I'm standing in a house for sale, in a small town between Denver and Boulder (Arvada), with a nice couple, and both of them love it and want it. But they won't write an offer, because they haven't seen enough houses. Someone told them once that you shouldn't write an offer on the first house you see. Now for the back story - I had already seen every house for sale in Arvada in that price range, and had shown this house to a different couple who didn't buy it because of a very specific issue that most people wouldn't care

I’m looking through a catalog of outdoor furniture and garden gear thinking, “People in Colorado shouldn’t buy that, or that, or that.” Then I realized, people new to Colorado might benefit from my years of experience with Colorado weather. So here’s my thoughts …. On the first page is a lovely outdoor floor lamp. It’s tall and stately. Don’t buy that – the wind will blow it over and you’ll be constantly picking it up. Until it breaks. Then you’ll throw it away. (The same advice goes for those table umbrellas.) Next page, some lovely cushions. Don’t buy those

The question comes up a lot - What do real estate agents do to earn their money? And it's been answered thousands of times, but still you find yourself asking it again. Obviously, the 'standard' answers aren't satisfying. So let's don't discuss the long list of tasks I perform, such as 'take pictures', 'make phone calls', 'print flyers', 'put listings online'. Those things might make you frown and think, "I could do that myself if it meant saving thousands of dollars!" I would love to discuss those tasks with you later, but I don't think they should be the answer

When pricing their home for sale, most Colorado home sellers believe they should price it a little higher than what they really want/need to get, to allow room to negotiate, because buyers always offer less. Is it true that buyers always offer less? And is it a good idea to 'pad' the price of your house? I'll address the second part of the statement first. It is true that buyers normally offer less. The other day I was thinking how common it used to be to say that people who are renting could get a home of their own, for not much more than they pay in rent. One of the services I perform for people who want to buy a house is previewing. That means I take a look at available homes on my own, before taking folks to see them. That way, I don't waste your time if it turns out the house is not for you. Here's some things I've recently found when previewing: A foundation wall pushed out and clumps of dirt falling into the basement. I’ve always advised my clients, once they get a house under contract, to get a *radon test during the inspection period. If the radon level comes back high, they will have some choices to make, which I’ll discuss more fully later in this post. There's a one-level (ranch style) home for sale in Arvada's Pomona Lakes neighborhood, which caught the eye of a neighbor because it's larger than most (1,682 square feet on the main level plus a full finished basement).
