;BANKS WILL CASH THEM AND THEN HOLD YOU RESPONSIBLE&lt;/strong&gt;&amp;nbsp;when the fake is discovered weeks later.&lt;/li&gt;
&lt;li&gt;
&lt;strong&gt;CRAIGSLIST IS NOT INVOLVED IN ANY TRANSACTION&lt;/strong&gt;, and does not handle payments, guarantee transactions, provide escrow services, or offer "buyer protection" or "seller certification"&lt;/li&gt;
&lt;li&gt;
&lt;strong&gt;NEVER GIVE OUT FINANCIAL INFORMATION&lt;/strong&gt;&amp;nbsp;(bank account number, social security number, eBay/PayPal info, etc.)&lt;/li&gt;
&lt;li&gt;
&lt;strong&gt;AVOID DEALS INVOLVING SHIPPING OR ESCROW SERVICES&lt;/strong&gt;&amp;nbsp;and know that&amp;nbsp;&lt;strong&gt;ONLY A SCAMMER WILL "GUARANTEE" YOUR TRANSACTION.&lt;/strong&gt;
&lt;/li&gt;
&lt;li&gt;
&lt;strong&gt;DO NOT RENT HOUSING WITHOUT SEEING THE INTERIOR, OR PURCHASE EXPENSIVE ITEMS SIGHT-UNSEEN -&amp;nbsp;&lt;/strong&gt;in all likelihood that housing unit is not actually for rent and that cheap item does not exist.&lt;/li&gt;
&lt;li&gt;
&lt;strong&gt;DO NOT SUBMIT TO CREDIT CHECKS OR BACKGROUND CHECKS&lt;/strong&gt;&amp;nbsp;FOR A JOB OR FOR HOUSING UNTIL YOU HAVE MET THE INTERVIEWER OR LANDLORD/AGENT IN PERSON.&lt;/li&gt;

      <title>Working for Commission</title>

&lt;p&gt;&lt;strong&gt;QUESTION:&lt;/strong&gt; &amp;nbsp;What's wrong with this scenario?&lt;/p&gt;
&lt;p&gt;You need a new refrigerator. You go the big box store and are engaged by an energetic salesperson. &amp;nbsp;She knows the specs for all the models off the top of her head, but you have done some research too and ask her some questions that require studying factory specs, and a call back to you at a later time. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;Within minutes you are doing everything you can to beat down the prices on the your favorite models. &amp;nbsp;You leave with the salesperson's card, and the she calls you back in a couple of hours with the answers to all your questions, offering to fax you the information. &amp;nbsp;You are a picky shopper. &amp;nbsp;You call her with more questions. &amp;nbsp;You visit the store and the salesperson 3 more times, &amp;nbsp;spending time with "your" salesperson, while other eager buyers wait. &amp;nbsp; On one visit, you prevent her from getting her scheduled lunch break with your persistent questions. &amp;nbsp;Throughout all this the seasoned salesperson maintained her professionalism and helped you at levels far beyond your exepctations.&lt;/p&gt;
&lt;p&gt;You see, the majority of her pay was based on commission, and it was in both of your best interests for her to establish a relationship and provide you with superior service.&lt;/p&gt;
&lt;p&gt;A few days later the lizard part of your brain gives you the BUY signal. &amp;nbsp;As you are driving by another branch of the same big box store, you swing into the parking lot, go in, and tell the first salesperson you encounter the make and model of the refrigerator you have decided on. &amp;nbsp;He &amp;nbsp;writes it up, schedules delivery. &amp;nbsp;You whip out your credit card, and in a total of 15 minutes, you have bought yourself a refrigerator. &amp;nbsp;The salesman gets full commission for his 15 minutes of work. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;The first salesperson, the one who spent &amp;nbsp;all that time with you, gets ZERO. You run into that salesperson from time to time when you are shopping at her store. You always greet her with a smile, and have even asked her advice on other appliances you will be needing in the upcoming months.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;ANSWER:&lt;/strong&gt; &amp;nbsp;Nothing. &amp;nbsp;You got what you wanted. End of story. Lots of people depend on commissions to survive. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;As a real estate agent, 100% of my income is based on commission, yet, it is not unheard of in this business to work with a home buyer for weeks, taking calls at crazy hours, juggling and re-juggling business and family schedules at their whim, establishing levels of rapport that rival those of family members, and showing them scores of properties, only to have them go to another agent to show them that ONE last house, which they buy without consulting you. &amp;nbsp;No guilt at their loyal agent making ZERO, while their second agent who probably spent all of 2 hours with them takes a 5-figure commission.&lt;/p&gt;
&lt;p&gt;Real estate and other straight commission people don't talk about this much. &amp;nbsp;If &amp;nbsp;you even think about it, it makes you crazy. &amp;nbsp;It's part of the business of commission sales. &amp;nbsp;You just suck it up and go on.&lt;/p&gt;
&lt;p&gt;I have a business card stuck in the corner of my white board from a big box store appliance salesman. &amp;nbsp;I took up a lot of his time when I was researching dishwashers a few weeks ago. &amp;nbsp;I am not quite ready to buy yet, but when I am, I know who my salesman will be.&lt;/p&gt;

