You may think this question is odd, considering most people believe that with today's market, homebuyers have 'the world by the tail'.
But if you've been trying to find that just-right home here between Denver and Boulder, you may find yourself writing more than one offer. Why?  
Because - surprise! - the *best homes are going F-A-S-T!, and often with multiple offers.  (*'Best' means in good condition and priced right, with no negatives such as backing up to a freeway.)

I usually don't go crazy enough about American Idol to actually write a post about it.  But that's because in past years my favorites got voted out some time after making it into the top 10.
But this year, one of those I chose as a favorite in the beginning actually won. I loved Phillip Phillips unique style, and his seeming humbleness. He didn't have the 'spark' and 'polish' of Jessica Sanchez, but he's someone whose album I will buy.

Have you ever asked a real estate agent, 'How safe is this neighborhood'?
Did you get a satisfying answer?  Or did the agent basically tell you that YOU have to do your own research and satisfy yourself as to whether the neighborhood is safe?
If you got the second kind of answer, it was frustrating, wasn't it?  After all, you want to count on your real estate agent to guide you into a safe neighborhood*.
So, why will an agent with a healthy dose of common sense not give you an answer to that question?

This is the followup to my initial post on How to Start a Vegetable Garden.
Step 2: Prepare your garden's soil. If that sounds like work to you, you're right!
One way to lessen the workload is to only prepare the soil where the plants will actually be growing.
So you'd lay out beds, with paths between.  If your garden is large, you'd want the paths to be wide enough to accommodate your wheelbarrow.
Make the beds three to four feet wide, whatever is comfortable for you to reach in to without having to step in the prepared bed.

While visiting open houses unrepresented by an agent can be fun for folks just beginning to think about buying a home, or for curious neighbors who wonder how their home would stack up against the one for sale, it's not a good idea for the serious home buyer.
Why not?
First - the friendly agent at the open house is working for the seller, not you.  They are looking out for the seller's best interests, not yours.

Bring your little hoppers (8 years old and under) to the Apex Field House (5724 Oak St.) on March 31 for a free Easter egg hunt.  The hunt starts promptly at 11:00, but you can enjoy games starting at 10:00, and after the hunt - more games!
Hoppers will be divided into age groups, 3 and under, 4-5, and 6-8. The hunt will take place on the south field.

What this report tells you:  The number of homes sold in the past three years has been amazing similar, only days on market has shown wide variance. While last year, homes lingered on the market, this year they moved quickly. BTW - both 2010 and 2011 had mild January weather.

I was previewing a Wheat Ridge house for a client last week, and boy was it a wreck.  (BTW - that's Wheat Ridge, Colorado, a town between Denver and Boulder.)
 
Not too bad on the inside, actually. Had rounded doorways and the recessed ceiling popular in the 1940s.
 
But the outside had been completely neglected for a long, long time.  I'd say this was one of the most neglected homes I've seen (except for that one missing a large chunk of the front room ceilng, all the way through to the sky).
