I'm standing in a house for sale, in a small town between Denver and Boulder (Arvada), with a nice couple, and both of them love it and want it. But they won't write an offer, because they haven't seen enough houses.  Someone told them once that you shouldn't write an offer on the first house you see.
Now for the back story - I had already seen every house for sale in Arvada in that price range, and had shown this house to a different couple who didn't buy it because of a very specific issue that most people wouldn't care … (5 comments)

First, here's the link to the Wikipedia definition.
The type of short sale I'm talking about is when a home owner needs to sell the house, but they owe more than it will sell for. They may have more than one mortgage, and there may also be late HOA payments or other liens such as unpaid water bills, plus taxes need to be paid up until the day of the sale. If they fall behind on the mortgage, the bank(s) may have started foreclosure proceedings, or second mortgages may have been sent to collections.

Yes, that's right - you can buy a beautiful shopping bag made from African kanga cloth and you will be helping feed a family (because the Kenyan women who make the bags now have a source of income) and preserving the planet (by adding fewer plastic shopping bags to the world mess).  The bags are really cool - beautiful, with lots of inside pockets. Each bag comes with a DVD that tells a woman's story and large bags come with a smaller purse.

I’m looking through a catalog of outdoor furniture and garden gear thinking, “People in Colorado shouldn’t buy that, or that, or that.” Then I realized, people new to Colorado might benefit from my years of experience with Colorado weather. So here’s my thoughts ….

On the first page is a lovely outdoor floor lamp. It’s tall and stately. Don’t buy that – the wind will blow it over and you’ll be constantly picking it up. Until it breaks. Then you’ll throw it away.  (The same advice goes for those table umbrellas.)

Today I held open a lovely home (10040 W. 74th Pl.) in my lovely town of Arvada, Colorado, and had a very special visitor.  
This is my grandson, Jayden.  He brought his mom and dad, and checked out the house thoroughly.
Jayden thought the kitchen was laid out especially cool, because guests can sit at the counter and visit with the cook, and the cook can look straight out the windows to enjoy the mountain view.  Of course, people will also want to wander out to the wrap-around deck to relax and enjoy the vista.

Rainbow Ridge is one of my favorite Arvada 'pocket neighborhoods', because the homes there are so unique.  Normally, I try to take photos of the neighborhood that don't feature houses, because they tend to look so similar from neighborhood to neighborhood.  But this post will feature some of the distinctive custom homes of Rainbow Ridge. I had coffee with a former client, now friend of mine, who bought a house in Arvada recently.  The whole time we were looking at houses, negotiating, waiting (short sale), she was torn about leaving Lafayette.  Lafayette had been good to her and her family, and she really loved it. But they needed a shorter commute for her husband, hence the move. 
What she thought she'd miss most about Lafayette was the life she'd built for her 2-year-old daughter. It is hard any time moms and dads move their kids, we never know how they'll react.  But she didn't need to worry … (5 comments)

My son-in-law pronounced this sign an 'epic fail' and memorialized it with a click of his iPhone.  I'm sure the person who made the sign knew what they MEANT to say, they just left out a detail here and there. It's in front of a large and busy grocery store here in Arvada.

The question comes up a lot - What do real estate agents do to earn their money?
And it's been answered thousands of times, but still you find yourself asking it again.
Obviously, the 'standard' answers aren't satisfying.
 
So let's don't discuss the long list of tasks I perform, such as 'take pictures', 'make phone calls', 'print flyers', 'put listings online'. Those things might make you frown and think, "I could do that myself if it meant saving thousands of dollars!" I would love to discuss those tasks with you later, but I don't think they should be the answer … (10 comments)

I was minding my own business in Arvada, CO (a historic small town between Denver and Boulder) when I saw this car in front of me at a red light the other day, and thought it was one of the funniest things I'd seen in a while.  You may not believe it's real, but it was.
Adverising financial services on the tail of a beat-up car, so cluttered it looks like people may be living in it, reminds me of some marketing photos of homes for sale.

One thing about Arvada - you can always tell a newbie when they mis-pronounce the name of our fair city.
I saw this in Wikipedia:  (pronounced /ɑrˈvædə/)

I didn't think so! LOL
The trouble comes with the pronounciation of the second 'a'.
Some say it like 'day': Are-vay-duh.   But that's wrong.
Some say it like 'paw': Are-vaw-duh. But that's wrong too.
Say it like 'dad': Are-vad-uh
Ding, ding, ding!  Spot-on pronunciation of 'Arvada'.
