Surprisingly when you hear about the crimes committed in the news you automatically begin to presume that crime is increasing. But if you look at the average of criminal activity reported by Toronto police in the last 30 years you will see that actually murders and other serious crimes are not increasing. April 30&lt;sup&gt;th&lt;/sup&gt; had over 581 sales and April had 9,452 according to the Toronto Real Estate Board. Average sales prices were up 3% from last April&amp;rsquo;s. They make the room look brighter, more spacious and make it easier for buyers to picture their belongings in the room. If there is some problems with the property the seller will not be responsible. All responsibilities lies with the Buyer and the buyer before the completion of the sale should make sure if they investment is worth it. Almost all foreclosures, tax or auction sales in Ontario are as-is sales.   &lt;p class="MsoNormal"&gt;Discount brokerages in the GTA account for 5% of the GTA real estate market share. Many companies each year enter as discount brokerages but fail within the first 3 years. Why do they fail? Generally discount brokerages, can&amp;rsquo;t survive because of financial and revenue limitations. As well, when the market loses heat they can not compete with a full brokerage. Yes commission is lowering, it is a trend. In the early 1900&amp;rsquo;s real estate commission used to be 10%, last decade it was 6% and now it is 5% on average. But remember when an agent is offering to list your home for less there must be something he/she is cutting in order to offer such a service. &lt;p&gt;We have all seen them they are low too low. Generally what is considered a low-ball offer is 10% or lower of the asking price. The buyers know that the best offer in terms of price and condition will be accepted, why do they continue to offer so ridiculously low offers? The answer is sometimes the buyer is willing to go much higher but they believe they can dupe the seller and seller&amp;#39;s agent into accepting a very low offer. The end result is their offer is out-right rejected or is countered with the buyer then accepting or countering back more reasonably. The other case is that the buyer can not afford market value and is trying to get something for far less the market-value. I remember a year ago there was a nice 4 Bed house on the market for $469,900 which was really overpriced, I mean really-really overpriced (by $60,000+), it was on the market for 4 months and then pulled off. 3 months ago, the seller called me and said he wanted to sell his house and for $460,000. I told him that I need to take a look at the house but by simply knowing the market that this asking price is not going to get showings and more importantly any offers. I told him that over the phone. But we still decided to get together (maybe I could convince him). So after doing my listing presentation, I told him that he should list for $420,000. He was outraged, according to him, he had other agents look at the house and they all agreed that it should be listed for $460,000.
