Denver to Boulder Gardeners - Put Your Tender Plants in on Mother's Day - 04/28/12 02:15 PM
This post is a re-release of one I wrote last year. This spring, we have had a lot more warm weather than usual, and the gardens are about a month ahead of time. I admit, I did put in tomatoes already, and I have some peppers sitting on the porch, ready to plant. We had temps so warm, I had to shade the transplants from the mid-day heat for their first few days. This week, temps are going to drop into the 30s at night, so I'll be protecting them from the cold. Read on, and you'll see these swings in

Happy Pea Planting on St. Patty's Day! - 04/25/12 08:14 PM
Yes - I know St. Patrick's Day is already over for this year, but remember this high plains gardening tip for next spring - St. Patrick's day is green for high country gardeners in a way that doesn't involve beer - it's the 'official' day to plant peas. There are some high country gardens that are still buried under snow, but for those of us below 6,000 feet the ground should no longer be frozen. So, soak your peas for a day, and prepare the soil by loosening and adding amendments such as compost. Set up a trellis, and plant peas

Peas Please - High Plains Garden Trial - 04/25/12 08:00 PM
I love fresh garden peas. This year, I got to enjoy picking them and eating them on the spot with Jayden, my 1-1/2 year old grandson. He loves them too! Early this spring I decided to keep track of which kind of pea I plant where, so I would know for sure which performed the best, and which tasted the best. Hopefully, the best performer and best taster would be the same variety! The varieties were: Dwarf White Sugar Super Sugar Snap Melting Sugar Oregon Sugar Pod Taste trials determined that the best-tasting was .... Melting Sugar!! They

A Glorious Year for Iris - 04/24/12 08:09 PM
Everyone's talking about how early the plants are coming into season this year, with our warm temps and dry weather. I wasn't convinced until I started looking at last years' garden posts. The post below was written in mid June 2011, yet the photo of the white beauty to the upper left was taken yesterday, April 23. Yes, I have to agree - everything is coming into bloom early this year! ********************************** June 11, 2011 ************************************** The past couple of years my iris have not bloomed well. I didn't know what the problem was, none

Container Gardening - A Good Idea for Newbie Gardeners? - 04/19/12 02:43 PM
I just read a tip sheet about how anyone can grow a garden. There were a couple of good tips, but also a couple I disagree with. For those of you who have had trouble with house plants, so you lack the confidence to invest in outdoor landscape plants or a vegetable garden, I want to give you a heads up. This tip sheet and many others state that container growing is easy, and might be a good way for the timid or newbie gardener to get started. However, I disagree. Container gardens (which simply means growing plants in pots

Joetta's Real Estate Newsletter April 2012 - 04/19/12 01:31 PM
Joetta’s Neighborhood Newsletter April, 2012 To All My Friends & Neighbors – Greetings! Did you get out to Arvada’s Kite Festival or the Colorado Tartan Festival? Both very fun events that are held on the same day. I made it to both last year but only the kite festival this year. It has become a huge event. My family walked from our house because parking was so bad last year. This year they had shuttles, but I was glad we walked. Arvada’s kite festival is such a success, I’m betting it won’t be much longer before other

Arvada CO Home Sales $250-300,000 March 2012 - 04/18/12 09:30 PM
What this report tells you: Days on market for Arvada homes in this price range have dropped all the way down below one month - most real estate pros would call that a seller's market. However, there's a pretty good supply of homes in this price range, so sellers are not yet in the position of demanding increased prices. Click this link to see Arvada Home Sales in the other price categories. The following information was obtained from Metrolist on April 10, 2012. This report includes only detached single family Arvada homes listed or sold between $250,000 and $300,000. I'm using the term

Arvada CO Home Sales $400-500,000 March 2012 - 04/16/12 03:34 PM
What this report tells you: Arvada homes selling between $400,000 and $500,000 defy the local logic, which states that foreclosures and short sales are just now hitting the higher-priced homes. This price ranges seems to be a sort of 'sweet spot' - not terribly impacted by distressed sales, yet not suffering the market malaise of homes priced over $500,000. Arvada CO Home Sales $300-400,000 March 2012 - 04/16/12 03:30 PM
What this report tells you: While days on market have come way down, percent of distressed sales have risen. This confirms the feeling of many, that the higher price ranges are just now hitting the peak of the housing crisis, even as the lower price ranges are turning around. Arvada CO Home Sales Above $500,000 March 2012 - 04/16/12 03:21 PM
What this report tells you: Percent of distressed sales and number of Arvada homes sold in this price range has remained quite steady over the past three years, and days on the market has come way down. Still ... the backlog is a real problem for folks trying to sell their home for more than $500,000. Click this link to see Arvada Home Sales in the other price categories. The following information was obtained from Metrolist on March 1, 2012. This report includes only detached single family Arvada homes listed or sold for more than $500,000. Arvada CO Home Sales $200-250,000 March 2012 - 04/03/12 03:04 PM
What this report tells you: While the median days on market and percent of distressed sales have improved to about the same level as two years ago, the number sold has greatly decreased. It's a mystery why - there were far more under contract last month than the number that sold. I may have to focus studying this price category a bit to figure this one out. Arvada CO Home Sales Under $150,000 March 2012 - 04/03/12 02:31 PM
What this report tells you: A 25% distressed rate of homes for sale in this category is a big improvement from last month's 83%, but with such a small sample size we'll have to see how things continue to trend. Since the percentage in the 'under contract' and 'sold' categories continues to be so high, it seems they are still the most likely property type to sell in this price range. With 20 sold last month, 16 under contract, and only 4 available today for sale, folks hoping to buy in this price range in Arvada had better be on top

Arvada CO Home Sales $150-200,000 March 2012 - 04/03/12 02:27 PM
What this report tells you: Arvada homes in the $150-200,000 price range continue to struggle with distressed sales - foreclosures and short sales. These troublesome sales will keep prices from increasing any time soon. However, there's only a 2-month inventory, and anyone who's been shopping Arvada foreclosures will tell you they go fast, and often for more than asking price. Expecting a Glorious Spring in Colorado's Front Range Gardens - 04/02/12 02:11 PM
One of the frustrating things about gardening here, in Denver to Boulder's front range, is just when the tulips are at their most glorious, we get hit with a heat wave. The tulips end up wilted and languishing before their time, then we seem to go back to milder weather for a couple of weeks. This year (2012) we've had a very dry and warm spring. Several days in the 80s in fact, so our heat wave was early. The tulips are just beginning to bloom. The great news for this spring's beautiful tulip parade, is that the weather has cooled

Concerned About the 'Dirty Dozen'? Grow Your Own! - 04/02/12 02:06 PM
I get email newsletters from Park Seed, and there was an article in yesterday's email: Concerned About the 'Dirty Dozen'? Grow Your Own! The article is below. The vegetables in blue text are links to the Park Seed site, where you can learn more and buy seeds. "The Environmental Working Group's guide to pesticides in produce identified 12 kinds of fruits and vegetables in American supermarkets that are most likely to have been grown with large amounts of chemicals. These "dirty dozen" include plenty of favorites from our daily diet. So what to do? Well, we can try to buy organic produce....

Open Houses - That's How We'll Find Our New Home! - 04/01/12 03:23 PM
While visiting open houses unrepresented by an agent can be fun for folks just beginning to think about buying a home, or for curious neighbors who wonder how their home would stack up against the one for sale, it's not a good idea for the serious home buyer. Why not? First - the friendly agent at the open house is working for the seller, not you. They are looking out for the seller's best interests, not yours. Second - it's a very inefficient use of your time. Why visit a bunch of homes that don't meet your needs, on someone else's
