If you're thinking of waiting to sell your house until prices go up, remember that the price of the house you're going to buy will go up too.
So the answer to this questions depends on whether you will be downsizing, or buying up.
In the market for homes between Denver and Boulder, lower-priced homes are 'recovering' more quickly than higher-priced homes. So waiting will mean you will almost certainly pay more for that smaller house than you would pay now. However, if your larger home also increases in value, you would be better off financially if you wait.

It’s true Christmas trees can live forever – it’s all about the power of mulch, baby!
 
The City of Arvada had drop off sites for post-Christmas trees, as did most of the communities nearby.  Now, those trees have been shredded into mulch and are ready to be picked up and used by enterprising local gardeners and landscapers.

The Colorado Patriot Guard Riders are hosting a Christmas party for sufferers of post-traumatic stress disorder at the Veteran's Administration hospital in Denver, Colorado, on December 22.  The CPGR is a special bunch of folks in my heart for two personal reasons:
- I know Georgia Gronquist from church, and she is an exceptionally wonderful lady, Georgia doesn't ride a motorcycle, but she takes the bus then rides her wheelchair in missions at Fort Logan and in parades.  She feels it's important to honor the military folks.  You go, Georgia!

This is a monthly market report for Arvada homes, a small town between Denver and Boulder.
Arvada's real estate market is not the same as Denver or Boulder, but is very similar to Westminster, Broomfield, Lakewood, and Golden.

What this report tells you:  People hoping to sell their Arvada house for over $500,000 are in a really tight place.  Only one sold during the month of November in Arvada in the past three years!  We can only hope this price point loosens up in the spring.  There are 5 under contract now, so the December report could be more interesting. Still, with 43 for sale in this price range, that's a lot of homes staying put.

What this report tells you:  This is the only price range showing an increase in the number of days on market besides the $150-200,000 range.  But with such a small size sample, I don't think that fact would need to be a consideration for folks buying or selling a house in Arvada between $400-500,000.  32 homes for sale, and only 2 to 7 sale per month, price will have to be competitive unless a house boasts some other impressive feature that makes it stand out from the crowd.

What this report tells you:  This is the first price range in my market report series to show a consistent and large reduction in days on market. The number of homes sold in Arvada between $300-400,000 and the percentage of them that are distressed sales has remained amazingly consistent. The bad news here is for those trying to sell in this price range - 47 for sale and only 13 or 14 sell a month over a 2-year history means there better be something about your home that makes it more attractive than its competition.

What this report tells you:  Arvada homes in the $250-300,000 price range are seeing the same big improvement in days on market from November of last year, but also a pretty good uptick in distressed sales.  A home buyer shopping in Arvada this year would notice a higher percentage of foreclosed properties.

What this report tells you: Days on market have gone on a wild ride, but the percentage of distressed sales has eased off some in this price range for Arvada homes in the month of November. If you're in the market for a home in Arvada between $200 and $250,000, about 1/3 of them will be foreclosures or short sales.

What this report tells you:  Days on market have gone up consistently over the past 2 years in the month of November for Arvada homes in this price range, I can't really tell you why.  Short sales can skew this number greatly but the number of short sales has remained pretty static.  Perhaps it's a factor of the large number of homes for sale right now, so buyers feel there's no need to rush.

What this report tells you:  In Arvada home sales under $150,000, foreclosures are still selling at a faster rate than homes listed by individuals.  This makes sense, as they are usually cheaper and in worse condition and buyers are still hunting for bargains that can be fixed up.  And we're seeing a big improvement in days on market, probably because there's no short sales skewing that statistic in this one report.

Today what I did to get more business in 2011 was I prayed Really, Really HARD!
Nahhhhh - just kidding!  Well, I did do that, but I also started gathering data for Arvada real estate market reports, a series of studies I've committed to do monthly for this year, which I just started doing last year.
I started it last month, so I've already developed the format and hopefully the posts won't take as long to put together as they did that first time!

Easy answer to the question, "What blooms in November between Boulder and Denver?" - not much!
We've already had two heavy snowfalls (6-8") and lots of below-freezing night temperatures. Still, in my backyard walk this afternoon I found one bloomer, and several plants still showing some nice color.
This gentle little cyclamen was the only true flower in bloom this mid-November day in my Arvada garden, between Denver and Boulder. I planted her a couple of years ago and forgot about her until she peeked out from under fallen apple tree leaves.

The number of homes that are underwater is something we hear on the news all the time, yet I still think this is an interesting question. For one thing public perception is so completely skewed, it's no wonder that even people who CAN buy a house AREN'T.
'Underwater' means more is owed on the house than it would currently sell for. Obviously, that doesn't apply to homes that are completely paid off.  So, how many American homes don't have a mortgage on them?
