According to MLS sales numbers released by the Memphis Area Association of REALTORS®, May, 2010 home sales are up 16.4% from 2009 (1,195 vs. 1027) units. Well, duh. Can you say Home Buyer Tax Credits? Although Congress is trying to extend the closing deadline of June 30 for buyers who completed their contracts by April 30, 2010 to be eligible for the credit, the extension is currently stalled. I will really go out on a limb here and predict that year over year sales will also be significantly higher for June. Year to date sales are only up 2.9%. Remember

As I have pointed out in the past, the Memphis Area Association of REALTORS® releases 2 sets of monthly sales figures. By the 15th of the following month the MLS sales figures are released, then about a month later the final sales stats, as reported by the filing of deeds, are released. Based on MLS numbers, the April number of units sold dropped to 1063 from 1101 in April, 2009, a 3.5% decline. Median price of homes sold, however, rose by 14.3% (18.6% YTD). When people ask, "How's the real estate market?" these days, I don't know whether they are making small talk of if they are really interested in what's happening in the national, local, or micro market. If they are interested, I don't respond with the usual pat real estate agent superlatives: Great, Amazing, Exciting, but with the word, "Interesting". The market cannot be easily described. There are just too many things going on that don't make sense and too many people doing commentary. Sorry, I guess I fall into that category, too. His post on expired listings made me wonder why expired and withdrawn listng numbers are not reported in the media. If stats like pending sales (vs. actual sales, I guess) can make real estate headlines, why not also use expired, canceled and withdrawn listings, let's call them FAILED listings as Ardell Of Rain City Guide does in her posts on the impact of failed listings on the overall real estate
