Spotted in Arvada - How NOT to Market Your Business - 02/24/10 04:35 PM
I was minding my own business in Arvada, CO (a historic small town between Denver and Boulder) when I saw this car in front of me at a red light the other day, and thought it was one of the funniest things I'd seen in a while. You may not believe it's real, but it was. Adverising financial services on the tail of a beat-up car, so cluttered it looks like people may be living in it, reminds me of some marketing photos of homes for sale. When pricing their home for sale, most Colorado home sellers believe they should price it a little higher than what they really want/need to get, to allow room to negotiate, because buyers always offer less. Is it true that buyers always offer less? And is it a good idea to 'pad' the price of your house? I'll address the second part of the statement first. It is true that buyers normally offer less. Most buyers believe the sellers have built in some negotiating room, and actually expect a lower offer. And the buyers are right about that. I did a quick (0 comments)

Denver Restaurant Week starts this Saturday and runs through Friday, March 5. You're right - Denver Restaurant Week lasts two weeks. It was just so popular last year, that many restaurants continued to offer the meal special, so this year the longer schedule became official. Participating restaurants will offer a multi-course dinner at a fixed price of $52.80 for two people, or $26.40 for one, not including tax or gratuity. Colorado - smack dab in the middle of the old Wild West - has some pretty wild storms, not the least of which are hail storms. I've heard we are in the hail capital of the nation. The hail can pile up until it looks like snow. I've actually slipped and slid my car up a hill in July due to hail. Now, don't let this frighten you into avoiding Arvada, storms that severe don't happen very often. But last July we had a doozy of a storm. While I was out previewing homes for sale in Arvada the other day, one of the owners was at home. It was an elderly lady, who got a sad expression on her face as she told me she had an offer she was about to sign, although she didn't really think it was good. I looked around for her agent, thinking he would be there to advise her. But no agent was there with this sweet lady as she struggled to make one of the biggest decisions of her life. Arvada's Huntington Heights Neighborhood is another desirable part of this friendly Colorado town. But it's not one of the new and trendy places, and it's not stuffed with grand estates. It's just in a nice location with established homes and mature landscaping. Huntington Heights is west of Wadsworth Blvd. (Arvada’s main north/south road), south of 72nd Avenue, and east of the beautiful Majestic View Park. It’s close to several smaller parks too, and Indian Tree Golf Course (a public course). The other day I was thinking how common it used to be to say that people who are renting could get a home of their own, for not much more than they pay in rent. And I don’t mean that long ago, just a couple of years ago. I never seem to hear people talk that way any more, and wondered what happened to that line of thinking. Is it possible that the only way people got into mortgages for a monthly payment about equal to their rent was because of the proliferation of those notorious ‘teaser rates’? Arvada has homes for sale of every type and nearly every price range. I preview available homes, to stay on top of the Arvada real estate market. On February 4, I went out and looked at eleven available homes. You can read the summary below. I have not provided addresses because these homes are not listed by me, and I don't want to step on other agents' toes. You'll notice I couldn't even get in to three of these homes, and another had wrong information in the MLS. That's two of the reasons I preview whenever I can, before I take (0 comments)

This newer Arvada condo truly is an incredible deal. That's because it's a short sale, which are the best deals in Arvada real estate. This one has been sold, please call me if you're interested in buying an Arvada Colorado home. Short sales can be frustrating, but I've already obtained acceptance from the first mortgage holder and the second mortgage holder, and their acceptance includes $2,700 towards the buyer's closing costs. You will not find another property like this one in Arvada at this price, but you need to move FAST or the bank will close the file. It's a newer (3 comments)

I didn't read all the comments but want to point something out - if owning a house becomes more expensive, renting will become more expensive too. Tax raises are not good for the American people or the economy. The only cure is cut, cut, cut spending!

Arvada's Westwoods Neighborhood - Market Report 1/10 - 02/02/10 05:38 PM
Arvada’s Westwoods neighborhood currently has 7 homes for sale, ranging in price from $309,900 to $595,000. One of these is a short sale and another is a bank-owned foreclosure. Some of the available Westwoods homes have been on the market for several months, but four of them have been on the market for less than 30 days. There are no Westwoods homes currently under contract. Five homes sold in Westwoods in the past six months, none of them were short sales or foreclosures. Their selling prices were from a low of $339,900 to $421,250. The number of days on the market until these (4 comments)
Arvada’s Five Parks neighborhood currently has 15 homes for sale, ranging in price from $275,000 to $300,000 for attached homes. Available detached homes start at $375,000 and go as high as $525,000. Two of these are short sales. Most of the listed homes have been on the market for several months, which is not unusual in this price range. There are three Five Parks homes currently under contract. Their listed prices were between $375,000 and $435,000. One of them is a short sale which has an offer on it pending lienholder acceptance.
