When the SNow Melts, Will There be Flowers? - 02/24/12 05:22 PM
Here in the Denver metro region of Colorado, we don't normally have snow covering the ground for more than a couple of days at a time. But this year has been different, the snow has blanketed our yards and gardens for more than two weeks.
All that time I've wondered, when the snow melts, will there be flowers? Because even though it's not very common I do somethimes get a few delicate blooms in January.
Well, the snow is almost gone and this is what I found in the yard today. Happily, the answer to my question is, "YES!"

Then, I realized that ‘housing crisis’ is one of those terms that could mean just about anything.

This is a monthly market report for Arvada homes, a small town between Denver and Boulder. Arvada's real estate market is not the same as Denver or Boulder, but is very similar to Westminster, Broomfield, Lakewood, and Golden.

What this report tells you: Since no Arvada homes sold in this price range in January of 2010 or 2011, expectations aren't high, to say the least. 5 did sell this January, and 11 are currently under contract. Still, with 31 more currently for sale the spring months will hopefully bring more good news.

What this report tells you: The number of days Arvada home sales were accomplished in this price range has steadily increased over the past three years. Coupled with the appearance of a couple of foreclosures tells you this price range is a difficult one for sellers, but provides opportunity for buyers.

What this report tells you: In this price range, distressed sales are a much higher percentage in the 'sold' category compared to the 'for sale' and 'under contract' categories. There is good news in the number of Arvada homes that sold last month in this price range, but the percentage of distressed sales shows an uptick over the past three years. These distressed sales will keep home prices in check in this price category.

What this report tells you: While homes sold in Arvada last month in the $200-250,000 price range show a slight increase in days on market, the percentage of sales that were short sales or foreclosures is the lowest it's been in three years. The inventory is pretty high - 60 Arvada homes for sale with only 10 sold last month - but 30 under contract is encouraging.

Colorado Lingo - Front Range, Foothills, Eastern Plains - 02/15/12 02:24 PM
Where exactly is Colorado's 'front range'? Is it the same as the 'foothills'? 'Western slope' seems pretty obvious, but where do the 'eastern plains' actually start?
I remember hearing all these terms when we first moved to Colorado. Then, when starting my gardening blog I was torn between using the term, 'high plains' (which seems to describe completely flat geography) or 'high country' (which seems to mean 'mountain') to describe the gardening style. So you see - there's still some confusion after living here for 20 years!

What this report tells you: The best news in this price range is the improvement in the percentage of sales that are foreclosures or short sales. There's still enough inventory to have about a 2-month inventory, but that's what is considered a balanced market.

What this report tells you: The number of homes sold in the past three years has been amazing similar, only days on market has shown wide variance. While last year, homes lingered on the market, this year they moved quickly. BTW - both 2010 and 2011 had mild January weather.

Should I Sell My Denver to Boulder House Now, or Wait? - 02/12/12 01:18 PM
If you're thinking of waiting to sell your house until prices go up, remember that the price of the house you're going to buy will go up too.
So the answer to this questions depends on whether you will be downsizing, or buying up.
In the market for homes between Denver and Boulder, lower-priced homes are 'recovering' more quickly than higher-priced homes. So waiting will mean you will almost certainly pay more for that smaller house than you would pay now. However, if your larger home also increases in value, you would be better off financially if you wait.

How lovely it is to use fresh herbs in cooking. It's sweet to trek out to the home garden and clip herbs as needed, but if your home is in the Denver to Boulder vicinity that pleasure isn't available in the winter.
So ... grow herbs indoors!
I haven't done a lot of this yet, but will increase my indoor herb gardening, because I'm so happy with the results with my basil plants.

Winter Gardening Denver to Boulder with Lenten Rose - 02/11/12 05:37 PM
There's not much to look at in high plains home gardens during the winter months, unless gardeners specifically make it happen.
I suspect most gardeners here between Denver and Boulder just put the gardens out of their minds for the winter months. But those of us who would love to see something green and alive even when it's brrrrrrrrr-cold outside work harder at it.
If you feel like I do, you need to know about Lenten Rose (Helleborus orientalis). Low-growing, shade-loving plants that bloom in the very early spring here between Denver and Boulder. They look great, even in January … (2 comments)

I recently read a post complaining that young, first-time home buyers want to buy homes that don't need a lot of work. The author spoke about the days when she and her husband bought a little wreck of a house, fixed it up themselves, and sold it for a profit.
