Home Inspections - Do You Really Want the Seller to Make the Repairs? - 08/31/12 12:33 PM
When I have clients buying a Denver to Boulder home and issues are found during the home inspection (they always are!), the buyer's first instinct is to document a long list of repairs for the seller to do. Home Inspection Process Denver to Boulder This is when I have 'the talk'. No, not that one! The one about whether they really want the seller to make repairs. If you're my client, I'll support whatever decision you make about home inspection issues, but I would want you to be aware that some people will not actually do in good faith what they agreed to do in writing. Inspection Resolution - Don't Just Take the Seller's Word For It - 08/29/12 03:08 PM
If you're buying a house and as a part of inspection resolution the seller agreed to do repairs, don't just take their word for it that the repairs were actually done. And don't wait until the closing table to get a copy of any receipts for repair. Make sure the inspection resolution dictates that the repairs be completed by a certain date, that they are done by qualified professonals (licensed, if applicable), and that you receive the written proof several days before closing. Then, you need to make sure that what was supposed to be done, was done. Call the repair (6 comments)

Joetta's Neighborhood Newsletter, August 2011 - 08/26/12 08:53 AM
Joetta’s Neighborhood Newsletter August, 2012 To All My Friends & Neighbors – Did you know - the month of August was named after Emperor Augustus Caesar. The proclamation stated, “the said month is, and has been, most fortunate to this empire, …”. Here’s to the month of August being most fortunate to you! I can’t resist just a little more trivia – the Roman Senate decided that since Julius’ month (July) had 31 days, the month of August should have 31 days also. That extra day was removed from February, and that explains that! My Readers via Email I have learned (0 comments)
Colorado Lingo Denver to Boulder - How to Speak the Language - 08/25/12 03:08 PM
If you're new to Denver to Boulder life, and you want to fit in quickly, this post is for you. Just learn the proper responses to common phrases you might hear any day of the year, and you're set! If someone says, "Sure is hot today", the proper response is, "Must be humid." To the observation that it's raining or snowing, you should always respond, "We need the moisture.". If it rains two days in a row and someone comments on it, they will expect you to say, "It's getting to be just like Seattle". If someone says that they are, (0 comments)
Arvada - Denver Metro's Undiscovered Gem - 08/24/12 01:59 PM
Why pay for an overpriced home in Denver or Boulder when Arvada, the 'undiscovered gem', is right between the two of them? But Arvada may not be 'undiscovered' for much longer - after getting national attention on 'Today in America' with Terry Bradshaw. Watch the video, it'll make you proud if you're a resident of our small town, and it just might make you want to live here if you don't already. People are always asking me - "What's an 'up and coming' neighborhood, a place where I can buy without spending an arm and a leg, and yet look (2 comments)
Arvada Homes - Pomona Lakes Neighborhood Returns to 2008 Values - 08/11/12 03:37 PM
It's true - the average selling price of homes in Pomona Lakes has returned to the 2008 levels. It's fun watching home values start to rise again. It's happening in Denver, Boulder, and in Arvada - an historic small town located about midway between her more famous neighbors. I spent a few minutes researching the Pomona Lakes neighborhood - a 1970s enclave of more than 600 homes located at Arvada's northern boundary. Here's what I found for selling prices since 2008, according to Metrolist and after removing short sales and foreclosures:
2008: Average selling price: $254,781 2009: Average selling price: $245,314 2010: (7 comments)

Arvada CO Homes $500,000+ July 2012 - 08/10/12 10:24 AM
What this Arvada Home Sales Report tells you: Finally more Arvada homes sold in this price range than have been happening in the past, eating away at the absorption rate. Previously 8 months, the absorption rate is now just over five months. If that kept up, the backlog of homes in this price range would be taken care of. However, with only 8 under contract August isn't looking nearly as hot. Click this link to see Arvada Home Sales in the other price categories. This report includes only detached single family Arvada homes listed or sold for more than $500,000. I’m using the (2 comments)
You’ll find a lot of pretty remodels. But don’t get distracted by the glitz and forget about the budget-busting items flippers often DON’T do, or the inspections they DON’T get!
Did that shiny remodel leave a lot of expensive items for you to deal with later? Was the work done without pulling required permits, so you have no idea if it meets code? Was that kitchen wall knocked out by people who knew what they were doing?

Arvada CO Homes $400 - 500,000 July 2012 - 08/08/12 02:43 PM
What this Arvada Home Sales report tells you: Big improvement for Arvada homes' days on market from a year ago, but will it hold up? The absorption rate is pretty good right now - just over two months. This price range may be poised for recovery. Click this link to see Arvada Home Sales in the other price categories. This report includes only detached single family Arvada homes listed or sold between $400,000 and $500,000. I’m using the term ‘distressed sales’ to refer to short sales and foreclosures. Arvada CO Homes $300 - 400,000 July 2012 - 08/07/12 05:17 PM
What this Arvada Home Sales report tells you: Arvada homes in the $300-400,000 price range showing a continuing trend for the distressed sales (short sales and foreclosures) to sell in a larger percentage than the non-distressed sales. A 3-month absorption rate, also continues, but there's a good chunk of homes under contract so that statistic could be vastly improved next month. Click this link to see Arvada Home Sales in the other price categories. This report includes only detached single family Arvada homes listed or sold between $300,000 and $400,000. Arvada CO Homes Under $200 - 300,000 July 2012 - 08/06/12 08:24 AM
What this Arvada Home Sales report tells you: This price range is seeing a surprising upswing in the number of distressed sales, especially in foreclosures. Hopefully, people with equity in their homes are not letting the bank take them when they could sell them. Even so, folks who own Arvada homes in the $200-300,000 price range, who are in danger of losing them, should consider doing a short sale. 88 homes under contract is an excellent thing, and will clear out the inventory quite well if it continues in August. Arvada CO Homes Under $200,000 July 2012 - 08/05/12 10:15 AM
What this Arvada Home Sales report tells you: Short sales and foreclosures continue to domonate Arvada homes priced below $200,000. The good news is that they're selling so fast. There is less than a 1-month inventory (absorption rate). Click this link to see Arvada Home Sales in the other price categories. This report includes only detached single family Arvada homes listed or sold for $200,000 or less. (I'm using the term 'distressed sales' to refer to short sales and foreclosures. A 'regular' sale may also have been 'distressed' in the sense that the home was in need of major work.) Currently, there are (0 comments)
Denver to Boulder - What Past Clients Said About Joetta Fort, Realtor - 08/03/12 12:02 PM
I am honored to have assisted all the folks I've helped buy a home and/or sell a home in the beautiful towns between Denver and Boulder since I received my real estate license in 2001. Each opportunity was more than a 'transaction' to me, but they were all adventures in one way or another. I remember each and every one, and I love it when I get to keep in touch and hear about your lives as the years go by. It is with my deepest appreciation for the trust and confidence you placed in me that I share the feedback (1 comments)
