(This post was originally written in 2010.  Our bloom season is still a couple of weeks ahead of schedule, so these plants are all in bloom today, May 27, 2012)
My Arvada, Colorado yard is packed full of gardens, and I love them. They add so  much beauty and pleasure to my life.
I started sharing a favorite plant of the day on Facebook, and so many people told me they were using my tips, and keeping track of them for when they have their own garden. So of course, I thought a blog series would be a great idea!

This post is a re-release of one I wrote last year.  This spring, we have had a lot more warm weather than usual, and the gardens are about a month ahead of time.  I admit, I did put in tomatoes already, and I have some peppers sitting on the porch, ready to plant. We had temps so warm, I had to shade the transplants from the mid-day heat for their first few days.  This week, temps are going to drop into the 30s at night, so I'll be protecting them from the cold. Yes - I know St. Patrick's Day is already over for this year, but remember this high plains gardening tip for next spring - St. Patrick's day is green for high country gardeners in a way that doesn't involve beer - it's the 'official' day to plant peas.
There are some high country gardens that are still buried under snow, but for those of us below 6,000 feet the ground should no longer be frozen. So, soak your peas for a day, and prepare the soil by loosening and adding amendments such as compost.

I love fresh garden peas. This year, I got to enjoy picking them and eating them on the spot with Jayden, my 1-1/2 year old grandson. He loves them too!
Early this spring I decided to keep track of which kind of pea I plant where, so I would know for sure which performed the best, and which tasted the best. Hopefully, the best performer and best taster would be the same variety!
The varieties were:

Dwarf White Sugar
Super Sugar Snap
Melting Sugar
Oregon Sugar Pod
 
Taste trials determined that the best-tasting was .... Melting Sugar!!

Everyone's talking about how early the plants are coming into season this year, with our warm temps and dry weather.  
 
I wasn't convinced until I started looking at last years' garden posts. The post below was written in mid June 2011, yet the photo of the white beauty to the upper left was taken yesterday, April 23.
 
Yes, I have to agree - everything is coming into bloom early this year!

I just read a tip sheet about how anyone can grow a garden.  There were a couple of good tips, but also a couple I disagree with.
For those of you who have had trouble with house plants, so you lack the confidence to invest in outdoor landscape plants or a vegetable garden, I want to give you a heads up. This tip sheet and many others state that container growing is easy, and might be a good way for the timid or newbie gardener to get started.

One of the frustrating things about gardening here, in Denver to Boulder's front range, is just when the tulips are at their most glorious, we get hit with a heat wave.  The tulips end up wilted and languishing before their time, then we seem to go back to milder weather for a couple of weeks.
This year (2012) we've had a very dry and warm spring.  Several days in the 80s in fact, so our heat wave was early.
The tulips are just beginning to bloom.

Yes, it's true - my buyer clients made an offer on a short sale that had been on the market less than a week, and found themselves in a multiple-offer situation.
The listing agent advised, to be competitive my clients needed to offer above asking. And they did offer above asking.  
And they didn't get the house, because someone offered more.  !!!
Now, you might think this was one of those short sales where the agent listed it below market value to get a quick offer, knowing the short sale will never accepted at that price.  But I did my … (2 comments)

When you are at a listing presentation, before the homeowner has indicated they will be listing with you, and especially if you know they are interviewing other agents - do you ask why they want to sell?
Do you ask how much they think they'll get, or what their bottom line is?
I suspect most agents ask these questions.  And I wonder if they are questions we should be asking at that point.
After all, aren't we asking the homeowner to divulge information that we won't want them to divulge to other agents or potential buyers AFTER they list with us?

Did you know Arvada CO - the best small town between Denver and Boulder - has over 125 miles of trails?  It's true, and it's time you got more familiar with them.
You can start now, we're already having days near 60 degrees, but be sure to mark your calendar for Trails Day, June 2, 2012.  
The activity is happening at two beautiful locations - Two Ponds National Wildlife Refuge and Majestic View Nature Center.

If you're thinking of waiting to sell your house until prices go up, remember that the price of the house you're going to buy will go up too.
So the answer to this questions depends on whether you will be downsizing, or buying up.
In the market for homes between Denver and Boulder, lower-priced homes are 'recovering' more quickly than higher-priced homes. So waiting will mean you will almost certainly pay more for that smaller house than you would pay now. However, if your larger home also increases in value, you would be better off financially if you wait.

I need growing and preferably blooming things alive in my house to carry me through the long Rocky Mountain winter. How about you?

Paperwhites (narcissus) give me all that - plus intoxicating scent!  Easy to grow - I'd even call them foolproof. You can plant the bulbs in water, but I prefer planting them in potting soil. I think they bloom more strongly, although I haven't tested my theory in side-by-side trials.
Paperwhite bulbs are available at most Denver to Boulder garden centers throughout the winter months.  Look for the loose bulbs in large bins, as they are less expensive … (0 comments)

What this report tells you:  Nice to see some movement in Arvada homes' $500,000+ price range, even though it's consistent with past years.  There's still 40 homes listed in this price range, but this much movement so early in the year bodes well for getting that inventory cleared out.

If you'd like to buy a house but don't have a hefty down payment, you'll be interested in this.
I happened to be chatting with a rep at my local Key Bank and they said, "You might be interested to know we offer home loans with $0 down."
I said, "Sure you do, but I'm sure the interest rates are higher."
And she said, "The rates are close to those being offered on FHA rates, but with NO mortgage insurance."

After the big controversy about the long-standing community garden in Arvada, I'm keeping my eyes open for good news about community gardens.
I came across an announcement on the website for the City of Arvada, about an organic community garden at Alkire and 83rd called 'Rose Roots'.  Pre-registration is Sunday (January 15, 2012), at 3:30, in The Depot at the Village of Five Parks.  Plot fees are $75, be prepared to pay at the meeting to reserve a plot.
It's a potluck, they say to bring your favorite farm food to share.

The City of Arvada had drop off sites for post-Christmas trees, as did most of the communities nearby.  Now, those trees have been shredded into mulch and are ready to be picked up and used by enterprising local gardeners and landscapers.