      <title>Are you still selling houses?</title>
      <description>&lt;p&gt;The subject line of the email read: &lt;strong&gt;Are you still selling houses? &amp;nbsp;&lt;/strong&gt;The email was from a former client I am in face-to-face contact with at least once a year, and stay in more frequent through social media. &amp;nbsp;Yet by the time she sent the email she had already had a listing appointment with another agent. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;From the content of her message, it was obvious that she was not happy with the agent's stated commission rate, nor was she happy with the valuation of the property, or the repairs the agent suggested, and now she wanted my opinion. &amp;nbsp;I presume that if the other agent had offered a more reasonable commission, higher valuation and less repair suggestions, my client would have signed the listing agreement there on the spot.&lt;/p&gt;
&lt;p&gt;I told her I was shocked to see that she had contacted another agent before me, and that she new I was still a full-time agent, specializing in her neighborhood. &amp;nbsp;I did offer to visit for a CMA, inspection of the property and listing presentation.&lt;/p&gt;
&lt;p&gt;How do you maintain top-of-mind contact with former clients? How do you handle clients who go astray?&lt;/p&gt; &lt;div class="agent_signature"&gt;

&lt;p&gt;OK, I will admit on the front end that I do not require home buying customers to sign a binding Buyer Representation agreement before I show them properties. &amp;nbsp;I like the feeling of &amp;nbsp;building rapport and &amp;nbsp;relationships in a laid-back, friendly manner without wielding the big stick of an employment contract. &amp;nbsp;For the most part my customers like this &lt;a href="http://en.wikipedia.org/wiki/Andy_Griffith" title="Andy Griffith" class="zem_slink" rel="wikipedia"&gt;Andy Griffith&lt;/a&gt;-Mayberry method of doing business, and the vast majority of folks I show houses to end up buying with me. &amp;nbsp;I know that is contrary to everything they tell you in real estate classes, but I think that the majority of my colleagues take the same approach.&lt;/p&gt;
&lt;h3&gt;"Buyers are Liars"&lt;/h3&gt;
&lt;p&gt;Everybody who has ever worked in real estate has heard that tired cliche. &amp;nbsp; It's not true; &amp;nbsp;but given a real estate professional working for&lt;strong&gt; free,&lt;/strong&gt; finding and showing properties, doing estensive research on individual schools, day care centers, or golf courses, and providing multiple detailed market analyses at the customer's whim, &amp;nbsp;it might be easy for &lt;em&gt;some&lt;/em&gt; customers to take that professional for granted, or even fire him without notice or explanation.&amp;lt;!--more--&amp;gt;&lt;/p&gt;
&lt;h3&gt;Working without a net&lt;/h3&gt;
&lt;p&gt;A couple of times a year I lose a non-contracted buyer. &amp;nbsp;Maybe they stumble into an open house and fall so madly in love that they &lt;em&gt;have to &lt;/em&gt;write an offer right there with the listing agent. &amp;nbsp;Maybe they are calling FSBOs, thinking they will save a few bucks if they try to negotiate on their own. &amp;nbsp; Or they meet someone at a cocktail party who insists, "you &lt;em&gt;must&lt;/em&gt; use my agent". &amp;nbsp;Maybe they just don't like me &amp;nbsp;- our styles don't mesh - even though we have spent 25 hours and seen 30 houses together. &amp;nbsp;For that &amp;nbsp;time I have invested I get &lt;strong&gt;nothing&lt;/strong&gt;. &amp;nbsp; And what's almost as painful as losing a 5-figure commission is that these runaway buyers don't usually have the integrity to tell me the truth or pick up the phone and &amp;nbsp;fire me outright. &amp;nbsp; Its always like, &amp;nbsp;"we've decided to put the home search on hold for a while;" "we're not sure we want to buy in any of the areas we have been looking at;" or the last minute "we are going to have to cancel for today; sorry you went to the trouble of setting up those 10 appointments; we'll get back with about re-scheduling". &amp;nbsp;Then, a while later, comes the crowing about their new home on Facebook. &amp;nbsp; I don't care much for &lt;a href="http://en.wikipedia.org/wiki/Donald_Trump" title="Donald Trump" class="zem_slink" rel="wikipedia"&gt;Donald Trump&lt;/a&gt;, but at least when he fires you, you know you are fired.  So I just want to tell all my loyal clients, I LOVE YOU ALL. &amp;nbsp;Thanks for doing business with me, referring your friends and families, and taking the time to write &amp;nbsp;nice reviews about me online; and thanks for acting in good faith, allowing us to have a win-win relationship with everyone in the transaction. &amp;nbsp; Please understand, though, that from now on the home buyers you send &amp;nbsp;and all the buyers who find me online and through other sources will be under a Buyer Agency contract before they cross the first threshold with me.&lt;/p&gt;

