When I have clients buying a Denver to Boulder home and issues are found during the home inspection (they always are!), the buyer's first instinct is to document a long list of repairs for the seller to do.

Inspection Resolution - Don't Just Take the Seller's Word For It - 08/29/12 03:08 PM
If you're buying a house and as a part of inspection resolution the seller agreed to do repairs, don't just take their word for it that the repairs were actually done.  And don't wait until the closing table to get a copy of any receipts for repair.
Make sure the inspection resolution dictates that the repairs be completed by a certain date, that they are done by qualified professonals (licensed, if applicable), and that you receive the written proof several days before closing.

Why pay for an overpriced home in Denver or Boulder when Arvada, the 'undiscovered gem', is right between the two of them? But Arvada may not be 'undiscovered' for much longer - after getting national attention on 'Today in America' with Terry Bradshaw.

Arvada Homes - Pomona Lakes Neighborhood Returns to 2008 Values - 08/11/12 03:37 PM
It's true - the average selling price of homes in Pomona Lakes has returned to the 2008 levels.
It's fun watching home values start to rise again.  It's happening in Denver, Boulder, and in Arvada - an historic small town located about midway between her more famous neighbors.
I spent a few minutes researching the Pomona Lakes neighborhood - a 1970s enclave of more than 600 homes located at Arvada's northern boundary.  Here's what I found for selling prices since 2008, according to Metrolist and after removing short sales and foreclosures:

2009:    Average selling price:  $245,314

This is a monthly market report for Arvada homes, a small town between Denver and Boulder. Arvada's real estate market is not the same as Denver or Boulder, but is very similar to Westminster, Broomfield, Lakewood, and Golden.

Arvada CO Homes $500,000+ July 2012 - 08/10/12 10:24 AM
What this Arvada Home Sales Report tells you:  Finally more Arvada homes sold in this price range than have been happening in the past, eating away at the absorption rate.  Previously 8 months, the absorption rate is now just over five months.  If that kept up, the backlog of homes in this price range would be taken care of.  However, with only 8 under contract August isn't looking nearly as hot.

You’ll find a lot of pretty remodels.  But don’t get distracted by the glitz and forget about the budget-busting items flippers often DON’T do, or the inspections they DON’T get!
 
Did that shiny remodel leave a lot of expensive items for you to deal with later?  Was the work done without pulling required permits, so you have no idea if it meets code?  Was that kitchen wall knocked out by people who knew what they were doing?

What this Arvada Home Sales report tells you:  Big improvement for Arvada homes' days on market from a year ago, but will it hold up?  The absorption rate is pretty good right now - just over two months.  This price range may be poised for recovery.

What this Arvada Home Sales report tells you:  Arvada homes in the $300-400,000 price range showing a continuing trend for the distressed sales (short sales and foreclosures) to sell in a larger percentage than the non-distressed sales.  A 3-month absorption rate, also continues, but there's a good chunk of homes under contract so that statistic could be vastly improved next month.

Arvada CO Homes Under $200 - 300,000 July 2012 - 08/06/12 08:24 AM
What this Arvada Home Sales report tells you:  This price range is seeing a surprising upswing in the number of distressed sales, especially in foreclosures. Hopefully, people with equity in their homes are not letting the bank take them when they could sell them. Even so, folks who own Arvada homes in the $200-300,000 price range, who are in danger of losing them, should consider doing a short sale.  88 homes under contract is an excellent thing, and will clear out the inventory quite well if it continues in August.

What this Arvada Home Sales report tells you:  Short sales and foreclosures continue to domonate Arvada homes priced below $200,000.  The good news is that they're selling so fast.  There is less than a 1-month inventory (absorption rate).
