If you're thinking of waiting to sell your house until prices go up, remember that the price of the house you're going to buy will go up too.
So the answer to this questions depends on whether you will be downsizing, or buying up.
In the market for homes between Denver and Boulder, lower-priced homes are 'recovering' more quickly than higher-priced homes. So waiting will mean you will almost certainly pay more for that smaller house than you would pay now. However, if your larger home also increases in value, you would be better off financially if you wait.

How lovely it is to use fresh herbs in cooking. It's sweet to trek out to the home garden and clip herbs as needed, but if your home is in the Denver to Boulder vicinity that pleasure isn't available in the winter.
So ... grow herbs indoors!
I haven't done a lot of this yet, but will increase my indoor herb gardening, because I'm so happy with the results with my basil plants.

There's not much to look at in high plains home gardens during the winter months, unless gardeners specifically make it happen.
I suspect most gardeners here between Denver and Boulder just put the gardens out of their minds for the winter months. But those of us who would love to see something green and alive even when it's brrrrrrrrr-cold outside work harder at it.

What this report tells you: People hoping to sell their Arvada house for over $500,000 are in a really tight place. Only one sold during the month of November in Arvada in the past three years! We can only hope this price point loosens up in the spring. There are 5 under contract now, so the December report could be more interesting. Still, with 43 for sale in this price range, that's a lot of homes staying put.

What this report tells you: This is the only price range showing an increase in the number of days on market besides the $150-200,000 range. But with such a small size sample, I don't think that fact would need to be a consideration for folks buying or selling a house in Arvada between $400-500,000. 32 homes for sale, and only 2 to 7 sale per month, price will have to be competitive unless a house boasts some other impressive feature that makes it stand out from the crowd.

What this report tells you: This is the first price range in my market report series to show a consistent and large reduction in days on market. The number of homes sold in Arvada between $300-400,000 and the percentage of them that are distressed sales has remained amazingly consistent. The bad news here is for those trying to sell in this price range - 47 for sale and only 13 or 14 sell a month over a 2-year history means there better be something about your home that makes it more attractive than its competition.

What this report tells you: Days on market have gone up consistently over the past 2 years in the month of November for Arvada homes in this price range, I can't really tell you why. Short sales can skew this number greatly but the number of short sales has remained pretty static. Perhaps it's a factor of the large number of homes for sale right now, so buyers feel there's no need to rush.

What this report tells you: In Arvada home sales under $150,000, foreclosures are still selling at a faster rate than homes listed by individuals. This makes sense, as they are usually cheaper and in worse condition and buyers are still hunting for bargains that can be fixed up. And we're seeing a big improvement in days on market, probably because there's no short sales skewing that statistic in this one report.

What's this about a $32,500 fine for home renovations?
It has to do with lead based paint, which can be found on houses built prior to 1978. And it is a fine 'up to' $32,500, per violation, per day. Ouch!
Here's a link to the EPA's guide - Renovate Right. I don't want to put myself in the position of giving legal advice, so I just recommend you read the pamphlet before you hire anyone to perform renovations on your pre-1978 property that would disturb paint, which "includes most repair, remodeling, and maintenance activities, including window replacement." I've been writing market reports for various Arvada neighborhoods for a few years now because lots of people seem to like to read them. However, I have trouble being consistent because they're so boring to write! (Yes, even a Realtor can get bored by this stuff!) What this report tells you: First of all, the high percentage of distressed sales is moot due to the fact that the sample size is so small. Only four homes selling in the month don't tell much of a story. The REALLY interesting thing is how consistently the number of sales has remained so low, compared to the 51 homes currently on the market in this price range. That's a 13 month inventory. What this report tells you: While the number of days on market went up last year at an alarming rate, it went back down just as quickly. The more interesting statistic is the increasing percentage of distressed sales. All lower price ranges saw this number going down.
It's being said that the country's economic woes are just now arriving at the doorsteps of the financially better-off. This seems to confirm that, will have to see where it goes in the next few months.
