I saw a question about buying a house on Trulia.com this morning. I answered the question along with other agents, but I really wanted to respond with the buyer’s feelings about all the concerns associated with buying a house these days. I’ve always advised my clients, once they get a house under contract, to get a *radon test during the inspection period. If the radon level comes back high, they will have some choices to make, which I’ll discuss more fully later in this post. Now, the test itself isn’t very expensive – most inspectors offer it for $100 to $150. The test equipment most local inspectors use must sit undisturbed in the house’s lowest habitable level (basement if there is one) for three days. There’s a lot of controversy about government spending these days, including the extended tax credit for home buyers. I'm not going re-hash the debate, but I want to make a statement about my thoughts from the perspective of a real estate agent. First, did the credit that is about to expire help at all? home buyers: Whaddaya Mean, Home Buyers Have to Qualify with YOUR Lender? - 09/27/09 01:09 PM
There's a new twist adding frustration to home buyer's ability to buy a foreclosure. Many listings include the statement, "Buyer must qualify with XYZ Bank." There's a couple problems with this requirement - not the least of which is, home buyers who've already jumped through all the hoops necessary to get a good lender's OK to go ahead and find their new home are well aware of all the personal info they have to hand over. The thought of doing that again, with a complete stranger that they're being forced to submit to, is anathema to many good, sincere home buyers.

Out of the 600 homes in this neighborhood, there are only 2 for sale right now. They’re both listed in the $270s. Neither of them are distressed sales (foreclosure or short sale). Wow! What a change from the past few years.There are three homes currently under contract – none of them are distressed sales. We can’t know what their final selling price will be until they close, but if they end up close to their asking prices, there’s definitely the beginning of an upward price trend for this neighborhood. That is a question I received from a local home buyer recently, about a listing he found on the internet (not one of mine!). I thought it would be a good excercise for home sellers, who are holding onto the idea that their over-priced house will sell for more than the rest, to read through the answer, from the perspective of the buyer.
