I was previewing a Wheat Ridge house for a client last week, and boy was it a wreck. (BTW - that's Wheat Ridge, Colorado, a town between Denver and Boulder.)
Not too bad on the inside, actually. Had rounded doorways and the recessed ceiling popular in the 1940s.
But the outside had been completely neglected for a long, long time. I'd say this was one of the most neglected homes I've seen (except for that one missing a large chunk of the front room ceilng, all the way through to the sky).

Arvada Colorado is a small city with a historic town center about midway between Denver and Boulder.
The Five Parks neighborhood consists of over 500 homes, of mixed styles. There is a voluntary HOA.
There are town houses and row houses too. However, in order to not skew the numbers this report sticks to only single family homes, which include patio homes.

I took a class last week from an attorney who reviewed for us the legislative changes that pertain to home ownership in Colorado, and life between Denver and Boulder. I've summarized them for you, with the bill numbers so you can look them up for more info.
There were a lot of them, so I'm going to divide this into 3 posts. This is part 1, which will include laws affecting the 'equity purchaser' (aka 'third party investors' who are involved in buying short sales then immediately re-selling them) and foreclosure law changes.

One of the most popular hangouts in Olde Town Arvada is the D-Note. They have food, music, Baby Boogie, Zumba - just to mention a few. All this in a historic brick building right on Grandview, the heart of Arvada.

Arvada’s Lake Arbor neighborhood currently has 23 homes for sale, ranging in price from $132,500 - $290,000. (Four of them are townhouses; the lowest-priced single family home in Lake Arbor is $181,555.) Nine of the available homes are short sales, two are bank-owned foreclosures. Four homes have been on the market less than 30 days, nine have been on the market between 30 and 90 days, and ten have been on the market over 90 days.