      <title>Agents coping with the Memphis real estate market</title>
      <description>&lt;p&gt;As much as we ego-driven, type-A real estate agents, who have survived this epic down market and are still doing at least some business, don't like to admit it, times are tough. &amp;nbsp;An &lt;a href="http://www.commercialappeal.com/news/2010/nov/28/trying-to-cope/" target="_blank"&gt;article in the 11/28/2010 Commercial Appeal&lt;/a&gt; about agents supporting each other brings the point home. &lt;p&gt;&lt;big&gt;&lt;span style="color: #000099;"&gt;&lt;big&gt;Really.&amp;nbsp; I want to know.&amp;nbsp; &lt;strong&gt;&lt;em&gt;How will &lt;span style="text-decoration: underline;"&gt;you&lt;/span&gt; know when the market has hit bottom?&lt;/em&gt;&lt;/strong&gt;&lt;/big&gt;&lt;/span&gt;&lt;/big&gt;&lt;/p&gt;
&lt;p&gt;&lt;big&gt;&lt;span style="color: #000099;"&gt;&lt;big&gt;I know the answer.&amp;nbsp; Are you ready for it?&amp;nbsp; Can you handle the truth?&lt;/big&gt;&lt;/span&gt;&lt;/big&gt;&lt;/p&gt;
&lt;p&gt;&lt;big&gt;&lt;span style="color: #000099;"&gt;&lt;big&gt;We'll know the market has hit bottom &lt;strong&gt;AFTER&lt;/strong&gt; it's happened.&amp;nbsp;&lt;/big&gt;&lt;/span&gt;&lt;/big&gt;&lt;/p&gt;
&lt;p&gt;&lt;big&gt;&lt;span style="color: #000099;"&gt;&lt;big&gt;Yep.&amp;nbsp; Simple as that.&amp;nbsp; This is one of those things that cannot be predicted accurately.&amp;nbsp; By anyone.&amp;nbsp; Even me, and I've been doing this, well, lets just go with, long enough.&lt;/big&gt;&lt;/span&gt;&lt;/big&gt;&lt;/p&gt;
&lt;p&gt;&lt;big&gt;&lt;span style="color: #000099;"&gt;&lt;big&gt;&lt;/big&gt;&lt;/span&gt;&lt;/big&gt;&lt;img src="http://activerain.com/image_store/uploads/2/8/2/9/5/ar128758387059282.jpg" height="133" alt="Dollar Sign" style="margin: 4px; float: right;" width="200"&gt;&lt;/p&gt;
&lt;p&gt;&lt;big&gt;&lt;span style="color: #000099;"&gt;&lt;big&gt;If you would like to buy a home it's a great time to do it.&amp;nbsp; It's p&lt;/big&gt;&lt;/span&gt;&lt;/big&gt;&lt;big&gt;&lt;span style="color: #000099;"&gt;&lt;big&gt;o&lt;/big&gt;&lt;/span&gt;&lt;/big&gt;&lt;big&gt;&lt;span style="color: #000099;"&gt;&lt;big&gt;ssible that it will be a better time in a couple of months.&amp;nbsp; It's just as possible it won't.&amp;nbsp; Is that a chance you can AFFORD to take?&amp;nbsp; When those &lt;/big&gt;&lt;/span&gt;&lt;/big&gt;&lt;big&gt;&lt;span style="color: #000099;"&gt;&lt;big&gt;interest &lt;/big&gt;&lt;/span&gt;&lt;/big&gt;&lt;big&gt;&lt;span style="color: #000099;"&gt;&lt;big&gt;rates and home prices start ticking up and your payments jump&amp;nbsp;a couple hundred dollars -- will having waited &lt;/big&gt;&lt;/span&gt;&lt;/big&gt;&lt;big&gt;&lt;span style="color: #000099;"&gt;&lt;big&gt;really be a benefit?&amp;nbsp;&lt;/big&gt;&lt;/span&gt;&lt;/big&gt;&lt;/p&gt;
&lt;p&gt;&lt;big&gt;&lt;span style="color: #000099;"&gt;&lt;big&gt;I'm fine if you choose to wait.&amp;nbsp; You need to do what's best for you.&amp;nbsp; But if you're banking on buying when the market hits bottom -- well, at a minimum, you'll be a day late and a dollar short.&amp;nbsp;&lt;/big&gt;&lt;/span&gt;&lt;/big&gt;&lt;/p&gt;
&lt;p&gt;&lt;big&gt;&lt;span style="color: #000099;"&gt;&lt;big&gt;I'm just sayin'. . . &lt;/big&gt;&lt;/span&gt;&lt;/big&gt;&lt;/p&gt;

