The answer to, "How's the real estate market?" is many fold, but this gives one piece of the puzzle.
Many parts of the country have so many distressed sales (foreclosures and short sales) that they are the majority of the homes being sold. Is that true in Arvada, CO?
Nope. I check on this every now and then. We do have plenty of foreclosures and short sales, if that's what you're looking for. There is definitely a large percentage, as shown by the findings below. These numbers were taken directly from Metrolist on November 1, 2010.

I decided to add Arvada Colorado's Valley at Rainbow Ridge to my market reports, since there is so little activity in Rainbow Ridge itself and Valley at Rainbow Ridge is just down the hill south of Rainbow Ridge.
Since my last report in early April, five homes have sold.
Currently, three homes are available for sale and none are under contract.
*Those that sold were:
5203 Union Ct., which sold for $192,000 after 18 days on market (this was a 1242 square foot attached home with two bedrooms and two bathrooms)

Today I held open a lovely home (10040 W. 74th Pl.) in my lovely town of Arvada, Colorado, and had a very special visitor.
This is my grandson, Jayden. He brought his mom and dad, and checked out the house thoroughly.
Jayden thought the kitchen was laid out especially cool, because guests can sit at the counter and visit with the cook, and the cook can look straight out the windows to enjoy the mountain view. Of course, people will also want to wander out to the wrap-around deck to relax and enjoy the vista.

The other day I was thinking how common it used to be to say that people who are renting could get a home of their own, for not much more than they pay in rent. And I don’t mean that long ago, just a couple of years ago. I never seem to hear people talk that way any more, and wondered what happened to that line of thinking.

There's a one-level (ranch style) home for sale in Arvada's Pomona Lakes neighborhood, which caught the eye of a neighbor because it's larger than most (1,682 square feet on the main level plus a full finished basement). The asking price was recently lowered to $269,900. So the gentleman and his wife and I went to see the house yesterday.

Out of the 600 homes in this neighborhood, there are only 2 for sale right now. They’re both listed in the $270s. Neither of them are distressed sales (foreclosure or short sale). Wow! What a change from the past few years.There are three homes currently under contract – none of them are distressed sales. We can’t know what their final selling price will be until they close, but if they end up close to their asking prices, there’s definitely the beginning of an upward price trend for this neighborhood. Colorado homeowners should have received their property tax valuation notices by now. Most of you will see a decreased value, which means paying lower taxes. But for those of you who want to protest your valuation, here’s how.
(BTW – sometimes I hear people complain that their valuation is too low. Why?? Maybe you don’t realize that these valuations do not affect the market value of your home if you want to sell the house?)

Today, May 8, 2009, I searched for all Arvada homes for sale, which are no more than 10 years old and priced below $430,000. Take a guess how many I found. Go ahead, pick a number.
There were 56.
I added the requirement that the homes have at least 3095 finished square feet, and then only nine remained.
If you’re looking for a home that meets those four simple criteria, you could see them all in about three hours.
But wait! You might not need to see all nine of them!
