These days, it's common for home sellers to receive an offer, and often at first glance it looks to be full price or nearly so. Then, upon looking closer, the buyer is asking the seller to pay several thousand dollars towards their closing costs.
So the amount that the home seller is making is not really the amount offered, it's the net of that less the concessions.
This is common here between Denver and Boulder, especially in the lower price ranges. But let's face it - what's really happening is the buyer is financing their closing costs.

You have a house for sale, and it has everything most home buyers want, plus some really nice features that home buyers love.
Why would a homebuyer NOT write an offer immediately? Your house is for sale at just the right price, number of bedrooms and bathrooms meets or exceeds expectations, perfect size, great location with no negatives to overlook, great big yard.  And yet - tick, tock, tick, tock - day after day and showing after showing goes by with no one writing an offer.

Sellers often wonder if a certain space can be counted as a bedroom when selling a home between Denver and Boulder.
That space may be a loft (all you have to do is add walls!); a tiny area you couldn't fit a twin bed into (but it has a heat vent and this cubby hole counts as a closet!), a room with walls, a closet, heat vent, and window but no flooring; etc.
Well, I found out something today.  According to our MLS rules, you CAN count all these spaces as a bedroom if you just disclose their deficiencies.

County tax assessors use recent sales of properties comparable to yours, to establish the tax value on your house.  Usually, the only time a home owner would complain about the value assigned, is if they feel it's too high, and would therefore incur a higher tax bill.
But what if, when preparing to put a house on the market, the homeowner notices the assigned tax value is tens of thousands of dollars lower than what the real estate agent is saying the house will bring?

Early in my career, as I got busier and busier, I realized there was a point beyond which I didn't feel I'd be able to give my clients the kind of attention they deserved.  So I made a committment at that time to limit the number of clients I work with at one time.
I always tell people this, and they rarely seem to understand what a big deal it is.  That is, unless they've worked with an agent who always seemed frenzied and couldn't schedule them into their day with reasonable notice.

If you're thinking of waiting to sell your house until prices go up, remember that the price of the house you're going to buy will go up too.
So the answer to this questions depends on whether you will be downsizing, or buying up.
In the market for homes between Denver and Boulder, lower-priced homes are 'recovering' more quickly than higher-priced homes. So waiting will mean you will almost certainly pay more for that smaller house than you would pay now. However, if your larger home also increases in value, you would be better off financially if you wait.

If this question was tossed out into a group of real estate agents, the discussion would be long and heated. But it would boil down to, some say 'yes' - the seller has a duty to disclose a 'bad' neighbor - and some say 'no' - the seller doesn't need to disclose a 'bad' neighbor because it's not a material fact about the house.
Personally, I think there would have to be some definition of 'bad'.

Everyone wants to know the bottom line when selling their home, what price to list at is only the first question.
One cost is the real estate agent's commission. It is true that there is no 'set' fee, but keep in mind that a big part of an agent's job is attracting other agents to bring their clients to see your house.
