What this report tells you: Nice to see some movement in Arvada homes' $500,000+ price range, even though it's consistent with past years. There's still 40 homes listed in this price range, but this much movement so early in the year bodes well for getting that inventory cleared out. real estate: December Blogging Challenge - Day 1 to More 2011 Business - 12/01/11 10:37 AM
Today what I did to get more business in 2011 was I prayed Really, Really HARD! Nahhhhh - just kidding! Well, I did do that, but I also started gathering data for Arvada real estate market reports, a series of studies I've committed to do monthly for this year, which I just started doing last year. I started it last month, so I've already developed the format and hopefully the posts won't take as long to put together as they did that first time! This will probably take me three days to do, maybe more depending on how smoothly it goes.

The number of homes that are underwater is something we hear on the news all the time, yet I still think this is an interesting question. For one thing public perception is so completely skewed, it's no wonder that even people who CAN buy a house AREN'T. 'Underwater' means more is owed on the house than it would currently sell for. Obviously, that doesn't apply to homes that are completely paid off. So, how many American homes don't have a mortgage on them? real estate: Real Estate Agent Makes Time for Clients, Quilting, Gardening - 02/04/11 04:16 PM
I managed to steal a couple of hours away from real estate to work on a quilt top, and had a 'helper' join me. There's just something comfortable about a quilt, even before it's done, and Gremlin here couldn't resist. And with the chilly weather we've been having, every evening I wish I had this quilt top done, so I could snuggle under it while I did the hand-stitching. Sometimes it's hard for me to take time to do the things I love, like quilting and gardening, because there's always something that needs to be done for my real estate business

The answer to, "How's the real estate market?" is many fold, but this gives one piece of the puzzle. Many parts of the country have so many distressed sales (foreclosures and short sales) that they are the majority of the homes being sold. Is that true in Arvada, CO? Nope. I check on this every now and then. We do have plenty of foreclosures and short sales, if that's what you're looking for. There is definitely a large percentage, as shown by the findings below. Pretty much everyone assumes the former owners are stripping foreclosed houses on their way out the door. But I have reason to believe that, in my local market, it's not them after all - I was visiting with a client who recently bought a bank-owned home, the doors of which had all been removed, the evaporative cooler had been taken off the roof (and the big hole left open to the house below), the controls for the cooler taken off the wall, and all the appliances were missing. Last weekend I got together with some friends and headed west from Arvada to Boulder to get some beautiful, sweet-scented additions for our gardens. The iris farm was our destination, it was about a 25 minute drive, and we had a great time. You get to wander the fields, poking your nose into all your favorites, as long as you want to. I never thought I'd have much to say about tornadoes, living as I do in Arvada, Colorado between Denver and Boulder. I've lived here 15 years, and only heard of small tornadoes way out east in the farm lands. But as you know if you've seen the news the past couple of days, we have six or seven tornadoes on Thursday, and one of them was a biggie! Did you know - when you sell your house, you're supposed to disclose any adverse conditions, even if they've been repaired? For example, water in the basement. If you don't disclose it, and the new owner later has a problem with mold, they can come back to you for the blame. But if you do disclose it and that's all the info you give, the buyer is left wondering ... What was the problem, and was it fixed? Were the repairs done properly so there won't be a repeat? It's so much better if you can present the buyer with work

If you're over 60, and your house needs to be painted, call Brothers Redevelopment right away (303-202-6340). You do have to demonstrate financial need, I don't have the details on that. But peeling paint is something that needs to be taken care of. A new paint job will save money on future repairs, and stave off problems when you want to sell. What a great way to add value and life expectancy to your real estate! If you want to sell your house, most buyers will be getting FHA loans, and FHA will not approve a loan on an older home

He appreciated the personal perspective I provided, so I thought I'd put it out there for other relocators. Robert: This is great information! I find it better to get personal recommendations than to just rely on the PR each city publishes. The Arvada/Westminster/Broomfield area intrigue me. I like that the schools have good reputations. And it sounds as though we'd be able to get good jobs in the area. Though I have concerns about affordability for the type of house we desire and traffic, being so close
