The answer to, "How's the real estate market?" is many fold, but this gives one piece of the puzzle. Many parts of the country have so many distressed sales (foreclosures and short sales) that they are the majority of the homes being sold. Is that true in Arvada, CO? Nope. I check on this every now and then. We do have plenty of foreclosures and short sales, if that's what you're looking for. There is definitely a large percentage, as shown by the findings below. I decided to add Arvada Colorado's Valley at Rainbow Ridge to my market reports, since there is so little activity in Rainbow Ridge itself and Valley at Rainbow Ridge is just down the hill south of Rainbow Ridge. Today I held open a lovely home (10040 W. 74th Pl.) in my lovely town of Arvada, Colorado, and had a very special visitor. This is my grandson, Jayden. He brought his mom and dad, and checked out the house thoroughly. Jayden thought the kitchen was laid out especially cool, because guests can sit at the counter and visit with the cook, and the cook can look straight out the windows to enjoy the mountain view. Of course, people will also want to wander out to the wrap-around deck to relax and enjoy the vista. OK, OK - I admit

The other day I was thinking how common it used to be to say that people who are renting could get a home of their own, for not much more than they pay in rent. There's a one-level (ranch style) home for sale in Arvada's Pomona Lakes neighborhood, which caught the eye of a neighbor because it's larger than most (1,682 square feet on the main level plus a full finished basement). Out of the 600 homes in this neighborhood, there are only 2 for sale right now. They’re both listed in the $270s. Neither of them are distressed sales (foreclosure or short sale). Wow! Today, May 8, 2009, I searched for all Arvada homes for sale, which are no more than 10 years old and priced below $430,000. Take a guess how many I found. Go ahead, pick a number. There were 56.
