Pomona Lakes - an established neighborhood in the north eastern quadrant of Arvada, Colorado, in Jefferson County. Featuring parks, playgrounds, trails, wide, curvy streets and sidewalks, churches and shops.
There actually is a 3-acre lake called Pomona. It is one of a number of nearby lakes, and residents enjoy walking its perimeter on a paved walking trail, or fishing, or sitting on a bench and enjoying watching the ducks and geese. You'll meet lots of neighbors with dogs or on bicycles too (that's my little beagle Daphne, in the photo).

Now that I've been blogging for over two years, I thought it would be enlightening to go back and see what I said about real estate in Denver's northern suburbs, back in the 'olden' days. I hoped I wouldn't find any foolish statements, but if so I could give myself a chance to rectify the situation.

This post is partly inspired by a post written by a fellow member of Active Rain (an online network of real estate professionals) thanking the Active Rain community for helping her through a rough time. I was raised in the Portland, Oregon area, where residents have to crush every object flat before they trash it, because they have such a limited amount that they can put out for collection. It's always seemed lazy and wasteful to take advantage of the fact that the amount of trash we put out every week here in Arvada Colorado is virtually unlimited.
But I've gotten used to it. I may have to learn some new tricks.
The City of Arvada, and other nearby cities, are planning to create city-wide trash collection policies.

Tennyson Park in Arvada Colorado has a lot of unique features to offer. Homes in Tennyson Park are almost new, yet established enough to have full-sized trees lining the streets and shading the grassy yards.
Most of Arvada's newer neighborhoods are on the more-expensive western side. But in Tennyson Park, you can get more newer house for the money. Plus, if you will need to get on I-25 to head to Denver, Fort Collins, or you'll be at the airport more than a couple of times a year, this is a better location than neighborhoods farther west.

"Short sales dominate the market!"  That's what I keep hearing, and maybe you do too.
But I have a message for home buyers and home sellers in Arvada, Colorado - it simply ain't true here.
Please, don't get your real estate 'facts' from the national news.
Just five minutes ago I did a little research - in the past month, 146 homes sold in Arvada. If you've been getting your real estate info from the national news, how many of those would you guess are short sales? How many would you guess are bank owned (foreclosures)?

I just realized that in a few months, I will have been selling houses in the Denver area for ten years. It was a huge surprise, not in the sense of how fast time flies, but considering how many times I nearly gave it up.
Going way back to real estate school - on the last day of class, the teacher divulged the discouraging news that the vast majority of people who get their real estate license quit in the first year, and something like 90% quit in the first two years, because it's just such a tough business.

First, here's the link to the Wikipedia definition.
The type of short sale I'm talking about is when a home owner needs to sell the house, but they owe more than it will sell for. They may have more than one mortgage, and there may also be late HOA payments or other liens such as unpaid water bills, plus taxes need to be paid up until the day of the sale. If they fall behind on the mortgage, the bank(s) may have started foreclosure proceedings, or second mortgages may have been sent to collections.

Rainbow Ridge is one of my favorite Arvada 'pocket neighborhoods', because the homes there are so unique.  Normally, I try to take photos of the neighborhood that don't feature houses, because they tend to look so similar from neighborhood to neighborhood.  But this post will feature some of the distinctive custom homes of Rainbow Ridge. (These homes are NOT currently for sale, and this is NOT an attempt to market these properties!)

The Pond is a ‘pocket neighborhood’ nestled between Pond Lake and Standley Lake Regional Park Wildlife Refuge.  It is a private, covenant-controlled community, built in the early 1970s to early 1980s.
Community members enjoy the use of a clubhouse, pool and tennis courts in addition to strolling around the private pond.