      <description>&lt;p&gt;Seems that nearly every AR post I read about open houses, and the comments that follow, touts the value of open houses for picking up new buyer clients.&amp;nbsp; Our industry has programmed home sellers to demand open houses as an effective marketing tool.&lt;/p&gt;
&lt;p&gt;Are you putting your client's (the seller) interests first when you go into an open house with the intention of signing up new buyers?&amp;nbsp; Are you representing your client's interests when you hit the jackpot, and have an open house visitor who wants to write a contract, allowing you to double-side the deal, while changing and dilluting your relationship with your client?&amp;nbsp; When you are presenting your marketing plan at a listing appointment, do you disclose that it is not really very likely that the listing will sell at an open house, but that you, the agent, will be very likely to pick up new business from holding an open house?&lt;/p&gt; &lt;div class="agent_signature"&gt;

      <title>Memphis Area Home Sales rise for May, 2010</title>

&lt;p&gt;According to &lt;a href="http://memphisrealestatebuzz.com/wp-content/uploads/2010/06/May_2010_mls-report.pdf" target="_blank"&gt;MLS sales numbers&lt;/a&gt; released by the Memphis Area Association of REALTORS&amp;reg;, May, 2010 home sales are up 16.4% from 2009  (1,195  vs. 1027) units.   Well,  duh.  Can you say Home Buyer Tax Credits?  Although Congress is trying to extend the closing deadline of June 30 for buyers who completed their contracts by April 30, 2010 to be eligible for the credit, the extension is currently stalled.   I will really go out on a limb here and predict that year over year sales will also be significantly higher for June.  Year to date sales are only up 2.9%.  Remember 2009?  It was a pretty dismal year for real estate.  When all the tax credit folks get closed, we are going to see an un-skewing of sales figures that will shock you.  But, for those who have followed the market, what is shocking is that 5 years ago in May 2005, there were 1,589 sales.&lt;/p&gt;

      <title>April Memphis sales down &#8211; house prices up</title>
      <description>&lt;p&gt;As I have pointed out in the past, the Memphis Area Association of REALTORS&amp;reg; releases 2 sets of monthly sales figures.  By the 15th of the following  month the  MLS  sales figures are released, then about a month later the final sales stats, as reported by the filing of deeds, are released.  Based on  MLS numbers, the April number of units sold dropped to 1063 from 1101 in April, 2009, a 3.5% decline. Median price of homes sold, however, rose by 14.3% (18.6% YTD).&lt;/p&gt;

&lt;strong&gt;Napkins stuffed in wine glasses&lt;/strong&gt; &lt;em&gt;(Creates a phony atmosphere.)&lt;br&gt;&lt;/em&gt;

&lt;li&gt;
&lt;strong&gt;Place settings on a table or bar&lt;/strong&gt; (Nothing says, "This home has been staged", more than dishes, stemware, silverware, and napkins.)&lt;br&gt;
&lt;/li&gt;
&lt;li&gt;
&lt;strong&gt;Old bath towels hanging on a bar with ribbon&lt;/strong&gt; &lt;em&gt;(Old towels will not give a buyer the spa feeling, even with a ribbon.)&lt;br&gt;&lt;/em&gt;

