There are town houses and row houses too. However, in order to not skew the numbers this report sticks to only single family homes, which include patio homes.
Five Parks is in the northwest quadrant of Arvada, just north of 82nd Ave. and between Indiana and Alkire.

I was minding my own business in Arvada, CO (a historic small town between Denver and Boulder) when I saw this car in front of me at a red light the other day, and thought it was one of the funniest things I'd seen in a while.  You may not believe it's real, but it was.
Adverising financial services on the tail of a beat-up car, so cluttered it looks like people may be living in it, reminds me of some marketing photos of homes for sale.

Arvada has homes  for sale of every type and nearly every price range. I preview available homes, to stay on top of the Arvada real estate market.
On February 4, I went out and looked at eleven available homes. You can read the summary below. I have not provided addresses because these homes are not listed by me, and I don't want to step on other agents' toes.

Out of the 600 homes in this neighborhood, there are only 2 for sale right now.  They’re both listed in the $270s.  Neither of them are distressed sales (foreclosure or short sale). Wow! Colorado homeowners should have received their property tax valuation notices by now.  Most of you will see a decreased value, which means paying lower taxes.  But for those of you who want to protest your valuation, here’s how.
(BTW – sometimes I hear people complain that their valuation is too low.  Why??  Maybe you don’t realize that these valuations do not affect the market value of your home if you want to sell the house?)

Today, May 8, 2009, I searched for all Arvada homes for sale, which are no more than 10 years old and priced below $430,000. Take a guess how many I found.  Go ahead, pick a number.
There were 56.
I added the requirement that the homes have at least 3095 finished square feet, and then only nine remained.
If you’re looking for a home that meets those four simple criteria, you could see them all in about three hours.
But wait!  You might not need to see all nine of them!