&lt;strong&gt;Single piece of artwork on a wall with nothing else in the&lt;/strong&gt; &lt;strong&gt;room&lt;/strong&gt; &lt;em&gt;(Buyers will only see the art and not the room, especially online.)&lt;br&gt;&lt;/em&gt;

&lt;strong&gt;Furniture store tags&amp;nbsp;on items that are for sale &lt;/strong&gt;(Staging should be about the house and not what furniture is being sold by a store.)&lt;br&gt;&lt;strong&gt;&lt;/strong&gt;
&lt;/li&gt;
&lt;li&gt;
&lt;strong&gt;Old, dirty rugs&lt;/strong&gt; &lt;em&gt;(Rugs should only be used to define space or add color. Buyers need to see the floors and what they are buying.)&lt;br&gt;&lt;/em&gt;
&lt;/li&gt;
&lt;li&gt;
&lt;strong&gt;Dusty, plastic trees with only a few branches&lt;/strong&gt; &lt;em&gt;(I don't mind trees, but they have to look nice.)&lt;br&gt;&lt;/em&gt;

&lt;strong&gt;Cuttings from bushes and branches brought&lt;/strong&gt; &lt;strong&gt;inside&lt;/strong&gt; &lt;em&gt;(Will wilt rapidly, and it will take the eyes away from the room.)&lt;br&gt;&lt;/em&gt;

&lt;li&gt;
&lt;strong&gt;Accessories that have nothing to do with the style of the home&lt;/strong&gt; &lt;em&gt;(&lt;/em&gt;&lt;em&gt;Example: You can't take a country look and put it in a contemporary house.)&lt;br&gt;&lt;/em&gt;

&lt;li&gt;

&lt;strong&gt;Sofa covered with a sheet as a slipcover&lt;/strong&gt; &lt;em&gt;(Planning on painting anytime soon?)&lt;br&gt;&lt;/em&gt;

&lt;strong&gt;Blow-up beds&lt;/strong&gt; (From personal experience: blow up beds will only stay fully inflated for a short time no matter how expensive they are.)&lt;br&gt;
&lt;/li&gt;
&lt;li&gt;
&lt;strong&gt;Plastic fruit&lt;/strong&gt; &lt;em&gt;(Fruit can be done right, but the majority of the time it looks tacky, creating a phony atmosphere.)&lt;br&gt;&lt;/em&gt;
&lt;/li&gt;
&lt;li&gt;
&lt;strong&gt;Breakfast tray on a bed with tumbled wine glasses&lt;/strong&gt; &lt;em&gt;(Creates a phony atmosphere.)&lt;br&gt;&lt;/em&gt;

&lt;li&gt;
&lt;strong&gt;Only two chairs in a living room&lt;/strong&gt; &lt;em&gt;(This will not give a buyer a sense of the space.)&lt;br&gt;&lt;/em&gt;

&lt;li&gt;
&lt;strong&gt;Wine bottle sitting on the edge of a garden tub&lt;/strong&gt; &lt;em&gt;(Creates a phony atmosphere.)&lt;/em&gt;&lt;em&gt;&lt;/em&gt;

&lt;/ol&gt;
&lt;p&gt;Tacky staging can spell &lt;strong&gt;disaster for your listing&lt;/strong&gt;. Why? Because we remember tacky! What you put in the home is the perception of what the value of the home is worth. Your poorly staged listing becomes, "That house with the saggy, deflated blow up bed," or "That place with the cheesy lamp like the one in my parents' house."&lt;/p&gt;
&lt;p&gt;If the accessories and furniture looks like you got it out of grandma's attic or down the street at a yard sale, the buyer could expect a yard sale price tag on the house. &lt;strong&gt;&lt;em&gt;&lt;span style="text-decoration: underline;"&gt;It is better to leave a house empty then to use bad d&amp;eacute;cor!&lt;/span&gt; &lt;/em&gt;&lt;/strong&gt;&lt;em&gt;Staging should enhance the architecture of the home&lt;/em&gt;, not show off poor decorating ideas. Bad staging draws attention to itself - and distracts your buyer from your listing!&lt;/p&gt;
&lt;p&gt;Please &lt;strong&gt;understand the quality&lt;/strong&gt; of a good home stager.&amp;nbsp; Know what services you are having your seller buy and &lt;strong&gt;who you are recommending&lt;/strong&gt;. They will be worth their weight in gold.&lt;/p&gt;
